the story
How Central Park West came to be
Santa Clara had 11,702 residents in 1950 and 58,880 in 1960, and the build years in the city's parcel records show this square mile filling in during that jump. The oldest tract streets sit near El Camino Real on the east side: El Sobrante Street, Fresno Street, Butte Street and Pacheco Street carry build years of 1946 to 1950, with Humbolt Avenue and Orthello Way right behind them. A 1954 wave filled Golden State Drive, Shafer Drive and Curtis Avenue by Lawrence Expressway and McPherson Street and Snively Avenue near El Camino. The middle of the area, Capitola Way, Perreira Drive, Loma Alta Drive, Live Oak Drive and Catalina Avenue, followed in the early and mid-1960s.
The name to know is Pomeroy. In 1961 Joseph Eichler's company opened Pomeroy Green at the northeast corner of Pomeroy Avenue and Benton Street: 78 two-story townhouses in 16 buildings arranged around motor courts and shared greens, with a pool and clubhouse, owned by the residents as a cooperative. Claude Oakland was the architect and Sasaki, Walker and Associates did the landscape. It was listed on the National Register of Historic Places on March 24, 2021. Two years after Pomeroy Green, Eichler Homes built Pomeroy West directly across Pomeroy Avenue: 138 attached units in a wider mix of plans, sold as condominiums. So Pomeroy West is an Eichler development, but a townhouse-condo one, not a single-family Eichler tract. The detached houses around both are conventional ranch tracts.
Later chapters came from health care. The city's first hospital opened on Kiely Boulevard in 1963, and Kaiser replaced it in 2007 with the medical center at Lawrence Expressway and Homestead Road. The 26-acre former hospital site became The Gallery at Central Park, which the city reviewed in 2008 and 2009 for 806 homes (45 single-family houses, 152 townhomes, 73 row houses and 536 apartments) under planned-development master-community zoning. The city's parcel data shows its Via Roma, Via Siena, Via Torino and Apollo Place lots built in 2015 and 2016.
streets and homes
The streets and the houses
Pomeroy Avenue is the spine, running from Homestead Road north to El Camino Real past Pomeroy Elementary, Pomeroy Green and Pomeroy West. Benton Street crosses it east-west (in two offset intersections) on its way past Santa Clara High School and Carmichael Park to Lawrence Expressway, and Brookdale Drive, Butcher Drive and Lochinvar Avenue fill in the southwest. Flora Vista Avenue and Granada Avenue serve the northwest corner, where Calabazas Creek runs through on its way north. The southern edge along Homestead has a run of orchard-sounding names: Quince Avenue, Bing Drive, Cherry Lane and Cherry Orchard Place.
Single-family lots here are a bit larger than in many Santa Clara tracts, with a median of about 6,970 sq ft. The late-1940s streets near El Camino have some of the biggest (Humbolt Avenue and Orthello Way medians near 9,100 sq ft), while the 1954 streets by Lawrence, such as Golden State Drive and Shafer Drive, run closer to 4,800. Nearly nine in ten single-family parcels are recorded as one story, and only about 18 carry a build year of 1990 or later, so most houses are original ranch homes that have been remodeled rather than replaced.
This is also one of the more mixed areas on the west side. About 540 parcels are zoned for duplexes or multifamily buildings, mostly along Pomeroy Avenue and Benton Street and in the 1959-1966 blocks near Homestead and Lawrence (Bing Drive, Quince Avenue, Gallatin Drive, Burbank Drive, Wehner Drive). Planned developments add about 100 lots along Kaiser Drive from 1971, about 80 small-lot homes from 2005 to 2011 on short streets near Lawrence and El Camino (Eastin, Oliver, Merrill, Willett, Druffel, Farmer, Wolf and Stout places), the 2015-2016 Gallery lots, and about 20 lots on Ball Place from 2021. The El Camino Real frontage is zoned for mixed use and falls inside the city's El Camino Real Specific Plan area, whose December 2025 draft environmental report studies about 4,392 new homes along the corridor by 2055.

School districts and getting around
School districts
Central Park West is in the Santa Clara Unified School District for all grades; Census school-district maps put every block inside the outline in SCUSD. Public schools physically in the area are Pomeroy Elementary (1250 Pomeroy Avenue) and Santa Clara High School (3000 Benton Street), and Central Park Elementary (2720 Sonoma Place) is just across Kiely Boulevard. Attendance boundaries change, so check the exact address with SCUSD's school locator rather than relying on a listing.
Getting around
- VTA Route 22 and Rapid 522 run on El Camino Real (stops include Flora Vista, Pomeroy, Calabazas and Kiely), Route 53 runs on Homestead Road between the Sunnyvale and Santa Clara transit centers (stops at Lawrence and Pomeroy), and Route 57 runs on Kiely Boulevard. Check VTA for current schedules.

- For a longer ride, the San Tomas Aquino Creek Trail runs north along San Tomas Expressway about a mile east of the neighborhood.

Buying or selling in Central Park West: what we check
Buying here
- Know exactly what you are buying. Single-family lots are zoned R1-6L, but many parcels on Pomeroy Avenue and Benton Street are zoned R2 or R3, and the Kaiser Drive, small-lot and Gallery lots are planned developments with their own rules and homeowner associations. Ask for the HOA documents and the planned-development conditions before you plan changes.
- Pomeroy Green is a housing cooperative, so you buy a share and need board approval, and lenders treat co-op shares differently from condos; Pomeroy West is a condominium with its own HOA. Because Pomeroy Green is on the National Register, ask the city's planning division how historic review would apply before you plan exterior work.
- Check flood status lot by lot. The city's parcel data flags about 45 parcels in FEMA zone A, mostly along Calabazas Creek (Angelina Drive, Flora Vista Avenue, Granada Avenue) and near Saratoga Creek at Miles Court, Miles Drive and Christopher Court.
- Most houses date from 1946 to 1966, so expect the federal lead-paint disclosure and have the inspector look closely at electrical panels, original plumbing, foundations and the sewer lateral; the late-1940s houses near El Camino are the oldest.
- If you are near El Camino Real, read the city's El Camino Real Specific Plan materials: the corridor is planned for much more housing over the next few decades, and the mixed-use frontage backs onto the first row of single-family lots. For your own lot, check the city's current ADU and SB 9 rules.
Selling here
- Describe the property type precisely in the listing (single-family, duplex lot, planned-development townhome, Pomeroy Green co-op share or Pomeroy West condo), because financing and buyer pools differ for each. For a co-op share, have the board approval steps and share-loan information ready.
- Lead with lot size and zoning. Lots here average larger than many Santa Clara tracts, and buyers weighing a remodel or rebuild will ask.
- For an Eichler townhome, document which original features remain (glass walls, beams, block walls) and what the co-op or HOA has replaced or plans to replace.
- Order inspections and pull permit history early on 1940s-1960s houses, and know your flood-zone status if you are near either creek.
