the story

How Junipero Gardens came to be

In 1952 this block was the edge of town. The map for Junipero Gardens Unit 1, Tract 915, is dated January 1952 and was approved by Santa Clara's Board of Trustees on April 21, 1952. It labels El Camino Real as U.S. 101, runs its east line along San Tomas Aquino Creek, and marks its west line as the westerly boundary of the City of Santa Clara. Five more units followed. Unit 6, Tract 1801, was mapped in August 1956 and recorded in April 1957, adding Loyola Drive, Loyola Court and a stretch of Benton Street, with the city's corporate limit still drawn along its west edge.

The city line kept moving west. Castlebrook Terrace No. 1, Tract 1462, was approved by the City Council on March 29, 1955 for the Castlebrook Development Co. Its map runs from Kiely Boulevard, labeled "Kiely Boulevard (Bowers Avenue)", east to Saratoga Creek, and notes that the strip across Kiely was not yet part of the city. Near Homestead Road, Homestead Estates, Tract 1151, was mapped in October 1954 for McKellar and Associates with Las Palmas, Dixon and Patricia drives, and Mari Lynn, Tract 2156, added the Buchanan Drive blocks in 1959. County build years show how fast it went: 573 of the 636 single-family lots date from the 1950s, with a median of 1955.

The middle of the block is Central Park. The city commissioned it in 1960 to meet the recreation needs of its growing population, and landscape architect Robert Royston's firm designed it. It was built in seventeen phases and completed in 1974. Saratoga Creek divides the 52-acre park into two sections, and the plan wraps a community center, library, swim center, ball fields, tennis courts, picnic areas and a lawn bowling green around a two-acre lake, redwood groves and two meadows. One playground was built from hollowed granite cubes cut from discarded column material from San Francisco City Hall.

streets and homes

The streets and the houses

Think of the area as two neighborhoods with a park between them. West of Saratoga Creek, the Castlebrook Terrace blocks fill the triangle between Kiely Boulevard and the creek: Crowley Avenue, Morton Avenue, Wallace Street, Sonoma Place, Phillips Avenue and Court, Foley Avenue and the east end of El Sobrante Street, with Benton Street curving through the middle. East of the park, Junipero Gardens, Homestead Estates and Mari Lynn line long north-south drives (Blackfield, Loyola, Las Palmas, Buchanan and White), with Arroyo Drive, Encina Way and Madera Drive near El Camino Real and Rose Way, Rose Court, Hayward, Patricia and Dixon drives toward Homestead Road. Benton Street is the only street that crosses the whole block.

The lots are classic 1950s tract lots. Junipero Gardens Unit 1's map shows rows of 60-foot-wide lots about 100 feet deep, and Castlebrook Terrace's map shows lots 50 to 55 feet wide and about 110 feet deep. City parcel data puts the median lot at about 6,120 square feet. Every single-family lot here is zoned R1-6L, which the city's zoning code calls Single-Family Residential. A 1956 house on Loyola Drive in listing records sits on a 6,000-square-foot lot, a typical size for these streets.

Most houses are originals that have been remodeled rather than replaced: only about 1% of the lots carry a build year of 2000 or later. The El Camino Real frontage holds commercial buildings and apartments, outside the single-family count. In May 2026 the City Council unanimously adopted an updated El Camino Real Specific Plan for the corridor between Lafayette Street and Halford Avenue, with capacity for about 4,400 homes on 316 acres and up to six stories in some portions. That is capacity for future projects, not a construction schedule.

Buying or selling in Junipero Gardens: what we check

Buying here

  • Flood zones: FEMA maps 83 of the 636 single-family lots (by lot center) in special flood hazard areas, mostly shallow-flooding zones AO (1-foot depth) and AH on Dixon, Las Palmas and Patricia drives near Homestead Road and San Tomas Expressway, plus a few near Blackfield and Arroyo drives and three zone A lots on Foley Avenue by Saratoga Creek. Check the FEMA map for the exact parcel and ask whether a lender will require flood insurance.
  • These are 1950s houses: check electrical capacity, original plumbing, the sewer lateral and the permit history of any additions.
  • All single-family lots here are zoned R1-6L; check the city's current ADU and SB 9 rules before planning a backyard unit or lot split.
  • Lots that face Kiely Boulevard, Benton Street, Homestead Road or San Tomas Expressway carry through traffic and bus routes; compare them with the inner drives and courts.
  • If you are buying near El Camino Real, read the updated El Camino Real Specific Plan for what could be built along the corridor behind you.

Selling here

  • Name the tract in the listing (Junipero Gardens, Castlebrook Terrace, Homestead Estates or Mari Lynn) so buyers can place the house.
  • Give a straight-line or walking distance to Central Park, its library and the swim center; that is the feature buyers ask about here.
  • If the lot is in a FEMA flood zone, have the zone and any elevation certificate ready with the disclosures.
  • Pull permits for additions and garage conversions before listing; 1950s houses here have often been expanded.
