the story
How El Sereno Hillside came to be
The city takes its name from the peak above this slope. A city history document says the name comes from El Sereno, which an 1866 government survey map labeled Mount Pleasant, and the city's own account describes the south end as summer homes, recreational properties and a few large estates before the 1957 incorporation. Greenwood, Ridgecrest and Withey are among the street names legible on a 1957 newspaper map of the proposed city.
One small house here made the National Register. John and Carol Steinbeck bought 1.639 acres in what was then Los Gatos in May 1936 and built a 1,452-square-foot, single-story wood house that summer, with an eight-foot grape-stake fence and a carved 'Arroyo del Ajo' (Garlic Gulch) sign on the gate, according to the city's history file. Steinbeck finished Of Mice and Men there, and the couple sold in September 1938 as other homes went up nearby. The house on Greenwood Lane joined the National Register of Historic Places in 1989 and is a private residence.
The newest homes are at the west end. In 1992 a newspaper profile noted that La Hacienda Inn and Restaurant on Highway 9 sat on county land after an effort to bring it into the city failed. In 2018 the city annexed the shuttered inn's site from the county, and the Montalvo Oaks plan filed with the state that year called for 36 homes on about 4.45 acres at Highway 9 and Austin Way: 21 single-family homes, 7 townhomes and 8 duets, per its architect.

The streets and the houses
Much of the hillside hangs off two climbing roads. Greenwood Road leaves Highway 9 for Greenwood Avenue and Greenwood Lane on the west side, Ridgecrest Avenue climbs from the highway past Bancroft Avenue, Via Bonita and Oakhurst Drive, and Hillvale Avenue and Scott Drive run between the two. Higher up, Withey Road, Deodar Lane, Beck Avenue, Hernandez Avenue and Hernandez Lane wind across the slope, and Almendra Creek crosses Hernandez Avenue. At the bottom, Serena Vista Court, Alexander Court and Belmont Court sit near the highway and the Los Gatos line, and Romita Court and the city's piece of Lancaster Road reach north on the west side. The city's Safety Element notes many single-lane and private roads in Monte Sereno and stresses keeping them maintained for residents and emergency crews.
On the city's March 2025 zoning map nearly all of this is R-1-44, the one-acre zone: 43,560 sq ft and 120 feet of frontage for a new lot, and a main house of up to 6,600 sq ft on one story or 6,000 on two, garage included. Slope changes the math. On lots averaging 10 percent slope or more, the city's slope-density formula raises the required lot size and lowers the allowed house size and paving, and the Safety Element says geotechnical studies are required for all new buildings, ADUs included. The east end by the Los Gatos line steps down to R-1-20 and R-1-8, and Montalvo Oaks is zoned for its planned development.
Expect variety: older hillside houses on big wooded lots, newer rebuilds, and the single-family homes, townhomes and duets of Montalvo Oaks. No source dates the individual hillside tracts, so read each permit file.

School districts
The hillside is split between two elementary districts. Buying or selling in El Sereno Hillside: what we check
Buying here
- Check the fire map for the exact address. On the State Fire Marshal's February 2025 zones reproduced in the Safety Element, the upper hillside is Very High and High with a Moderate band lower down, and the city puts 16 percent of Monte Sereno in High or Very High, mostly here. Ask about defensible-space work, roof and vent upgrades, and insurance early.
- Order a geotechnical review. Seismic landslide zones cover many slopes here on the Safety Element's landslide map, four historic landslides are mapped near the city's southern border, and new buildings, ADUs included, need geotechnical studies.
- Ask about the road. Much of the upper hillside is shaded on the Safety Element's single-evacuation-route map (Figure HS-9); for private or shared roads, get the maintenance agreement and know who pays for paving, drainage and brush clearing.
- Get the parcel's average slope before you design: the slope-density formula can shrink the R-1-44 house cap and paving allowance on steep lots, and check the city's tree rules before you plan grading.
- Confirm the jurisdiction and district for the parcel: county pockets on Blythswood, Decatur, Lancaster and Lucky roads and Los Gatos streets on the east edge share the 95030 ZIP, and the Saratoga Union / Los Gatos Union line runs through the guide. At Montalvo Oaks, also read the HOA or planned-development documents and note that FEMA maps the site as Zone D (flood hazard undetermined).
Selling here
- Assemble fire-safety records: defensible-space work, ember-resistant vents, roof age and any tree removals or weed-abatement notices.
- Have geotechnical, drainage and retaining-wall reports ready, plus permit finals for any grading.
- Show buyers the slope-adjusted zone math for your lot, not just the R-1-44 headline numbers.
- Gather road paperwork: private road maintenance agreements, easements and any shared driveway terms.
