the story

How Island Park came to be

Island Park is the part of Belmont on the bay side of US 101. The city's neighborhood map calls it simply East of 101, plus a small piece named Farallon, about 140 acres in all. The ground is bay-edge land: the USGS liquefaction map in the city's hazard layers shows it on bay mud. The name comes from a recorded map called Island Park (county map book 118, pages 61 to 64), whose lots hold the offices on Island Parkway and Clipper Drive, a hotel on Concourse Drive and, as Lot 39, the city's Belmont Sports Complex.

The homes came in two small subdivisions at the north end. Farallon at Island Park (book 120, page 9) put 39 detached houses and 31 townhomes on Treasure Island Drive and Farallon Drive, with assessor years of 1990. California Cottages (book 126, pages 80 to 83) added 52 detached houses in 1997 on Northampton, Newcastle, Manchester, London, Sotocastle and Frog Valley lanes and on Clipper Drive. That is the whole residential neighborhood: about 122 homes.

Water defines it. Belmont Creek passes under the freeway and runs through the south part of the area on its way to the slough, the city's trail data shows a paved Belmont Slough Trail along the water on the north and east sides, and a levee path along O'Neill Slough marks the Foster City line. FEMA's flood map puts 115 of the 122 home lots in Zone AE. In March 2026 the City Council approved early study work on joining the Redwood Shores sea level rise protection project led by Redwood City; city staff described the goal as moving Island Park from Zone AE to Zone X (a local news report). It is a study, not a construction commitment.

streets and homes

The streets and the houses

Island Parkway leaves Ralston Avenue just east of US 101 (city street records) and runs north past the Sports Complex to Concourse Drive, which leads to Clipper Drive. The residential lanes branch off those two streets, and all of them are private in the city's street records: Treasure Island Drive and Farallon Drive in Farallon at Island Park, and Northampton, Newcastle, Manchester, London, Sotocastle and Frog Valley lanes in California Cottages. Private streets usually mean a homeowners association handles paving, lighting and landscaping, so expect documents and dues.

The houses are compact and vertical. The median lot is about 2,570 sq ft, 101 homes are two stories and 21 are three, bedrooms run from two to four, and the median size is about 1,650 sq ft on the assessor roll. The 31 townhomes are on Farallon Drive and Treasure Island Drive. Everything is zoned PD (planned development), so additions and accessory units are governed by the development's approvals and HOA rules as well as city code.

South of the homes, Island Park is a working district: hotels on Concourse Drive, Shoreway Road and Sem Lane, offices, the city's corporation yard on Sem Lane, and the Sports Complex. Shoreway Road runs along the freeway to the San Carlos line.

nerd notes

Buying or selling in Island Park: what we check

Buying here

  • Flood insurance: FEMA's flood map (checked October 2026) shows 115 of the 122 home lots in Zone AE with a base flood elevation of 10 feet, so a federally backed mortgage will usually require flood insurance. Get the elevation certificate, and ask whether the lot has a FEMA letter of map amendment or revision.
  • Follow the levee study. The city is evaluating whether Island Park can join the Redwood Shores sea level rise project; a move to Zone X would take years and is not decided. Ask the seller and HOA who maintains any shoreline protection next to the lots.
  • Soils: the USGS map in the city's hazard layer rates nearly every home lot very high for liquefaction. Read the seismic hazard disclosure and ask about the foundation design.
  • Private streets and HOAs: get the CC&Rs, budget, reserve study and minutes, and check current dues; roads, lighting and common areas are not city-maintained here.
  • PD zoning and small lots limit additions and ADUs. Confirm what the development approvals and HOA allow before counting on more space.

Selling here

  • Put the elevation certificate, flood insurance history and any FEMA letter for the lot in the disclosure package up front; flood cost is the first question buyers ask here.
  • Deliver HOA documents early, including anything on shoreline or levee maintenance and the city's levee study.
  • Market the location precisely: the trail on the water, the Sports Complex and the approximate straight-line distance to Caltrain and US 101.
  • Note the subdivision (Farallon at Island Park or California Cottages), the year built and the home type (detached or townhome); buyers compare them directly.
