the story
How Westwood came to be
Westwood came together in ten recorded units in just over three years. Unit 1, Tract 980, was mapped in March 1952 and recorded on April 8, 1952; its map lists the David D. Bohannon Organization, a corporation, as owner and Mark Thomas & Co. as engineers. The land is described from a 19.28-acre parcel on the west side of the Santa Clara-Los Gatos Road, the old name the maps use for Winchester Boulevard. Units followed through 1953 and 1954, and Unit 10 was recorded on August 9, 1955.
The maps show the city's edge moving. The 1952 Unit 1 map draws the Santa Clara city limit along Gould Street, the street now called Newhall Street, with the Westwood lots just north of it; Unit 2, mapped that May, carried the tract south of the line along Bohannon Drive and Juliana Court, against land the maps label Santa Clara Cemetery, today's Mission City Memorial Park. By 1955 the Unit 9 and 10 maps reached Forest Avenue, with the San José city limit drawn near Pruneridge Avenue and San Tomas Aquino Creek marking the western edge. City parcel data shows the houses followed the maps closely: inside these lines, 249 single-family parcels list 1952 build years and 325 list 1955.
streets and homes
The streets and the houses
Bohannon Drive, which shares its name with the developer on the maps, loops through the northern units with Juliana Court, Rosita and Talia avenues, Juanita Drive, Consuelo Avenue and Rita Court. Los Padres Boulevard crosses Saratoga Avenue into the tract, and Dolores, Osborne, Fosgate and Glendenning avenues fill the blocks north of Pruneridge Avenue. South of Pruneridge the 1955 units take a literary and pioneer turn: Bret Harte Court, Mark Twain Court, Kit Carson Court, Sutter Avenue and Donner Place, along with Londonderry Drive and Harold Avenue.
The houses are one-story 1950s tract homes on lots the maps size at about 60 by 95 feet. City records list 787 of about 820 single-family parcels as one story, with 578 three-bedroom and 191 four-bedroom houses, and a median lot of about 5,660 square feet. Expect a range from near-original houses to remodels with added family rooms and a few full rebuilds.
Not every block is single-family. About 65 parcels near Newhall Street and Town and Country Lane are zoned R3, most built in 1962 and 1963, and small townhome groups date from 1979 to 1987 near Forest Avenue and from 2016 near Newhall. The corners where Pruneridge Avenue meets Saratoga Avenue and Winchester Boulevard, and the ends of Newhall Street, are zoned for neighborhood commercial and mixed use.

nerd notes
Buying or selling in Westwood: what we check
Buying here
- Check the school district for the exact address: Census boundaries split Westwood at Pruneridge Avenue between Santa Clara Unified and the Campbell districts.
- These are early-1950s houses: check the foundation, the electrical panel and wiring, water lines and the sewer lateral, and match family rooms, garage conversions and other additions to the permit record.
- At about 60 by 95 feet, lots leave limited room for additions and ADUs. Check the R1-6L setbacks and current state ADU and SB 9 rules with the city before you plan.
- Look at the block, not just the house: some streets near Newhall Street have R3 multi-unit buildings, several corners on Pruneridge, Saratoga, Winchester and Newhall are zoned commercial or mixed use, and some lots back onto the cemetery.
- City data puts nearly every parcel here in FEMA Zone X, with a handful in Zone D; confirm on the flood map for the address.
Selling here
- State the school district for the address, especially near Pruneridge Avenue, and point buyers to the district to confirm.
- Gather permits for additions and garage conversions; in a 1950s tract where many houses have grown, a clean record sets yours apart.
- If the house keeps its original plan in good shape, say so plainly and show the floor plan; buyers comparing similar 1950s houses read plans closely.
- Name the nearby places with approximate distances: Westwood Elementary, Everett Alvarez Jr. Park, Henry Schmidt Park and Valley Fair.
