the story
How Kooser & Dartmouth came to be
Wine came first. The state's listing for California Historical Landmark No. 505, Almaden Vineyards, at 1530 Blossom Hill Rd, says that on this site in 1852 Charles LeFranc made the first commercial planting of fine European wine grapes in Santa Clara County, using cuttings shipped from France around the Horn. The landmark was registered in 1953, and in 1998 the City made the old winery building, now inside Almaden Winery Park, a City landmark.
Houses followed in waves. City annexation records show the core blocks joining San Jose between 1956 and 1963 (Kooser No. 1 in March 1956, Arroyo No. 1 in January 1958, Kooser No. 7-A in December 1959), and City sewer records date about 55% of the street mains to 1955-1964. A second wave came in the 1970s: Coleman No. 27 brought in the plant-named lanes in 1972, Jarvis No. 14-A the Dentwood Dr and Ayrshire Dr tracts in 1973, and two 1978 annexations took in the streets around the winery and the Coleman Rd corner (Pam Ln, Oak Canyon Dr, Capitancillos Dr, Camden Village Cir).
The last big piece was the winery's own neighborhood. The French- and Italian-named streets around Almaden Winery Park have sewer mains dated 1990-1995 in City records, which points to houses a generation newer than the tracts across Blossom Hill Rd. Hwy 85 opened along the north edge in October 1994, and a short piece of the old Almaden Road still runs beside Almaden Expressway (County Route G8) near Via Monte Dr.
streets and homes
The streets and the houses
Kooser Rd runs diagonally from Camden Ave northeast to Blossom Hill Rd, which is the main street: Princeton Plaza, the Vineland Branch Library and Pioneer High School all sit on it or just off it. The street names sort the tracts for you. Near Dartmouth Middle School the streets are colleges: Harvard Dr, Yale Dr, Princeton Dr, Cornell Dr, Vassar Dr, Purdue Pl, Marquette Dr and Dartmouth Dr. Around Almaden Winery Park they are French, several of them wine regions: Chambertin Dr, Bordelais Dr, Touraine Dr and Bergerac Dr, plus Chaumont Dr, Domaine Dr, Le Franc Dr and Le Fevre Dr. Along Meridian Ave south of Blossom Hill Rd you get European places (Rotterdam Ln, Antwerp Ln, Oslo Ln, Holland Ln, Rhine Ln, Helmond Ln) and Italian ones (Bellagio Dr, Treviso Ave, Ravenna Ct, Bergamo Ct). South of Blossom Hill Rd toward Almaden Expwy are the plant lanes: Bluegrass Ln, Strawflower Ln, Sunflower Ln, Star Bush Ln, Hollyleaf Ln and Bottle Brush Ln.
Carter Ave, Joseph Ln and Dent Ave run north from Kooser Rd to Hwy 85, and off the east end of Dentwood Dr the names turn British (Ayrshire Dr, Southbridge Pl, Ironbridge Way, Glen Brae Ln). Most blocks are zoned R-1-8 for single-family houses, and Census estimates count about 62% of housing units as detached houses. City address records put the multi-unit buildings mainly on Kooser Rd, Blossom Hill Rd, Hoffman Ct, Via Monte Dr, Mesa Dr, Tucson Dr and Camden Ave. On the county parcel map, most house lots run about 6,000 to 7,150 sq ft (median about 6,400).
The southwest corner, between Camden Ave and Coleman Rd, is a 1970s pocket with 95120 addresses (Pam Ln, Dorcey Ln, Oak Canyon Dr, Capitancillos Dr, Monteval Pl). The City maps those streets in its wildland-urban interface layer, so expect the fire-hazard paperwork that comes with that.

Buying or selling in Kooser & Dartmouth: what we check
Buying here
- Check the school district by address. The northeast streets are San Jose Unified and the rest is Union SD and Campbell Union High, and several streets change districts partway along.
- If you're looking at Pam Ln, Dorcey Ln, Oak Canyon Dr, Capitancillos Dr, Monteval Ln or Pl, Torre Ct, Juarceys Ct, Cowper Ct, Ivan Pl, Foster Ct or Redmond Ave, the City maps them in its wildland-urban interface layer. Read the fire-hazard and natural-hazard disclosures and ask about defensible-space and roofing rules.
- Three General Plan urban villages overlap the area: Kooser Rd/Meridian Ave (around Princeton Plaza), Camden Ave/Kooser Rd, and the Oakridge Mall area, which reaches Russo Dr and the Blossom Hill Rd/Almaden Expwy corner. A seven-story, 191-unit apartment building at 1371 Kooser Rd (the block bounded by Kooser Rd, Stanwood Dr and Dellwood Way) was reported in July 2025 as about to start construction, so check its status if you're nearby.
- Year built matters here: tracts range from the late 1950s to the 1990s within a few blocks. Match inspection priorities (electrical, plumbing, sewer lateral, roof) to the actual age and pull the City permit history.
- FEMA maps nearly all of the area as Zone D (undetermined); only a few parcels on the Guadalupe Creek channel by Coleman Rd are in Zone A. Confirm with the FEMA map for the specific parcel.
Selling here
- Put the build era in the listing. A 1990s house near Almaden Winery Park and a 1950s house on Dent Ave are different products, and buyers compare them.
- Give the school district from the district lookup, especially on the streets that change districts partway along.
- On the WUI-mapped streets near Coleman Rd, have the fire-hazard disclosures and any defensible-space or roof documentation ready.
- Listing records file these streets under Kooser and Dartmouth; the Coleman Rd corner can also show up near Montevideo or Almaden listings, so lead with the cross streets.
