Homes for sale by asking price

    12 months of sales

Median sale price by month in Palo Alto

The middle price of each month’s closed sales over the past year. A median isn’t a home value: it moves with the mix of homes that sold that month.

want the comps for one street?

A Property Nerd will pull the sales that matter for your home, not the citywide median.

Hover or tap a month for its median and the range of sale prices. Monthly sales counts aren’t shown: the same sale can reach the site through more than one MLS feed, which inflates counts but not medians.

    compare cities

Every city we cover, side by side

Listings for sale today and the latest monthly median sale price for each city, next to the first month of the past 12 months of sales. Select a city to load its full picture above, or sort by any column.

    months compared

Listings for sale here count every MLS listing in the city, land and mobile homes included; the figures at the top use houses, condos and townhomes only. The comparison runs from the first to the latest month of the past 12 months of closed sales. A single month’s median can swing in a small city; look at the trend, then ask us for the comps.

    How to read these numbers

    If you’re buying

    • New in the last 7 daysMore new listings means more fresh choices each week. Set up alerts so you see them the day they list.
    • Days on marketHomes sitting well past the city’s median often leave room to negotiate; homes under it are more likely to draw competing offers.
    • Price cutsA rising share of price cuts means sellers are adjusting to buyers. Ask us which ones are real opportunities.
    • Median sale vs median listWhen sales run above asking prices, expect competition; when they run below, expect room to negotiate.

    If you’re selling

    • Price per square footA quick read on where your home sits; adjust for lot, condition, layout and location before you rely on it.
    • Competition at your priceCheck the price chart: fewer homes in your band means fewer alternatives for the buyers who want it.
    • Days on marketIf similar homes are selling faster than the city median, buyers are active at that price.
    • TimingMonthly medians rise and dip with the season and the mix of homes sold. We’ll pull the sales that match yours.
    property nerd note

These are citywide figures. Two streets in the same city can trade very differently, so before you price, offer or wait, ask us for the comps for your street.

    questions

    Questions we hear

Where does this data come from?

From the MLS listings on our site, read live each time the page loads. Median sale prices come from MLS records of closed sales, month by month.

Why don’t you show how many homes sold each month?

Some homes reach our site through more than one MLS feed, which can count one sale two or three times. That doesn’t change a median, so we show medians instead of counts.

Is the median sale price what my home is worth?

No. It’s the middle of every sale in the city that month. For your home, ask for a value based on the sales that match it: size, lot, condition and street.

    How often does it update?

Listings update each time the page loads. Monthly sale medians update as closed sales are recorded.
