the story
How Downtown Morgan Hill came to be
Downtown grew up around the railroad. The city's history page says the Southern Pacific built its first station here in 1898. The railroad called the stop Huntington, but visitors kept asking to get off at "Morgan Hill's Ranch," and that name stuck. Much of the surrounding ranch land went to the C.H. Phillips Land Company to subdivide and sell, and the town voted to incorporate on November 10, 1906, by a margin of 65 to 36.
The landmark that predates the town is Villa Mira Monte at 17860 Monterey Rd, the Hiram Morgan Hill House, built between the railroad and Monterey Road in 1884-86. The Morgan Hill Historical Society describes it as a mix of Queen Anne and Stick/Eastlake design; it was listed on the National Register of Historic Places in 1978, the Society bought it in 1993, and the restored house hosted its first event in 1998. A 1911 house that now holds the Morgan Hill Museum was moved onto the grounds in 2005, and the Centennial History Trail was added in 2006. The city calls it the only remaining part of the original ranch.
Fruit paid for the place. By the 1920s, the city says, the land around town grew prunes, apricots, peaches, pears, apples, walnuts and almonds, and vineyards did well until Prohibition; around the 1950s Morgan Hill shifted from farming to suburban homes. Today the core is governed by the Downtown Specific Plan, whose master EIR the city certified on November 4, 2009. Under the street, Valley Water finished a 2,300-foot flood-control tunnel for West Little Llagas Creek in August 2024, Phase 2A of its Upper Llagas Creek project.
streets and homes
The streets and the houses
The layout is classic railroad town. Monterey Rd runs north-northwest through the middle, the Union Pacific line that Caltrain uses runs parallel a block east with Depot St beside it, and Butterfield Blvd parallels both on the far side of the tracks. The numbered streets, W 1st through W 5th and E 1st through E 5th, cross between Main Ave and Dunne Ave.
West of Monterey Rd, the blocks up to Del Monte Ave rise onto Nob Hill, a small knoll (about 122 m, roughly 400 feet, on public maps) with the city's Nob Hill Trail park on its slope. County record maps show early town additions on this side, such as Bailey's Addition between Monterey Rd and Del Monte Ave near Wright Ave, next to later condominium maps. Between the tracks and Butterfield Blvd, the record maps list newer townhome and condominium tracts such as Village Center, Huntington Square, Barley Place, Butterfield Station and Ironhorse North, which fits listing records: the majority of sales filed under the MLS name Downtown Morgan Hill are condos and townhomes.
East of Butterfield Blvd the outline runs to US 101. Here the county record maps show tracts built in phases: Creekside Village (villages One through Six), Jasper Park (eight phases), Diana Estates (four phases), Belle Estates, Stone Creek, San Savigno, Cottage Green on Audrey Dr, Walnut Grove and Walnut Grove Estates near the freeway, and small newer maps such as Las Colinas and Mason Gate. Streets here are mostly loops and courts off Diana Ave, E Dunne Ave and San Pedro Ave. A manufactured-home community sits on San Pedro Ave.

schools and commute
School districts and getting around
School districts
Downtown is in the Morgan Hill Unified School District (TK-12). Two district schools are in or next to the area: El Toro Health Science Academy, an elementary school at 455 E Main Ave inside the outline, and Lewis H. Britton Middle School at 80 W Central Ave, just across Del Monte Ave. Attendance boundaries change, so check the exact address with the district (its Find Your School tool) before relying on any assignment.
Getting around
- Caltrain: Morgan Hill station on Depot St is inside the area (about 0.3 mile straight-line from its middle). Service is Caltrain's South County Connector: four diesel round trips on weekdays, northbound in the morning and southbound in the evening, none on weekends or holidays. Riders change to electric trains at San Jose Diridon (a three-minute cross-platform transfer, per Caltrain), about 20 miles straight-line to the north.
- VTA Route 68 runs along Monterey Rd between Gilroy Transit Center and San Jose Diridon every day, with stops including Monterey & Main, Monterey & 3rd and Monterey & Dunne. VTA posted a reroute for the creek project through Oct 15, 2026.
- US 101: the E Dunne Ave interchange is on the east edge (about 0.6 mile straight-line from the middle of the area); the Cochrane Rd and Tennant Ave interchanges are the next ones north and south.
- Monterey Rd runs north toward San Jose and south to San Martin and Gilroy; Hale Ave and Santa Teresa Blvd, a few blocks west, are the other north-south route.
- Trails: the city's West Little Llagas Creek Trail (nearly 4.7 miles) follows the creek through town. Valley Water lists parts of it between Watsonville Rd and Spring Ave as closed for flood-project work through the end of 2026.

Buying or selling in Downtown Morgan Hill: what we check
Buying here
- Check the FEMA map parcel by parcel. Zone AE (the 1% annual chance floodplain) follows West Little Llagas Creek through the downtown blocks, including parts of W and E 1st through 5th streets, Monterey Rd, Depot St and Del Monte Ave; nearly all of the rest is shaded Zone X (0.2% annual chance). The effective panels date from May 18, 2009. Valley Water's tunnel under downtown is finished and the last phase is due in spring 2027, but don't assume a map change: check the current FEMA map and any LOMR for the address.
- The bulk of the homes in the core are condos and townhomes. Read the HOA budget, reserve study, CC&Rs and minutes, ask about special assessments, and check current dues.
- The Downtown Specific Plan sets uses and building form in the 115-acre core. Look up the plan and zoning for any vacant or underused lot near the home, and visit at different times: trains run on the Union Pacific line beside Depot St.
- A small strip on the Nob Hill slope is in a state landslide hazard zone (California Geological Survey, Morgan Hill quadrangle, 2004). For lots there, ask for the natural hazard disclosure and any geotechnical report.
- For older detached houses west of Monterey Rd, check foundation, electrical and sewer lateral condition and the permit history. For a manufactured home, read the community's rules and recorded documents.
Selling here
- Lead with walkability you can measure: straight-line distance to the Caltrain platform, Monterey Rd and the Community & Cultural Center, and be precise that train service is weekday peak-direction only.
- For condos and townhomes, have the HOA documents, reserve study and dues history ready before listing.
- Pull the FEMA zone, any elevation certificate and flood insurance history early; buyers will ask once they read about the creek project.
- Near the tracks or Monterey Rd, document window, insulation or wall upgrades with permits.
