the story
How Milpitas Metro (BART & Great Mall) came to be
The Great Mall's building came first. Ford bought the land in 1951, according to the city's historic inventory, and the Milpitas Historical Society says the mall occupies the structure built as Ford's assembly plant in 1955. The plant closed in 1983 and the building reopened as a shopping mall in 1994. The city's history page ties that era together: after World War II, Ford announced it would move its plant from Richmond to Milpitas, and the city incorporated on January 26, 1954.
South and east of the mall, the land was low industrial buildings when the city adopted the Transit Area Specific Plan in 2008, aiming for a neighborhood around a future BART station (city Metro plan page). The townhomes came fast: the Paragon on S. Main St dates to 2007-10 in county records, and nearly every other for-sale tract here was recorded between 2013 and 2020. VTA built the Milpitas Transit Center at Montague Expressway and Capitol Avenue between April 2012 and January 2020, and BART service to Milpitas began June 13, 2020.
On February 7, 2023 the City Council adopted the Milpitas Metro Specific Plan, an update of the 2008 plan that grows the area from about 437 to about 510 gross acres and runs to 2040 (city; state CEQA notice). The state notice describes room for about 7,000 more homes. The city's Innovation District, a 74-acre piece of the Metro plan next to the Great Mall and on both sides of Montague Expressway, allows only limited housing, south of the Transit Center.
streets and homes
The streets and the houses
West of the BART tracks, the townhome tracts fill the blocks between S. Main St, McCandless Dr and Montague Expwy. County record maps name them: Harmony (276 homes on Lee Way, Currlin Cir and DeLong Ln, which the city's development map credits to D.R. Horton), McCandless District 2 (about 200 on Canal, Bleecker, Newbury and Bond streets; Taylor Morrison), Centre Pointe (241 on Wild Rose Way and Baja Rose St; Lyon Living with D.R. Horton), Houret (114 on Hazelnut Ln and Ironwood Ln) and the Paragon (147 on Snell Pl, Ede Ln and Bettencourt Way). Three-story townhome-style units are the common plan, with some single-level flats.
East of the tracks and along Montague the pattern repeats: Towns, Rows & Flats at Metro and Milpitas Station (about 300 homes on Nightshade Rd, Cherry Cir, Currant Rd, Lavender Loop and Pepper Pl; Pulte Homes), Piper Drive Residential (98 on Clover Cir and Thistle Pl), Montague Village Townhomes and Siena (Barcelona, Merry and Amalfi loops), 450 Montague (138 on Riesling Ave, Delano St and Vineyard Ave; Lennar), Traverse (207 on Trento Loop, Expedition Ln, Journey St and Momentum Dr; K. Hovnanian), the Odyssey Ln and Pace Way homes (Trumark) and the two Tarob Ct tracts (Toll Brothers with True Life Companies).
Large apartment buildings fill other blocks, especially along McCandless Dr, Great Mall Pkwy and E. Capitol Ave, and the city's November 2024 development map still showed several hundred units under construction, including Summerhill's buildings at Centre Pointe. Nearly every home here dates from 2007 to 2020, so a resale competes with any builder inventory still on the market; the county parcel counts in this guide stop at early 2022.

schools and commute
School districts and getting around
School districts
The majority of addresses here are in the Milpitas Unified School District (TK-12), and Mabel Mattos Elementary (1750 McCandless Dr), dedicated in August 2018, sits inside the area. One pocket is different: Census school-district maps put the city land south of Montague Expwy around E. Capitol Ave and Trade Zone Blvd (Tarob Ct, Lundy Pl, Joshua Tree Cir, Sage Ct, Riesling Ave, Delano St, Vineyard Ave and the industrial courts) in Berryessa Union School District (K-8) and East Side Union High School District (9-12). District lines here don't follow obvious streets and attendance boundaries change, so check the exact address with the districts.
Getting around
- Milpitas BART sits in the middle of the area, about a quarter mile straight-line from the Centre Pointe townhomes; trains run toward Richmond and Daly City, and service began June 13, 2020.
- VTA's Orange Line (Mountain View to Alum Rock) stops at Milpitas station at the Transit Center and at Great Mall station on Great Mall Pkwy at Main St.
- VTA buses from Milpitas BART include routes 20 (Sunnyvale), 47 (Alder station via McCarthy Ranch), 60 (Winchester via San Jose airport), 70, 71 and 77 (south and east San Jose) and Express 104 (Stanford Research Park).
- Montague Expwy runs through the area to I-880 (about 0.8 mile west, straight-line) and I-680 (about 1 mile east); Great Mall Pkwy also reaches I-880.
- San Jose Mineta International Airport is about 3.7 miles south, straight-line; VTA lists a planned link from the Transit Center to the Upper Berryessa Creek Trail along S. Milpitas Blvd.
nerd notes
Buying or selling in Milpitas Metro (BART & Great Mall): what we check
Buying here
- Flood: FEMA's 2014 maps put about half the area in zone AO (1 ft depth), including Harmony, McCandless District 2, Centre Pointe, Houret, 450 Montague, Traverse and the Tarob Ct tracts; Towns, Rows & Flats at Metro, Piper Drive Residential, Montague Village, Siena and the Paragon are in zone X. A 2017 Letter of Map Revision (case 16-09-1351P) covers blocks around Piper Dr and the BART tracks. Check the exact address and get a flood insurance quote early.
- Special tax: nearly every tract here is in the city's Community Facilities District 2008-1 (the Paragon is in the city's 2005 district), per the city's CFD parcel map. Find the special tax line on the current property tax bill.
- New-construction homework: read the HOA budget, reserve study and minutes (young associations can be underfunded), check current dues, ask what builder warranty items remain, and look for any construction-defect claims.
- School districts split here. If you are south of Montague Expwy near E. Capitol Ave or Trade Zone Blvd, confirm whether the address is in Milpitas Unified or in Berryessa Union and East Side Union High before you count on a school.
- The Metro plan allows thousands more homes through 2040. Check the city's development map for approved or pending projects next to a home, and visit at commute time to hear the BART, light-rail and freight tracks for yourself. The whole area is also in the state liquefaction hazard zone.
Selling here
- Lead with the walk to the Transit Center (give it as straight-line distance) and the bike parking there.
- Have the HOA resale packet, CFD special tax amount and FEMA zone ready before launch, since buyers here compare every line against new-construction disclosures.
- Expect buyers to compare a resale with any builder inventory still selling nearby; list upgrades, solar and EV charging, and what the HOA maintains.
- If the home is in the Berryessa Union pocket, say so plainly and let buyers verify with the districts.
