the story
How Edgewood Park came to be
Edgewood Park is where Redwood City meets San Carlos at Cordilleras Creek. The creek comes down from the hills past Emerald Hills and Palomar Park and forms much of the city line here, and Edgewood Road runs roughly parallel to it from the Alameda toward El Camino Real. Warwick Street is the only street that crosses the creek between El Camino and the Alameda; on the far bank it becomes Stanford Lane in San Carlos.
This corner of town grew as named subdivisions rather than one tract. The public library's local-history photo collection includes the entrance to the Wellesley Park subdivision, and the name lives on in Wellesley Crescent, a roundabout where Edgewood Road, Arlington Road, Claremont Avenue and Hyde Street meet around a small city park. Redwood City's 2008 historic resources list maps about 15 properties in the neighborhood, five of them marked designated, on Edgewood Road, Finger Avenue and Wellesley Crescent.
Today the city's neighborhood-association map draws Edgewood Park at about 210 acres: El Camino Real, Whipple Avenue and the Alameda, plus a few blocks across the Alameda on Eaton Avenue, Hilltop Drive and Maxwell Lane that are largely surrounded by San Carlos. It is all inside Redwood City, with 94062 addresses. One naming trap: the county's Edgewood Park & Natural Preserve, off Edgewood Road near I-280, is a different place about 1.9 miles straight-line to the southwest.

The streets and the houses
Blocks here are irregular, a contrast with the Mount Carmel grid across Whipple Avenue. Edgewood Road, Arlington Road and Blandford Boulevard curve between the Alameda and El Camino, with Durlston Road, Woodsworth Avenue, Turnsworth Avenue, Somerset Street, Stratford Street and Hyde Street between them, and Finger Avenue, Oakdale Street, Warwick Street and Avondale Avenue toward the creek. The ground is gentle: USGS points put El Camino at Whipple at about 22 feet and the Alameda at Whipple at about 66 feet, with the blocks across the Alameda rising past 100 feet.
County parcel maps count about 595 single-family parcels, 48 coded for an accessory unit, plus about 110 condominium parcels, 10 townhomes and a handful of apartment buildings, mainly near El Camino Real and Wellesley Crescent. The median single-family lot is about 8,750 square feet, well above Mount Carmel's typical 6,470 in the same county data, and about a third are 10,000 square feet or more. Edgewood Road has the biggest lots, with a median of about 11,400 square feet and one parcel of about 1.4 acres.
A city GIS layer of two-story houses includes about 137 here, roughly one in four single-family parcels. Rebuilds and second stories go through Redwood City planning, and larger single-family projects get a Planning Commission hearing. If a house is on the historic inventory, ask the city what review a remodel or demolition triggers before you draw anything.

Buying or selling in Edgewood Park: what we check
Buying here
- Liquefaction zone: about nine in ten addresses fall inside a state seismic hazard zone for liquefaction. It appears on the natural hazard disclosure; budget for a soils report on any rebuild or major addition.
- Creek-side lots: if a lot backs onto Cordilleras Creek, ask about the bank, drainage, any easements, and the FEMA map. Current FEMA maps keep nearly every address in Zone X, with one Edgewood Road address in Zone A.
- Historic inventory: the city's 2008 historic resources list maps about 15 properties here, five marked designated. Check the address before planning a teardown or a major exterior change.
- City line: north of the creek is San Carlos, with different schools and permits, and the blocks across the Alameda are largely surrounded by San Carlos. Confirm the city and school district for the exact address.
- Housing type: condos and townhomes near El Camino Real and Wellesley Crescent come with HOA documents and dues (check current dues); for single-family lots, 48 parcels already carry an ADU code, so check Redwood City's ADU rules for yours.
Selling here
- Lead with the lot: size, depth, and any creek frontage. Edgewood Road lots are larger than the neighborhood median, and buyers will want the numbers.
- Disclose historic-inventory status if your house is listed; it affects what a buyer can change.
- Order the natural hazard disclosure early; the liquefaction zone item is near-universal here and reads better with context.
- For condos and townhomes, have HOA documents, budgets and any special assessments ready at listing.
