the story
How Farm Hill & Canyon came to be
This guide covers two of Redwood City's neighborhood associations on the hills west of the Alameda de las Pulgas. Canyon takes its name from Canyon Road, which runs down the canyon between Oak Knoll Drive and the Alameda. Farm Hill is named for Farm Hill Boulevard, which curves through it toward Cañada College and I-280. By the city's own map Farm Hill is its second-largest association by area after Redwood Shores, partly because it reaches west over part of Edgewood Park & Natural Preserve, and the land past its south edge belongs to the Town of Woodside.
Canyon's landmark is Sequoia Hospital at Whipple Avenue and the Alameda. The Sequoia Healthcare District's history says a local committee asked for a hospital in 1938, voters formed a hospital district, and the 106-bed hospital was dedicated on October 15, 1950. Dove Beeger Park, across Whipple Avenue, is named for the committee's leader. West of the hospital, San Mateo County's Oak Knoll Sewer Maintenance District, formed in 1957, still serves a pocket of unincorporated Oak Knoll that Redwood City surrounds on every side.
Farm Hill's big open space came from a developer's gift. A 2022 local newspaper history says developer Morris Stulsaft donated 42 acres under a deal with the city, and the result is Stulsaft Park, closer to a nature preserve than a lawn. Three creeks cross Farm Hill toward Redwood Creek; the largest, Arroyo Ojo de Agua, runs through Stulsaft's ravine. Hetch Hetchy water lines also cross both neighborhoods on straight strips of land that can't be built on.
streets and homes
The streets and the houses
Farm Hill's streets follow the slopes. Farm Hill Boulevard and Jefferson Avenue are the through routes; off them, curving streets and courts such as Red Oak Way, Stony Hill Road, Brandy Rock Way, Eden Bower Lane and Castle Hill Road climb the hill, and the Seminole, Mohican, Shepard and Bel Air Way loop sits on the upper slope near Roy Cloud School. Close to the Alameda, Cheshire Way, Dover Road, Crompton Road, Chesterton Avenue and Hastings Avenue are more regular. City streets here mostly have sidewalks, but they're often narrow with blind curves, so walk alert.
Farm Hill houses are mostly detached single-family homes of similar age and size, many built to fit the slope; a local walker's 2013 survey found them mostly two stories, with many looking 1970s-built. Remodels and rebuilds are scattered through, and there are a few apartment and condominium complexes. The city's Farm Hill map also takes in a thin strip along California Way, Tum Suden Way and Eastview Way on the far side of Emerald Lake Hills, where one street is still gravel.
Canyon is older and more mixed. Canyon Road, Oak Knoll Drive (which becomes Hopkins Avenue), Upland Road, Whipple Avenue, Glenwood Avenue and Cordilleras Road carry the bulk of it, and many older houses have been remodeled or replaced; on Hillcrest Drive a 1935 cottage sits next to a 2015 rebuild. More than a quarter of the Canyon association map is unincorporated San Mateo County: Esther Lane, Hillcrest Road, Siena Court, De Carli Court, Maloney Court, much of Hillcrest Drive and parts of Upland Road, Upland Court, Oak Knoll Drive, upper Brewster Avenue and part of the Alameda frontage are county land with Redwood City 94062 addresses. Sidewalks are common on the city streets and scarce on the county ones.

Buying or selling in Farm Hill & Canyon: what we check
Buying here
- City or county: the Oak Knoll pocket in Canyon (Esther Ln, Hillcrest Rd, Siena Ct, De Carli Ct, Maloney Ct, much of Hillcrest Dr and parts of Upland Rd, Oak Knoll Dr and upper Brewster Ave) is unincorporated San Mateo County. That means county planning and permits, county-maintained or private roads, and, for parcels inside it, sewer service through the county's Oak Knoll Sewer Maintenance District. Confirm jurisdiction from the parcel record, not the mailing address.
- The west edge borders unincorporated Emerald Lake Hills, and a few streets cross the line. If an address is on Lakeview Way, Hamilton Way, Oak Knoll Drive or Jefferson Avenue near the edge, check which side it's on.
- Wildfire maps: under CAL FIRE's 2025 maps, which the City Council moved to adopt in May 2025, no city parcels are in a Very High zone (1,266 were under the 2007 map). The city's GIS copy shows the remaining High zone on Farm Hill's western edge (W California Way, California Way, Eastview Way, Robertson Way, Colton Court and Sylvan Way). Read the natural hazard disclosure and check defensible-space and roofing rules for the address.
- Hillside lots: expect slopes, retaining walls and drainage to matter. Get geotechnical input before adding on, and look at the condition of walls, decks and foundations.
- Easements: the Hetch Hetchy rights-of-way can't be built over, and some lots back onto creeks (Arroyo Ojo de Agua runs through Stulsaft Park). Check the title report for easements and setbacks.
Selling here
- Spell out jurisdiction in the listing and disclosures, especially in the Oak Knoll pocket, and have the county sewer district details ready.
- Have the 2025 fire hazard map status, defensible-space work and any roof or vent upgrades documented.
- Show permits for decks, retaining walls and additions on sloped lots; buyers here look closely at them.
- Put the listing in the right MLS area: Farm Hill, or Oak Knoll Manor or Oak Knoll / Edgewood Park on the Canyon side; edge streets also show up as Kensington Square, Westwood Terrace and Highlands / Emerald Lake.
