the story
How Almaden Meadows came to be
The name comes from Almaden Meadows Park, the City park at Camden Ave and Meridian Ave, and the City's neighborhood map uses it for the blocks south of Redmond Ave. The MLS uses "Almaden Meadows" for the blocks north of Redmond Ave, between Redmond Ave and Coleman Rd. This guide joins both into one area: everything west of Meridian Ave between Coleman Rd and Camden Ave, except the Montevideo tracts at the Coleman Rd and Camden Ave junction.
City annexation records show the land joining San Jose in three main pieces: "Guadalupe No. 4" in January 1965 for the blocks south of Redmond Ave, "Guadalupe No. 6" in April 1966, and "Guadalupe No. 2" on September 25, 1968, for much of the land between Redmond Ave and Coleman Rd. City tract records list 19 recorded tract maps here, and listing records date the houses to the late 1960s and early 1970s: 1969 on Corte De La Reina, 1971 on Medallion Dr and 1972 on Calle Esperanza and Calle Del Conejo.
Where Almaden Meadows meets Montevideo: the line is the back-fence line behind the east side of Monteverde Dr. Franciscan Way, Montoro Dr, Camino Robles Way, Majorca Ct and everything east to Meridian Ave are Almaden Meadows; Monteverde Dr, Montalban Dr and everything west are Montevideo. Montelegre Dr crosses the line. The Montevideo side has the cabana club association and Union School District schools; the Almaden Meadows blocks south of Redmond Ave are San Jose Unified, and a 1972 Calle Esperanza listing shows no HOA. Some listings and the MLS still call blocks east of the line "Montevideo", so check the address.
streets and homes
The streets and the houses
South of Redmond Ave the streets wind around Paso Los Cerritos, a long loop from Meridian Ave to Camden Ave: Calle Esperanza, Calle Alegre, Calle de la Paz, Calle Bonita, Calle del Conejo, Via de los Reyes, Via de las Abejas, Via del los Grande, Corte de la Reina, Corte de Rosa, Corte de Maria and Cerro Verde, with Franciscan Way, Montoro Dr, Camino Robles Way, Majorca Ct, Menorca Ct and Cuernavaca Ct on the Montevideo side. North of Redmond Ave are The Strand Ave, Burchell Ave, Meander Dr, Crimson Dr, Almaden Valley Dr, Weimar Ave, Kinsport Ln, Medallion Dr, Vilmar Ave and courts such as Kew Gardens, Torrington, Beattie, Blackbird, Yellowbird and Colorview.
Listing records show a mix of plans: a 1972 tri-level on an 8,250 sq ft lot on Calle Esperanza, a 1972 two-story on an 8,140 sq ft lot on Calle Del Conejo, a 1971 house of about 2,100 sq ft on a 7,845 sq ft lot on Medallion Dr, and a 1969 Corte De La Reina house now about 3,030 sq ft with an upstairs primary suite on an 8,453 sq ft lot. Measured on the county parcel map, the typical lot is about 8,400 sq ft. City zoning is R-1-5 single-family on about half the land and R-1-5(PD) planned development on about a fifth, with commercial zoning at the Meridian Ave and Redmond Ave corner.
That corner is the one place where change is planned. The City's General Plan marks the Meridian Ave / Redmond Ave shopping center as a neighborhood urban village with planned capacity for about 67 homes; the City's growth-area data shows no village plan approved yet. Everything else here is single-family tract housing inside San Jose city limits, with no county pockets.

Buying or selling in Almaden Meadows: what we check
Buying here
- Check the school district for the exact address. Almaden Meadows is San Jose Unified on about three-quarters of the area but Union School District and Campbell Union High on the western blocks north of Redmond Ave.
- About a fifth of the outline, in a band from Camden Ave north past Redmond Ave, is in the City's mapped Geologic Hazard Zone. Ask the City whether a geologic review applies before an addition.
- Some tracts were built under planned-development (PD) zoning. PD permits can set their own setbacks and rules, so check the zoning and any PD conditions before planning an addition or ADU.
- Late-1960s and early-1970s houses: check the electrical panel, roof, original plumbing and the sewer lateral, and match City permits to added rooms or second stories. FEMA labels the whole outline flood Zone D (risk not studied).
- If you are near the Meridian Ave / Redmond Ave corner, read the General Plan urban-village designation; future housing could be built on the shopping-center site.
Selling here
- State the school district plainly and add "check the address"; the split here draws questions.
- Pick comps by tract and side of Redmond Ave, not by the MLS area name, which can say Montevideo or Almaden Meadows for the same kind of house.
- Gather permits for additions, second stories and enlarged primary suites before listing; many houses here have grown.
- Note distances accurately: T.J. Martin Park and Almaden Meadows Park are inside the area, and the Guadalupe Creek Trail is across Coleman Rd.
