the story
How Rollingwood & Monte Verde came to be
Rollingwood was recorded in six numbered units, plus 3A and 6A, on the hillside between Skyline Boulevard and I-280, and county records date about nine in ten of its houses to 1954 through 1958, with a median of 1955. Its street names lean on trees and on '-wood': Catalpa, Toyon, Sequoia, Eucalyptus, Cottonwood, Willow, Birch, Palm, Elder and Camellia, then Rollingwood, Valleywood, Fernwood, Crestwood, Maywood, Sherwood, Greenwood and Elmwood.
Monte Verde was recorded uphill toward the South San Francisco line, and its houses date mostly from 1962 to 1964. Its streets carry golf-course names: Oakmont, Merion, Olympic, Riviera, Muirfield, Turnberry, Wentworth and Medina, with Berkshire, Chabot and St. Cloud mixed in. In 2008 the Merimont subdivision added about 70 houses on Merimont Circle, Marbella Lane and Alden Court, tucked against the city line.
The neighborhood school map changed in 2023. The state school directory lists Rollingwood Elementary at 2500 Cottonwood Drive as closed on June 9, 2023, part of a San Bruno Park School District consolidation, while Monte Verde Elementary, a South San Francisco Unified school on St. Cloud Drive, remains open. Across I-280, Golden Gate National Cemetery at 1300 Sneath Lane covers about 162 acres and has held interments since 1941.
streets and homes
The streets and the houses
Fleetwood Drive runs the length of the area just inside Skyline Boulevard, from the Rollingwood streets near Sneath Lane north to Fleetwood Court at the Westborough end, and about 340 houses front it. Rollingwood Drive loops through the middle to Sneath Lane near I-280. Cottonwood, Carmel, Maywood, Sherwood, Evergreen and Valleywood Drives stack up between Fleetwood and the freeway, Crestwood and Fernwood Drives run along the I-280 side, and Catalpa Way, Toyon Way, Sequoia Avenue and Eucalyptus Way sit on the slope above Sneath Lane.
County records put about 1,160 houses in the Rollingwood units (median year built 1955, median lot about 5,950 square feet) and about 500 in Monte Verde (median 1963, about 5,900 square feet). No Rollingwood or Monte Verde house carries a year built after 2000; the newer houses are Merimont's, on lots of about 3,700 square feet. The whole area is zoned R-1, and several city-owned park parcels follow the steeper slopes between blocks.
Monte Verde's streets (Oakmont, Merion, Berkshire, Chabot, St. Cloud, Riviera, Turnberry, Wentworth, Olympic, Medina and Muirfield Circle) climb toward South San Francisco's Westborough neighborhood. The city line runs behind the last row of lots, so the houses over the back fence on Shannon Drive and Erin Place are in another city, and on Census maps Monte Verde itself sits in the South San Francisco Unified School District even though it is in the City of San Bruno.

nerd notes
Buying or selling in Rollingwood & Monte Verde: what we check
Buying here
- School district: confirm which district serves the exact address (San Bruno Park and San Mateo Union, or South San Francisco Unified), especially on Fleetwood Drive and Oakmont Drive, where Census lines fall mid-street.
- Fault zone: about 490 house lots, more than a quarter of the total, are in the state's Alquist-Priolo Earthquake Fault Zone for the San Andreas fault, mainly along Fleetwood Drive, Oakmont, Medina, Willow Way, Muirfield, Merion, St. Cloud, Berkshire, Chabot and Riviera. Check the parcel on the state's EQ Zapp map.
- Landslides: about 620 house lots, roughly a third, sit in state earthquake-induced landslide zones, including parts of Fleetwood, Rollingwood, Evergreen, Merimont, Oakmont, Maywood, Sherwood, Catalpa and Cottonwood. The Housing Element calls landslide potential low to moderate here with pockets of high; get a geotechnical opinion before hillside work.
- Fire zones: about three in four houses map non-wildland on the State Fire Marshal's 2025 Local Responsibility Area maps, but lots near Skyline and the open slopes map High (Fleetwood Drive's south end, Catalpa, Toyon, Greenwood and Sequoia) and about 30 Fleetwood Drive lots map Very High. Check the parcel.
- Merimont (2008): ask whether the tract has a homeowners association or shared maintenance agreements, and read any recorded CC&Rs.
Selling here
- Put the school district for your exact address in the listing, confirmed with the district, since buyers will ask about the Rollingwood and Monte Verde split.
- Order the natural hazard disclosure early; fault and landslide zones cover large parts of both tracts and vary lot by lot.
- Show permits for additions and updates; second-story projects go through the city's residential planning review with daylight-plane or facade-articulation options, and sloped lots need an average-slope calculation for maximum floor area.
- Name the recorded tract and unit (Rollingwood No. 1 to 6, Monte Verde, Merimont), year built and lot size; lots run about 5,900 square feet in the original tracts and about 3,700 in Merimont.
