Woodside Real Estate & Neighborhood Guide
Woodside is a small town in the San Mateo County foothills, about 5,300 people (2020 census) on roughly 11.5 square miles between I-280 and Skyline Boulevard. Lumber built it: by 1855 there were at least eight sawmills, and the 1854 Woodside Store still stands at Kings Mountain and Tripp roads. Vineyards and country estates followed, then a 1920s wave of subdivisions and a 1950s boom of 555 new houses that led residents to incorporate in 1956 to keep the place rural. It is almost entirely detached houses (2,007 of 2,157 housing units in the 2010 census), on lots that run from 1920s cabin sites of about a quarter acre to 5-, 7.5- and 10-acre conservation zoning, tied together by a horse-trail system that dates to 1931.

The Town's General Plan maps 34 named subdivisions, 20 created between 1887 and 1956 before incorporation and 14 after, but much of Woodside was never part of a tract. The R-1 district (20,000 square feet) covers the small-lot pockets: the 1920s Woodside Glens cabin sites, part of the 1927 Emerald Lake lots at the town's northern tip, a short stretch along Woodside Road and Greenways by the Alameda. The east side across I-280 (Woodside Hills, Woodside Heights) and the streets near the center are mostly SR, the one-acre district. Moving west and south toward Huddart Park, Wunderlich Park and Skyline, zoning steps up to RR and the Special Conservation Planning districts of 5, 7.5 and 10 acres, and the hillsides carry more fire, landslide and fault constraints. Woodside 94062 addresses also cover a lot of unincorporated county land (Kings Mountain, Skyline, Sky Londa, Emerald Hills), where San Mateo County, not the Town, handles planning and permits.
Central Woodside & Town Center
Woodside's village center at the Woodside, Cañada and Mountain Home Road four-way stop, plus the larger-lot streets between Cañada Road and I-280 and the Whiskey Hill Road corner.
Woodside Glens
Woodside's small-lot pocket: about 185 homes on 1925 and 1929 cabin-site lots off Glenwood Avenue, plus the Woodside Knolls and Meadow Vista streets between Cañada Road and I-280.
Woodside Hills & Woodside Heights
The Town of Woodside east of I-280: the 1938 Woodside Hills tract on Woodside Drive, Woodside Heights and Greenways by Woodside Road and the Alameda, and the Cañada College end on Farm Hill Boulevard.
Emerald Lake (Town of Woodside)
The northern tip of the Town of Woodside: the 1927 Estates and Highlands of Emerald Lake on winding roads off Jefferson Avenue and Cañada Road, under Woodside's rules and schools, next to unincorporated Emerald Hills.
Kings Mountain Road & Cañada Road
The west side of the Town of Woodside, from Cañada Road to the edge of Huddart Park: the 1854 Woodside Store, the Woodside Oaks hillside and lots of one to four acres on old ranch and vineyard land.
Mountain Home Road & Portola Road
South Woodside on the valley floor between Woodside Road and Jasper Ridge: Mountain Home Road, Portola Road and the Family Farm Drive tail, on lots of about three acres, mostly in the Portola Valley School District.
Skywood, Portola Hills & Skylonda
Woodside's wooded southwest corner, climbing from Portola Road up La Honda and Old La Honda roads to the Skylonda crossroads at Skyline Boulevard, plus the unincorporated Sky Londa streets just west of the Town line.
Kings Mountain & Skyline (bay side)
Unincorporated ridge land on the bay side of Skyline Boulevard above Woodside: upper Kings Mountain Road, the Sierra Morena lanes and private Bear Gulch Road, on lots of about five acres.

Woodside public schools
Elementary and middle
- Woodside Elementary School District. About 52 percent of town land on Census maps: the town center, the Woodside Glens, the Kings Mountain Road and Cañada Road side and the in-town Emerald Lake area. One campus, Woodside School (TK-8), at 3195 Woodside Road.
- Portola Valley School District. About 28.5 percent: the south end of town along Mountain Home, Portola and La Honda roads, including Family Farm Drive, and the Skywood and Skylonda corner. Its two campuses, Ormondale (TK-3) and Corte Madera (4-8), are in Portola Valley.
- Redwood City School District. About 12 percent: the part of town east of I-280 except Woodside Heights, meaning the Woodside Hills tract, Greenways and the Cañada College end of Farm Hill Boulevard.
- Las Lomitas Elementary School District. About 7.5 percent: Woodside Heights along the Atherton line (Eleanor Drive, Lakeview Drive, Moore Road) and the Quail Meadows and Whiskey Hill Road corner near I-280.
High school
- Sequoia Union High School District. Covers the whole town. Woodside High School is on Churchill Avenue at the Woodside Road and Alameda corner; Census boundary files place the campus just outside town limits.
property nerd note
A Woodside address does not tell you the school district: four elementary districts split the town, and the lines run between neighboring streets in places (Woodside Heights, Quail Meadows, the Emerald Lake edge). Census district maps can be off by a parcel, so confirm any address with the district itself; Woodside School's site has a district boundaries page and Sequoia Union has a boundary search. Never assume an assigned school from a map. Start with our Silicon Valley schools guide.
zip codes
Woodside ZIP codes
Almost all of the Town of Woodside (about 98.5 percent of its land). The ZIP is far larger than the town: only about 17 percent of 94062's area is the Town. The rest includes unincorporated Kings Mountain, Skyline and Sky Londa land, the unincorporated Emerald Lake Hills (Emerald Hills) area and parts of Redwood City, so a 94062 address can mean county rules and a Redwood City or coast-side school district.
A sliver of the town (about 1.5 percent) on the Farm Hill Boulevard side, including the Cañada College campus; most of 94061 is Redwood City.

Woodside Road and Skyline
Woodside Road (State Route 84) runs from Redwood City through the town center and climbs southwest to the Skylonda crossroads at Skyline Boulevard (State Route 35), where Route 84 continues as La Honda Road. Kings Mountain Road climbs past Huddart Park to Skyline.
Caltrain and SamTrans

Living in Woodside
Town center
About 17 acres along Woodside and Mountain Home roads, from Hacienda Drive to Cañada Road: Roberts Market, a hardware store, the post office, a handful of restaurants, the 1880s Pioneer Hotel building, Town Hall and the restored 1884 Independence Hall. Voters capped buildings facing Woodside Road at 17 feet above the road in 1988, and an update of the Town Center Area Plan began in 2025.
Huddart and Wunderlich parks
Two big San Mateo County parks border the town. Huddart Park (974 acres, acquired in 1944) is at 1100 Kings Mountain Road; Wunderlich Park (942 acres, donated by Martin Wunderlich in 1972) is at 4040 Woodside Road and includes the restored Folger Stable. Both have redwoods and hiking and riding trails.
Woodside Store
The 1854 store at Kings Mountain and Tripp roads, where Dr. Robert Tripp ran a general store, post office and dental office. The county bought it in 1940, and the San Mateo County Historical Association runs it as a museum; the Woodside Community Museum is next to Town Hall at 2961 Woodside Road.
Open space preserves
The Town's open space inventory includes the Midpeninsula Regional Open Space District's Teague Hill Preserve on the west side, and San Mateo County's 467-acre Edgewood Park and Natural Preserve, known for serpentine-grassland wildflowers, is just north of town off Edgewood Road. Small preserves at Kite Hill and the Joan Olsen Preserve sit beside the Woodside Glens.
Library and playing fields
The Woodside Library, a San Mateo County Libraries branch at 3140 Woodside Road, reopened in 2016 after a renovation. Barkley Fields and Park at 5001 Farm Hill Boulevard, built with residents' donations, is the Town's only park and playing fields, used for youth soccer and Little League.
Horse-country traditions
The May Day Parade dates to the early 1930s, and each October since 2005 the Day of the Horse has sent as many as 300 horse-and-rider teams over the town's trails, per the General Plan. The Town Center Area Plan even calls for hitching rails at businesses.

faq
Woodside real estate FAQ
Does a Woodside address mean the Woodside School District?
No. Census maps split the Town among four elementary districts: Woodside Elementary (about 52 percent of town land), Portola Valley (28.5), Redwood City (12) and Las Lomitas (7.5). Woodside 94062 addresses outside town limits can be in still other districts. Sequoia Union High School District covers the whole town. Check every address with the districts.
Is every Woodside 94062 address in the Town of Woodside?
No. Only about 17 percent of ZIP 94062's area is the Town. Unincorporated Kings Mountain, Skyline, Sky Londa and Emerald Hills also use it, and there San Mateo County handles zoning and permits, often with wells, septic systems and private road agreements to check.
What are the minimum lot sizes in Woodside?
It depends on the zoning district on the Town's zoning map: R-1 requires 20,000 square feet and SR one acre, and the Special Conservation Planning districts are 5, 7.5 or 10 acres. Many older lots, especially in the Woodside Glens and Emerald Lake, are smaller than their district's minimum and follow extra rules in the Town's specific plans.
Is Woodside in a high fire hazard zone?
Parts of it. The Town's 2012 General Plan map marks the Kings Mountain Road and Huddart side, the southwest corner near Skyline and the in-town Emerald Lake area as Very High Fire Hazard Severity Zone, and central and east Woodside as not. The state has issued newer local fire hazard maps since then, so check the State Fire Marshal's current map for each address.
What should I know about building or remodeling in Woodside?
Plan for design review: the Town's Residential Design Guidelines are used by its Architectural and Site Review Board and Planning Commission. The General Plan also maps geologic hazard zones, with setbacks of 50 feet from a known active San Andreas fault trace and 125 feet from an inferred one, and Town Geologist review for construction within 125 feet of the Hermit Fault.
