the story

How Suburban Park, Lorelei Manor & Flood Triangle came to be

This corner of Menlo Park was built in one fast decade. Suburban Park is a single recorded tract, Tract No. 560, with 244 lots on Hedge Road, Oakhurst Place, Dunsmuir Way, Greenwood Drive and Greenwood Place; City records date nearly all of its houses from 1947 to 1951, and the City's annexation records show it joining Menlo Park on January 31, 1949. The Flood Triangle streets are Blocks 1 through 17 of the Belle Haven City subdivision plus parts of the Newbridge Park tracts, annexed with Belle Haven City on January 29, 1949; Blocks 18 to 35 of the same subdivision lie across US 101 in Belle Haven.

Lorelei Manor came later and stayed in the county longer. Its five recorded maps (Tracts 727, 735, 736, 741 and 744) hold 89 homes, 84 of them built in 1956, and the City annexed it on August 28, 1973. Between Lorelei Manor and Suburban Park, Peggy Lane and Timothy Lane (the Bay Road Oaks tract, built around 1948) joined the city in 1984, and the 16 homes on Theresa Court went up in 1974. In 2010 Lorelei Manor was the pilot neighborhood for the Nextdoor social network, and a sign at Bay Road and Christopher Way calls it America's first Nextdoor neighborhood.

Flood County Park ties the three together. The 21-acre San Mateo County park at 215 Bay Road sits between Suburban Park and the Flood Triangle, and its Realize Flood Park renovation opened a first phase on June 7, 2025 with new picnic sites, sports courts and a bike pump track; an inclusive playground was slated for fall 2026. Beside the park, the former Flood School site on Sheridan Drive is approved for an 88-unit housing project for educators, which the City Council upheld on appeal in March 2025.

streets and homes

The streets and the houses

Bay Road is the spine. The City's 2022 neighborhood profile notes that US 101 closes off the north side of Suburban Park, so its traffic leaves by Bay Road. Lorelei Manor runs along Lorelei Lane with Callie Lane, Harmon Drive and Christopher Way; Peggy Lane, Timothy Lane and Theresa Court sit in the middle; Suburban Park centers on Hedge Road with Oakhurst Place, Dunsmuir Way, Greenwood Drive and Sheridan Drive; and the Flood Triangle streets are Del Norte, Sonoma, Tehama and Oakland avenues, Oakwood Place, Iris Lane and Ringwood Avenue, continuing southeast to Almanor, Berkeley, Henderson, Windermere, Hollyburne and Sevier avenues and Menlo Oaks Drive.

Ranch-style homes are the norm, as the Almanac put it in 2017, and the parcel records agree: 726 one-story parcels against 60 two-story, with about 38 houses built since 2000. Lots are compact for Menlo Park, with a median of about 5,900 square feet: about 5,000 to 5,300 in Lorelei Manor, 5,500 to 6,300 in Suburban Park and 5,750 to 6,450 in the Flood Triangle blocks. Water comes from California Water Service in Suburban Park, Lorelei Manor and the middle streets and from Menlo Park Municipal Water in the Flood Triangle blocks; West Bay Sanitary District handles sewer throughout.

Zoning is R-1-U (single-family urban) except in Lorelei Manor, which has its own R-1-U(LM) district adopted in 2006. Its rules allow 4,900-square-foot lots that existed before June 1, 2006, cap floor area at 2,800 square feet on lots of 4,900 to 7,000 square feet, hold a second floor to 40 percent of the maximum floor area (50 percent with approval from all adjoining owners or a use permit), and limit height to 20 feet for one story and 28 feet for two. Elsewhere, many lots are below R-1-U's 7,000-square-foot minimum, which the City says can bring Planning Commission review for new houses or extensive remodels.

School districts and getting around

School districts

City parcel data and U.S. Census school-district maps place the residential blocks in the Menlo Park City School District and the Sequoia Union High School District; a few nonresidential parcels on the edges, including the former Flood School site, carry other districts in City records. The nearest district campuses are outside the neighborhood: Laurel School at 95 Edge Road in Atherton is about half a mile to three-quarters of a mile away and Menlo-Atherton High School at 555 Middlefield Road about a mile, both in straight lines. Attendance boundaries change, so confirm any specific address with the district.

nerd notes

Buying or selling in Suburban Park, Lorelei Manor & Flood Triangle: what we check

Buying here

  • Pin down which tract the house is in. It decides the zoning (R-1-U or Lorelei Manor's R-1-U(LM)), the water provider (California Water Service or Menlo Park Municipal Water) and when the City took over permitting (1949, 1973 or 1984), which tells you where to look for old permits.
  • Check FEMA mapping by address. City parcel data lists every residential parcel here in Zone X, with about 230 in the shaded 0.2-percent-annual-chance area (65 of Lorelei Manor's 89 and 109 of Suburban Park's 244), but the City's 2022 profile says about 15 percent of Suburban Park is in a flood hazard area. Confirm on FEMA's current map.
  • US 101 runs along the northeast edge and Bay Road carries commute traffic; the City's 2022 environmental profile scored traffic impacts for this census tract at the 95th percentile statewide. Visit at rush hour and on a park event day.
  • In Lorelei Manor, the 40 percent second-floor limit shapes what you can add; read Municipal Code Chapter 16.17 before you price a second story.
  • For a 1940s or 1950s house, check the electrical panel, original plumbing, the sewer lateral and permits for garage conversions and additions.
  • Watch the former Flood School site: the 88-unit educator housing project was approved in 2025, and neighbors have debated how its traffic will reach Bay Road.

Selling here

  • Name the tract and its rules in the listing; buyers comparing Lorelei Manor with Suburban Park need the zoning difference spelled out.
  • Document the FEMA zone for the address; a Zone X designation is worth showing buyers in writing.
  • Pull permits for additions and garage conversions so the square footage matches records.
  • Lead with the park: the 2025 Flood County Park renovation added picnic sites, courts and a bike pump track a few blocks away.
