the story
How Maywood came to be
The recorded maps describe this land as part of the Quito Rancho, and Maywood is the oldest of its tract names. The first Maywood map, Tract 1289, is dated March 1954 and drawn by civil engineer Leo W. Ruth of San Jose for the Palo Alto Development Corporation, signed by its president, John C. Mackay. It dedicated Woodhams Road, McKinley Drive, Jenkins Place and Harding Avenue, was approved by the City Council in April 1954 and was recorded that August. Four more units followed by 1955. Unit 5, Tract 1382, approved on March 1, 1955, added Sloat Court, Burnett Avenue, Atherton Drive and Manly Court, plus parts of Cronin Drive and of what the map spells Prune Ridge Avenue.
The west side filled next. Cascade Park Unit 1, Tract 1579, was mapped in July 1955 by the engineering firm MacKay & Somps for City Title Insurance Company: 42 lots on Tracy Drive, Calvert Drive, Calvert Court and Geneva Drive between Lawrence Station Road, the older road on the line of today's Lawrence Expressway, and a creek the map calls Campbell Creek, with a proposed realignment of its channel. Campbell Creek is an earlier name for Saratoga Creek, recorded by the Saratoga Historical Foundation, and the creek still crosses the area diagonally. Numbered tracts followed between the creek and Cronin Drive. Tract 1500, mapped in July 1957 and recorded that September, laid 54 lots along Muir Avenue, Arcadia Avenue and Cronin Drive, with Palo Alto Development Corporation land across Mauricia Avenue. Across the whole guide, county build years peak in 1957 and 1958, with about 500 lots.
The east end came last. Kentfield, Tract 4740, was mapped in July 1969 by MacKay & Somps with Valley Title Company as owner. Laurel Park, Tract 5331, followed in January 1975 and Laurel Park East, Tract 5766, in January 1976, both for Ditz-Crane; the Laurel Park East map runs along the south side of Pruneridge Avenue and the west side of Saratoga Avenue, with no driveway access onto either from the lots that back onto them. Most of the 231 lots with 1969-1976 build years, and nearly all of the R1-8L zoning, are at this east end.
streets and homes
The streets and the houses
Mauricia Avenue is the long east-west street through the middle, and Cronin Drive and Woodhams Road are the main north-south streets between Pruneridge Avenue and Stevens Creek Boulevard. West of Saratoga Creek, the Cascade Park blocks sit along Tracy, Geneva and Rosemont drives, Calvert Drive and Court, and Clinton, Dayton and Harvard avenues near Lawrence Expressway. Between the creek and Cronin Drive are Arcadia and Muir avenues, Michael Way, Brian Lane, Gilbert Avenue, Kellogg Way, Allen Way, Rodonovan Drive and Court, Claremont, Elmhurst and Gibson avenues and Bennett Avenue. Around Woodhams Road, the Maywood units use McKinley Drive, Harding Avenue, Jenkins Place, Arthur Court, Cameron Way, Tyler Court, Adams Way, Hayes Avenue, Atherton Drive, Burnett Avenue, Sloat Court, Manly Court, Drake Court and Blake Avenue.
The 1950s lots are mostly between about 5,400 and 7,500 square feet, with a few larger ones along Rodonovan Drive and the courts. The 1957 Tract 1500 map shows the pattern: 60-foot frontages, 100 to 120 feet deep. These lots are zoned R1-6L, which the city's zoning code calls Single-Family Residential. A 1956 house on Cronin Drive in listing records sits on a 5,500-square-foot lot. Only about 2% of the lots carry a build year of 2000 or later, so most houses are remodeled originals.
East of the Forest Park blocks, the 1969-1976 tracts are a different pattern: Salisbury and Kalliam drives just west of Kiely Boulevard, then Glorietta Circle, Estella, Gamblin, Landeros and Fontana drives, Iversen, Lester and Neves courts and Davies Place east of Kiely toward Saratoga Avenue. These lots run about 8,100 to 9,600 square feet. East of Kiely they are zoned R1-8L, which the code calls Single-Family Residential, Larger Parcel; Salisbury and Kalliam drives are R1-6L.

School districts
Most of this area is in the Cupertino Union School District (K-8) and the Fremont Union High School District, even though the addresses are in Santa Clara. Census school-district maps put about 60 single-family lots in Santa Clara Unified (mostly on the Cascade Park blocks near Lawrence Expressway and Pruneridge Avenue, plus a few near Gamblin and Landeros drives) and about 20 near Saratoga Avenue in the Campbell Union and Campbell Union High districts. Eisenhower Elementary, a Cupertino Union K-5 school at 277 Rodonovan Drive, is inside the area next to Maywood Park. District lines and attendance boundaries change and these pockets are small, so check the exact address with the districts before relying on any school assignment.

nerd notes
Buying or selling in Maywood: what we check
Buying here
- School districts are the first thing to check here: most lots are Cupertino Union and Fremont Union, but small pockets near Lawrence Expressway and Pruneridge Avenue map to Santa Clara Unified and a few near Saratoga Avenue to the Campbell districts. Confirm the exact address with each district.
- Flood zones are limited: FEMA maps five lots (by lot center) in zone A on Mauricia Avenue near Saratoga Creek. If the house backs onto the creek channel, check the FEMA map for the parcel anyway.
- Know the zoning: R1-6L on the 1950s streets and R1-8L on the 1970s tracts. Lot size and zoning shape additions, ADUs and SB 9 options, so check current city rules.
- For the 1950s houses, check electrical capacity, original plumbing, the sewer lateral and permits for past additions; for the 1970s houses, check roof age, windows and any original siding.
- Lots along Lawrence Expressway, San Tomas Expressway, Stevens Creek Boulevard and Kiely Boulevard hear more traffic, and I-280 is just south of Stevens Creek; compare them with the inner streets and courts.
Selling here
- Use the tract and park names buyers search by (Maywood, Maywood Park, Cascade Park, Laurel Park) and give the distance to Maywood Park.
- State the school districts from the districts' own address lookups; the area is mostly Cupertino Union and Fremont Union, but not every block.
- List the lot size and zoning (R1-6L or R1-8L); on the larger 1970s lots, that matters to buyers planning an ADU or addition.
- Pull permits for additions and garage conversions before listing; many 1950s houses here have been expanded.
