the story

How Mora Drive & Olive Tree came to be

These streets sit on the Rancho San Antonio side of Adobe Creek, which the Town's history page names as the line between the area's two ranchos. Until the 2000s much of the corner was unincorporated county land. The Town's street list records Albertsworth Lane accepted by a 1958 county resolution. In the Town's early years the Los Altos School District opened Eastbrook Elementary at 11311 Mora Drive to serve the south part of town. The Town's timeline lists it closing in 1978 and the land being sold.

Sewers drove the move into the Town. At a February 2001 hearing, county LAFCO took up a request to extend Los Altos Hills sewer service to 28 Mora Drive properties outside the Town. Owners described failing septic systems and said they would pay for the line, and they had agreed not to oppose a future annexation. Staff noted the area did not yet touch the Town line. By June 2002, LAFCO minutes described the Ravensbury area as already annexed and installing sewers, and owners on West Loyola Drive were asking to follow. The Town Council approved the West Loyola annexation on September 13, 2007, tied to a road-improvement agreement with the county. The Town's history counts 62 parcels in it. In 2012 the Town annexed 50 more parcels on La Loma, Olive Tree and Mora drives.

The result is a ragged edge. Census maps show the Town line weaving through the Mora Drive area. The western part of Mora Drive and parts of Mora Glen Drive and Mora Heights Way are in the Town. The eastern part of Mora Drive, most of Mora Glen Drive and the streets toward Loyola are the unincorporated Loyola area. A few parcels on Kenbar Road, Rolly Road and Mora Heights Way remain county islands inside the Town line.

The streets and the houses

Magdalena Avenue comes off I-280 to a three-way junction with Magdalena Road and Ravensbury Avenue. Magdalena Road loops west to Stonebrook Drive and back southeast, with Albertsworth Lane, Fernhill Drive, Winton Way, Blandor Way and Blander Way along it. Olive Tree Lane, Olive Tree Court, Northcrest Lane and Lone Oak Lane sit on the western slopes. Ravensbury Avenue runs about a mile south toward the preserve, with Toyonita Road, Camino Hermoso Drive, El Caminito Drive and Encinal Court off it. West Loyola Drive runs northeast from Berkshire Drive toward Loyola, with Chardonnay Lane, Eloise Circle and Sunhills Drive nearby. The Town section of Mora Drive, with Rolly Road and Kenbar Road, is at the south end. East of Magdalena Avenue near the freeway are Crestridge Drive, Old Ranch Drive and Road, Lomita Linda Court, Hillpark Lane and Arroyo Oaks Drive.

The Town's March 2026 street list marks Toyonita Road, Encinal Court, Lone Oak Lane, Northcrest Lane, Winton Way, Chardonnay Lane, Eloise Circle, Lomita Linda Court, Hooper Lane, Jabil Lane and Kenbar Road as private. Magdalena Road, Olive Tree Lane and Court, Ravensbury Avenue, Camino Hermoso, West Loyola Drive and the Town part of Mora Drive are public. County parcel polygons put the median addressed parcel at about 1.1 acres. About one in eight is under an acre, which reflects lots created under county rules before annexation. On those lots the Town's lot unit factor falls below 1.0. The worksheet keeps a 5,000 sq ft floor-area minimum unless the factor is 0.5 or less, and those lots need a conditional development permit.

Nearly every address here is 94024. County parcel records list most Town parcels with a Los Altos Hills situs city and some with Los Altos, so the city on a listing does not settle jurisdiction. Fire hazard is a bigger factor than in the rest of town. Our check of the state's 2025 map puts about half the addressed parcels in Very High zones and about a quarter in High, including Olive Tree Lane, Magdalena Road, Lone Oak Lane, Encinal Court and much of Camino Hermoso Drive.

nerd notes

Buying or selling in Mora Drive & Olive Tree: what we check

Buying here

  • Confirm jurisdiction parcel by parcel. The Town line weaves through the Mora Drive area, and some parcels on Kenbar Road, Rolly Road and Mora Heights Way are still county land. County parcels follow county planning and permits.
  • Ask whether the house is on sewer or septic and when it connected. Much of this area moved from septic to sewer around its annexations, and owners helped pay for the lines.
  • Fire hazard is high here. About half the addressed parcels map as Very High on the state's 2025 map. Expect defensible-space and building standards, and get insurance quotes early.
  • Check the Town's MFA/MDA numbers. Lots created under county rules may be under an acre, and lots with a lot unit factor of 0.5 or less need a conditional development permit.
  • For older homes, pull both county and Town permit histories. Work done before annexation sits in county records.

Selling here

  • Document the sewer connection or septic inspection. Buyers will ask, given the area's septic history.
  • Gather county-era and Town permits so the record is complete across the annexation date.
  • Have the natural hazard disclosure and any defensible-space work ready, since most parcels sit in High or Very High fire zones.
  • If the lot is under an acre, run the Town's MFA/MDA worksheet so buyers see what can be built.

faq

Mora Drive & Olive Tree questions, answered

Is Mora Drive in Los Altos Hills?

Partly. Census maps put the western part of Mora Drive, near Rolly and Kenbar roads, in the Town; the Town's history says parcels there were annexed in 2012. The eastern part of Mora Drive and most of Mora Glen Drive are the unincorporated Loyola area, county land with Los Altos 94024 addresses.

When did these streets join the Town?

In stages. LAFCO minutes from 2002 describe the Ravensbury area as already annexed. The West Loyola annexation was approved in September 2007, and the Town's history counts 62 parcels. Another 50 parcels on La Loma, Olive Tree and Mora drives followed in 2012.

Which school district serves these streets?

Census maps put the whole area in Los Altos School District and Mountain View-Los Altos Union High School District. Boundaries change, so confirm the exact address with the districts.

Are the homes on sewer or septic?

It varies. Several of the annexations went with sewer extensions that owners helped fund, but some lots may still use septic. Check the property's records and ask the seller.

Is the area in a high fire hazard zone?

Much of it is. Our check of the state fire marshal's 2025 map puts about half the addressed parcels in Very High zones and about a quarter in High. Confirm the specific parcel on the state's map.
