the story
How Sunset Oaks came to be
Sunset Oaks is one planned development rather than a neighborhood that grew lot by lot. Cal-West Communities, Inc. built it as 245 townhomes on 24.5 acres, about 10 homes per acre, and resale listings date the homes to 1974. It went up in two phases. Phase I homes were built with carports, and some of those have since become garages that keep the original 9-foot carport width.
The Sunset Oaks Homeowners' Association, a California nonprofit mutual benefit corporation, runs the private streets, the pool and the clubhouse. The oaks are real, too: the city's heritage tree list includes coast live oaks at 674 Picasso Terrace.
The complex's neighbor to the north is the Sunnyvale Community Center on East Remington Drive. Nearby, the city preserved 10 acres of Blenheim apricot trees in 1994 as Orchard Heritage Park, and the Sunnyvale Heritage Park Museum, a 2008 replica of the Murphy family's Bay View ranch house, opened next to the orchard.
streets and homes
The streets and the houses
The layout is a set of private streets off Crescent Avenue and Picasso Drive, mainly Crescent Terrace and Picasso Terrace, with homes grouped along them and greenbelts between the buildings. The association maintains, repairs and polices the private streets and driveways.
The homes are two-story attached townhomes. One sample listing has about 1,300 square feet, another describes a two-story floor plan with a primary-suite balcony, and listings mention updates such as central air and dual-pane windows. Exteriors are stucco with wood trim.
It's a planned development, so the ownership works differently from a condo. You own your structure, the land under it and your patio. The association maintains the roofs, which each owner technically owns, along with the front gutters and the common areas. Owners take care of their patios, balconies, rear gutters and all wood trim. Windows follow a house rule: retrofit window fins are painted to match the stucco.

Buying or selling in Sunset Oaks: what we check
Buying here
- Get the full HOA document package early: CC&Rs, bylaws, budget, reserve study and recent board minutes. Look for special assessments, planned roof or paving work and the current dues.
- Know what's yours to maintain. Owners handle patios, balconies, rear gutters and all wood trim, so check the trim closely. The association maintains roofs and front gutters.
- In Phase I, find out whether the home has its original carport or a garage converted from one. Converted garages keep the 9-foot carport width, so measure for your car, and ask the HOA about approvals for EV charging or storage changes.
- If you're buying to rent, read section 5.19 of the CC&Rs first. That's where the HOA points owners for its rental rules.
- Exterior changes go through the Architectural Control Committee. Window replacements have a specific rule: retrofit fins are painted to match the stucco.
Selling here
- Order the HOA documents as soon as you decide to sell; buyers and lenders will ask for them.
- Have records for any carport-to-garage conversion, window replacement or HVAC work, including any Architectural Control Committee approvals.
- Spell out the ownership structure (planned development, not a condo) and what the HOA covers. Buyers coming from condos often ask.
- Note the short walk to the Community Center grounds and Orchard Heritage Park, and the Rapid 523 stop about 0.4 mile away.
