the story

How Northpoint came to be

Northpoint is a recorded name. The County Surveyor's map index lists Tract 5070, Northpoint, and Tract 5071, Northpoint Unit No. 2, and together they cover the land between Homestead Road, Blaney Avenue and I-280 west to the De Anza Boulevard corner. The first map, drawn by George S. Nolte and Associates in September 1971 for owner Ditz-Crane, a corporation, was approved by the Cupertino City Council on December 20, 1971 and recorded that month. Unit No. 2, dated March 1972, was approved on April 17, 1972. The key map on both sheets shows Homestead Road on the north, Blaney Avenue on the east and the Junipero Serra Freeway, now I-280, on the south.

The maps describe a planned community rather than a grid of public streets. The owner dedicated Homestead Road and Blaney Avenue frontage to the public but kept the interior streets private, and the lots themselves are small: the median in the city's parcel layer is about 1,350 sq ft. The city's parcel data flags every lot as part of a homeowners association and dates all 417 to 1973.

The land joined Cupertino before it was built on. The city's annexation layer puts the whole tract in the Homestead #3 annexation, final in September 1960, and the city's parcel data gives its General Plan designation as Low/Medium Density residential (5-10 units an acre), inside the city's Homestead Road special area.

streets and homes

The streets and the houses

Northpoint Way, Northwood Drive and Northforde Drive carry traffic through the tract, and the homes sit along 13 private courts that all take a 'North' name and the suffix Square: Northfield, Northwind, Northcrest, Northseal, Northview, Northridge, Northsky, Northbrook, Northglen, Northshore, Northwest, Northcove and Northoak. Each square has about 20 to 29 lots in city address data.

Listing records describe the homes as townhouses built in 1973, with attached garages, in a community with a clubhouse, pools, tennis courts, a fitness room and a playground. Because everything was built at once, there are no rebuilds in the parcel data: no lot shows a year built other than 1973. Before changing exteriors, windows or patios, check the association's architectural rules as well as city permit requirements.

FEMA's flood map puts no lot center here in a Special Flood Hazard Area; the city's parcel layer lists the tract in the 0.2 percent annual chance area (shaded Zone X). CAL FIRE's 2025 maps show no Fire Hazard Severity Zone touching any lot.

nerd notes

Buying or selling in Northpoint: what we check

Buying here

  • Read the association documents: CC&Rs, budget, reserve study, insurance and any planned special assessments. Check current dues; listing records show them changing over time.
  • The streets and courts are private, so maintenance of paving, lighting and common utilities falls to the association. Ask what the reserve study says about them.
  • Every lot dates to 1973. Ask for permit and association approval records for any updates, and budget for checks of the electrical panel, plumbing and roof, which may be shared or association-maintained depending on the documents.
  • I-280 runs along the south edge. If freeway sound matters to you, visit the specific square at different times of day.
  • The lot is small (median about 1,350 sq ft), so ADU or SB 9 options are limited; any addition needs both association and city review.

Selling here

  • Have the association documents, budget, reserve study and recent minutes ready early; buyers and lenders ask for them.
  • State which square the home faces and whether it backs onto open space, Homestead Road or the freeway edge.
  • Document updates with permits and association approvals, since every home started from the same 1973 build.
  • Name the recorded tract (Northpoint or Northpoint Unit No. 2) in disclosures so buyers can pull the right map.
