the story
How Serra Highlands & Buri Buri came to be
This is the part of town that carries the old rancho's name. BART's page for South San Francisco station notes that the area came from a portion of old Rancho Buri Buri, and the postwar tracts reused the name: city subdivision records list Rancho Buri-Buri maps No. 1, 2, 3 and 3A, Serra Highlands maps 1A through 3B and Sterling Manor maps 1 and 2, all recorded between 1940 and 1959.
The city's neighborhood story map follows the build-out in photos: Buri Buri in 1946, a 1948 photo captioned as a Doelger subdivision, a 1949 aerial of the Buri Buri tract, Serra Highlands in 1954, a 1956 price sheet for new Serra Highlands homes and a 1970 aerial of the finished neighborhood. Census estimates match that timeline: in tract 6018, which covers the bulk of the area, about 59 percent of homes date from the 1950s and 19 percent from the 1940s. A 1983 city map in the public library's history collection still labels Serra Highlands, Sterling Manor and Rancho Buri-Buri separately.
Later pieces filled the edges. Promenade, a 1980s map, added Cymbidium Circle and Orchid, Freesia, Hibiscus and Miltonia drives next to McLellan Drive, and BART's South San Francisco station opened at El Camino Real and McLellan Drive in 2003, per the story map. East of El Camino Real, the strip between McLellan Drive, Mission Road and the Colma line holds a manufactured-home community, an apartment complex and a shopping center; Census maps put part of that strip in the Town of Colma.
streets and homes
The streets and the houses
Buri Buri fills the south and east, around Buri Buri Park and Buri Buri Elementary: Arroyo Drive, El Campo Drive, Alta Mesa Drive, Escanyo Drive, Capay Circle, Cuesta Drive, Verano Drive, Lomitas Avenue, Del Paso Drive and Hermosa Lane. Serra Highlands fills the north and west up to Junipero Serra Boulevard along San Felipe Avenue, Del Monte Avenue, Serra Drive, Romney Avenue, Keoncrest Drive, Southcliff Avenue, Altamont Drive and King Drive. Sterling Manor's two maps sit between them, with Clara Avenue, Los Flores Avenue, Altura Way and Tunitas Lane.
Camaritas Avenue and Alta Loma Drive are the cross-town connectors, running from El Camino Real up past Alta Loma Park and Alta Loma Middle School. Westborough Boulevard forms the south edge, with the private California Golf Club on its far side, and Junipero Serra Boulevard the west edge. No house here is more than about 1.3 miles straight-line from the BART platform.
Housing is overwhelmingly detached: city parcel records list about 2,110 single-family parcels, the middle half on lots of about 4,500 to 6,400 square feet, and Census estimates put 98 percent of tract 6018's homes in detached houses. The El Camino Real frontage is different: city zoning near the station and the civic campus includes El Camino Real/Chestnut mixed-use and transit-village districts, so expect apartments and commercial buildings there rather than tract houses.

Buying or selling in Serra Highlands & Buri Buri: what we check
Buying here
- The large majority of house lots are outside the state's mapped hazard zones, but not all: by our count of city parcel centroids, about 30 home parcels sit in 2021 earthquake-induced landslide zones (Cuesta Dr, El Campo Dr, Alta Mesa Dr, Escanyo Dr) and about 30 in liquefaction zones (mainly Escanyo Dr near Westborough Blvd and the Mission Road strip). Check the specific parcel.
- East of El Camino Real near Mission Road, parts of the manufactured-home community's streets are in FEMA flood Zone AE along Colma Creek, and Census maps put part of the strip in the Town of Colma. Confirm the city, the FEMA panel and whether a home is real property or a manufactured home on a rented space.
- These are 1940s and 1950s houses: check foundations, electrical panels, water and drain pipes, the sewer lateral and the permit record for additions.
- Lots are mostly zoned for single-family homes (RL-8 in the city's 2020 parcel data), so state ADU and SB 9 rules apply; check current city standards before planning a backyard unit.
- All of South San Francisco is inside SFO's airport influence area (2012 land use compatibility plan), which requires an airport-proximity disclosure; if the house was treated under SFO's noise insulation program, ask for the records, and check eligibility with SFO's Noise Office.
Selling here
- Say whether the house is in Buri Buri, Serra Highlands or Sterling Manor; listing records use those names (sometimes spelled 'Sierra Highlands') as well as the broader Winston-Serra label.
- BART is close: give the straight-line distance from the house to the station.
- Document updates to 1940s and 1950s systems with permits and receipts.
- If the home is east of El Camino Real near Mission Road, gather the flood-zone, city-limit and space-rent or land-lease paperwork before listing.
