the story

How Burke Road & Sunset Drive came to be

Adobe Creek, just past this area's east edge, once divided two land grants. The Town's history page says the creek was the boundary between Rancho La Purísima Concepción and Rancho San Antonio, and the Town's 2016 anthology describes La Purísima Concepción as stretching from Adobe Creek to Arastradero Creek, so these streets sit on the La Purísima side. Today the creek winds through Redwood Grove and Shoup Park in Los Altos, and the town line wanders along near it.

Ranch-era names stuck to the roads. The anthology says Burke Road is named for a landowner who held 60 acres here in 1930, and that Bentley Court is named for the couple who bought a ten-acre apricot ranch at the southeast corner of Burke and Fremont in the early 1930s. It sold around 1945 and was later subdivided. Some streets are older than the Town itself: its street list cites county minutes from February 1941 for East Sunset Drive, 15 years before Los Altos Hills incorporated.

The ground has older layers too. The Town's history page records archaeological finds made between 1955 and 1970 on several properties, including one on O'Keefe Lane. Interstate 280 came through along the south edge in the late 1960s, which is why O'Keefe Lane, Normandy Lane and Cantata Way now sit between the freeway and the Los Altos line.

streets and homes

The streets and the houses

Robleda Road forms the west edge, and Fremont Road's last stretch runs south from Edith Avenue to Burke Road. Burke Road angles northeast to University Avenue, crossing into Los Altos for its last block past Adobe Creek; the two Sunset drives loop off it, and Chapin Road cuts across to Robleda. To the south, Dianne Drive, La Rena Lane, Vista Serena, Cantata Way and Normandy Lane branch off O'Keefe Lane, which meets El Monte Road just north of the I-280 interchange. The Town's street list shows Burke Lane, Cantata Way, Darling Lane, Hill Way, Lennox Way, Brendel Drive and West Sunset Drive as private roads; East Sunset Drive is public.

County parcel records show about 230 addressed parcels inside our outline, with a median of about 1.07 acres, and about one in seven is under three-quarters of an acre, a higher share than around Town Hall. Small lots still get room: the Town's floor-area formula doesn't drop a lot below 5,000 square feet of floor area unless its lot unit factor is 0.50 or less, and those lots need a conditional development permit. Darling Lane, Bentley Court and Lennox Way share one tract map (6963) in the Town's list.

Two things set this corner apart from the middle of town. By Census boundaries every addressed parcel is in Los Altos School District and Mountain View-Los Altos, and county parcel records list 94022 for all of them. Water is different too: the county's district map puts only about one in nine parcels inside the Purissima Hills Water District, and Valley Water lists California Water Service for the rest of town. And downtown is close: Main Street is a few blocks from the Burke Road end.

nerd notes

Buying or selling in Burke Road & Sunset Drive: what we check

Buying here

  • Confirm the city. The Los Altos line runs along the east edge, Burke Road's last block is in Los Altos, and both towns use 94022; county records even list a Los Altos mailing city for some Los Altos Hills parcels. Zoning, permits and the floor-area rules follow the parcel's jurisdiction.
  • Ask which water company serves the house. On the county map, nearly nine in ten parcels here are outside the Purissima Hills Water District.
  • Check the road: Burke Lane, Cantata Way, Darling Lane, Hill Way, Lennox Way, Brendel Drive and West Sunset Drive are private per the Town's street list. Ask for the maintenance agreement and recent repair history.
  • On lots under an acre, run the Town's worksheet early. Lot unit factor drives floor and development area, and a factor of 0.50 or less triggers a conditional development permit.
  • Visit at commute hours if the house backs toward I-280 (O'Keefe Lane, Normandy Lane, Vista Serena). A few parcels near Adobe and Purisima creeks touch the county's 100-year flood layer; check the FEMA map and any sewer or septic records.

Selling here

  • Measure the walk to Main Street, Redwood Grove and Foothill College and put those numbers up front.
  • Have the lot unit factor and maximum floor and development area ready; buyers comparing smaller lots will ask.
  • Document whether the road is public or private, any maintenance agreement, and sewer or septic records.
  • Near the city line, include the parcel number and confirm the jurisdiction in your disclosures.
