the story
How Sunnyvale West came to be
Start with the name, because it is slippery. The city has no 'Sunnyvale West' neighborhood association. Its registry lists several small ones in these blocks instead: Washington Park (registered 2025), between Mathilda and Sunset avenues from Iowa Avenue to Washington Avenue; Sunset Pastoria (2025) and Bidweller's (2019), north of Washington toward Evelyn Avenue; and two Charles Street groups (2000 and 2006). Some listing sites draw 'Sunnyvale West' far bigger, from Central Expressway south to about Homestead Road, taking in Cherry Chase and Cumberland. This guide sticks to the blocks right next to downtown.
History sits close to the surface. Before 1901 the town went by Murphy and Encinal; the school district's own history mentions the 'then-town of Encinal' in 1899, and the town took the name Sunnyvale on March 24, 1901. Encinal Park, about a mile north, shares the old name. Pastoria Avenue shares its name with Rancho Pastoria de las Borregas, the Mexican-era land grant where Martin Murphy Jr. bought 4,894 acres in 1850.
The south end is the city's civic campus. The main library moved to Olive Avenue in November 1960. A new four-story City Hall opened in 2023 on the 26-acre Civic Center site along Mathilda Avenue and El Camino Real, and on April 20, 2024 the city opened a six-acre park with an amphitheater where the old City Hall buildings stood. The Sunnyvale School District has run its office from 819 W. Iowa Ave. since 1996.
streets and homes
The streets and the houses
The streets form a straight grid. Washington, McKinley, Iowa and Olive avenues run east-west, crossed by Pastoria Avenue, Sunset Avenue and short streets such as Charles, Florence and Waverly. North of Washington, Carson Drive, Piedra Drive, Bidwell Avenue and Matadero Drive head toward Mary Avenue. Between Olive Avenue and El Camino Real, a run of short north-south avenues (Peralta, Purissima, Pala, Ositos, Nuestra) fills the last blocks.
Housing is mixed by zoning. The city's zoning map shows single-family R-0 blocks side by side with R-2 and R-3 blocks, where duplexes, small apartment buildings and townhomes are allowed, plus downtown specific plan parcels near Mathilda Avenue. Broker guides describe the result as single-story houses next to townhomes and duplex-to-fourplex buildings. One sample of the older stock: a 1943 single-family house on Charles Street on a lot of about 6,500 square feet.
Off McKinley Avenue and Sunset Avenue, short lanes named Markham, Pescadero, Pismo, Redondo and Kearny terraces add another layer of the mix. Remodels run from updated older houses to full rebuilds, and on R-2 and R-3 lots the bigger question is often how many units the lot allows, which makes it a zoning conversation as much as a design one.

School districts and getting around
School districts
State school-district maps put these blocks in the Sunnyvale School District for TK-8 and the Fremont Union High School District for high school. Vargas Elementary (1054 Carson Drive) sits just west of Mary Avenue at the northwest corner, and Cumberland Elementary's own site lists Washington Avenue as the north edge of its area, so homes on either side of Washington may be assigned to different schools. Attendance boundaries change; check the exact address with the district's school finder and Fremont Union's address check.

nerd notes
Buying or selling in Sunnyvale West: what we check
Buying here
- Read the zoning before the listing. R-0, R-2 and R-3 lots sit side by side here, and that decides what can be built on the lot and next door. SB 9 applies in single-family zones, so check with the city before assuming it applies to an R-2 or R-3 lot.
- For older duplexes and small multi-unit buildings, confirm with city records how many units are legal and that each one is permitted.
- Blocks near Evelyn Avenue and the Caltrain tracks, and along Mathilda Avenue and El Camino Real, get more train and traffic noise; visit at different times of day.
- Homes on the short Terrace lanes may share private-lane or HOA costs; ask for those documents early.
- Heritage Housing (HH) combining districts on the city's zoning map are east of Mathilda Avenue, not in these blocks; still confirm the parcel's combining district before planning exterior changes.
Selling here
- Lead with measurable location: walking distance to Caltrain, Murphy Avenue, Washington Park and the library.
- Have the zoning answer ready (R-0, R-2 or R-3) and what it allows; buyers here ask about added units and ADUs.
- Gather permits for any added unit, garage conversion or ADU before you list.
- For older houses, a pre-listing inspection covering foundation, electrical and the sewer lateral lets buyers price older systems without surprises.
