the story
How Woodside Hills & Woodside Heights came to be
This side of town was mapped well before it was built. The Town's subdivision table dates Woodside Heights to 1925 and the Woodside Hills tract to 1938, the latter 356 acres cut into 264 parcels averaging about 1.35 acres. The General Plan history says the Depression and war years slowed things down and that it was not until 1950 that the county's real estate market fully recovered; it then names Woodside Heights, Greenways and Woodside Hills among the tracts next to Redwood City that were subdivided and developed in the boom that followed.
That boom is part of why Woodside incorporated in 1956: residents worried that unrestricted growth would make the area less rural, and the General Plan counts 555 new houses in the 1950s. The east side joined the Town in pieces. The original 1956 boundary covered about 12 square miles, Stockbridge Avenue was annexed in 1975, and the Greenways-Ward tract by the Alameda came in only in 2002. Las Pulgas Estates, 16 large parcels on about 86 acres along the north edge, was subdivided in 1980.
The Woodside Hills tract still works as a unit. A 2021 Town map shows 264 parcels in the Woodside Hills Homes Association, the same parcel count as the 1938 subdivision, and the Town's emergency-preparedness map treats Woodside Hills and Woodside Heights as separate neighborhood divisions. When the Town built the Woodside Glens sewer in the late 1960s, the Redwood Creek assessment district also took in properties east of I-280 and north of Woodside Road, which the 1993 Glens plan identifies as Woodside Hills.
streets and homes
The streets and the houses
Woodside Drive is the spine of the Woodside Hills tract. It enters from Redwood City at Massachusetts Avenue and Fernside Street and winds south and west to High Road, which drops to Woodside Road. Ridgeway Road, Crest Road, Cinnabar Road, Cragmont Way, Croydon Way, Hardwick and Brookwood roads, Wildwood, Sheridan, Lynn and Kenmore ways, Barrett Drive, Oak Haven Way, Northridge and Summerhill lanes, Maybury Place and Normandy Lane all hang off it as loops and cul-de-sacs; Todo el Mundo runs off High Road. Lots average about 1.35 acres and the zoning map shows SR, the Town's one-acre district.
Along the north edge, Harcross Road and Las Pulgas Drive connect to Redwood City's Fernside Street and Granger Way; Map H1 puts the 1980 Las Pulgas Estates subdivision (16 parcels averaging about 5.4 acres) on this edge, and the zoning map shows RR there. On the west end, the Cañada College campus sits inside town limits by Census maps, zoned SR with a multi-family overlay, and the Town's Barkley Fields and Park is on Farm Hill Boulevard; a strip of open-space zoning runs along I-280. The private Menlo Country Club golf course fills the large SCP-10 parcel between the tract and Woodside Road.
Across Woodside Road, Woodside Heights (1925, 100 parcels averaging about 1.3 acres) is a set of curving streets running off Woodside Road toward the Atherton line: Eleanor Drive, Southgate and Northgate drives, Lakeview Drive, Eugenia Lane, Buck Court, Hillside Court, Moore Road, Moore Court and Valley Court. Greenways (1945, 59 parcels averaging about two-thirds of an acre, zoned R-1) is the small grid of Greenways Drive and Ward Way off the Alameda. Woodside High School sits between them on Churchill Avenue, on a pocket of land Census maps leave outside town limits.

School districts
This is the part of Woodside that is not Woodside School territory. Census maps put Woodside Hills, Greenways, Las Pulgas Estates and the Cañada College end in the Redwood City School District (about three-quarters of the area) and the Woodside Heights streets (Eleanor Drive, Southgate and Northgate drives, Lakeview Drive, Moore Road and nearby courts) in the Las Lomitas Elementary School District. Public campuses nearby include the Redwood City district's Henry Ford Elementary on Massachusetts Avenue, about 0.3 mile from the Woodside Drive entrance, and Las Lomitas Elementary on the Alameda in Atherton, about 1.4 miles from Eleanor Drive (both straight-line). Buying or selling in Woodside Hills & Woodside Heights: what we check
Buying here
- Check the school district by address: the Redwood City and Las Lomitas district line runs between neighboring streets in Woodside Heights, and none of this area is in the Woodside Elementary School District.
- Check the zoning district: SR covers most of Woodside Hills and Woodside Heights, but Greenways is R-1, the north edge is RR and the golf course land is SCP-10. Second units, lot splits and house size follow the district.
- Homes association: Woodside Hills Homes Association covers the 264 tract parcels. Ask for its governing documents, any architectural rules and dues.
- Soil: the Town's geologic map (Map NH1) puts the Woodside Heights and Greenways side and the north edge in the Whiskey Hill Formation zone, which can include expansive claystone. Budget for a geotechnical opinion on foundation work.
- Mailing address and ZIP: most homes are Woodside 94062, but the Farm Hill Boulevard side is 94061. Confirm the jurisdiction (Town of Woodside, Redwood City or county) for any parcel near the edges, since Redwood City streets touch the tract on the north.
Selling here
- Spell out the school district for the exact address in the listing materials, since a Woodside address here does not mean Woodside School.
- Have the homes association documents, dues and any architectural approvals ready if the house is in the Woodside Hills tract.
- Note the zoning district and lot size in the listing materials, since rules for additions and second units follow the district.
- Gather permit history for past remodels and any second unit before listing so square footage and approvals line up.
