the story
How Henry Schmidt Park came to be
No single tract name covers these blocks, so this guide takes its name from Henry Schmidt Park, the 7.7-acre city park at 555 Los Padres Blvd. near the middle. Around it sit several 1950s subdivisions, each with its own recorded name. Claravale Unit 1 (Tract 730) was recorded in April 1950 and Unit 2 (Tract 813) in January 1951, with Gresham Construction Co. as owner. Santa Clara Orchards Units 1 and 2 (Tracts 648 and 826), owned by McKellar and Mackay Inc., were recorded in September 1950 and February 1951. Edgar C. Schott drew all four. Westclair (Tract 1221) was recorded in April 1954, with a second Westclair unit (Tract 1331) in the county index and part of the first unit redrawn as Tract 1652 in 1956. The three Northgate units (Tracts 1470, 1471 and 1472), laid out by civil engineer George S. Nolte for Bush-Sutter Investment Company, were recorded from July 1955 to April 1957.
The maps place these blocks at the old western edge of Santa Clara. A 1957 Northgate map notes a sandstone monument at the original southwest corner of the Town of Santa Clara, beside San Tomas Aquino Creek just west of these blocks, and Claravale Unit 2's 1951 map shows the city limit of the day, set by Ordinance 609, along one edge. Northgate Units 2 and 3 are described as part of the Benett Tract, and Unit 3's map draws San Tomas Aquino Creek along its edge, on the line where San Tomas Expressway runs today.
Later building filled the south end. The townhome courts on Golf Links Circle, Michele Jean Way, Rebecca Lynn Way, Valeri Ruth Court and Laurie Jo Lane date from 1979 to 1985 in city records and wrap around the golf course property at 400 Saratoga Ave. That property is about 31 acres, and a May 2025 state CEQA notice filed by the city describes a proposal for a five-story, 316-unit apartment building and a 1.77-acre public park on part of it, with the rest of the course reconfigured.
streets and homes
The streets and the houses
The streets run on a slant, parallel to Los Padres Boulevard rather than to the compass. East of Los Padres, in the Santa Clara Orchards and Claravale tracts, Enright, Malarin and Armanini avenues and Robin Drive run from Sherwin Avenue, next to Homestead Road, southeast to Forbes Avenue, crossed by Serra Avenue. Just west of Los Padres, Westclair's Clara Vista and San Miguel avenues and Los Olivos Drive run the same way, crossed by Hart Avenue. Closer to the expressway, Northgate is a set of short places and courts: Armstrong, Brannan, Scanlan, Ramke, Austin and Johnson places and Raney and Garner courts, with Malone Place nearby. Forbes Avenue cuts across the whole area on a diagonal, from near Saratoga Avenue southwest across Los Padres Boulevard to San Tomas Expressway.
City parcel data counts about 772 single-family parcels here. About 745 are one story; about 560 are recorded with three bedrooms, about 100 with two and about 75 with four. Recorded build years cluster from 1950 to 1959, with a median of about 1955, and only about 1 percent of lots show a build year of 2000 or later. Lots on the maps are mostly 50 to 60 feet wide and about 90 to 115 feet deep; the median lot today is about 5,900 square feet, and about two dozen lots reach 10,000 square feet or more.
The rest is mixed. Small apartment (R3) parcels line parts of Hart Avenue, Los Padres Boulevard and Homestead Road, planned-development townhome courts fill the land around the golf course, and the corners at Saratoga and Pruneridge avenues and at Scott Boulevard and Homestead Road are zoned commercial or mixed use. Henry Schmidt Park and the golf course put a large block of open space at the south end.

nerd notes
Buying or selling in Henry Schmidt Park: what we check
Buying here
- Follow the golf course proposal. The May 2025 CEQA notice describes a five-story, 316-unit apartment building and a 1.77-acre public park on part of the 400 Saratoga Ave. property; check the city's planning file for the current design, status and traffic study before buying nearby.
- For 1950s houses, check the foundation, the electrical panel and wiring, older plumbing and the sewer lateral, and pull permits for additions and garage conversions. Homes built before 1978 come with a federal lead-based paint disclosure.
- FEMA's current map puts all but two of the single-family lots in shaded Zone X (the 0.2-percent-annual-chance area). Two lots beside San Tomas Expressway just south of Homestead Road are in Zone AH, a high-risk zone; confirm the zone for the exact address on FEMA's map.
- Check the zoning: most lots are single-family (R1-6L), but R3 apartment parcels and planned-development townhomes are close by. For a townhome, read the HOA documents and check current dues; for a house, ask the city about ADU and SB 9 options.
- Lots on San Tomas Expressway, Homestead Road, Saratoga Avenue and Los Padres Boulevard carry more traffic; visit at commute hours.
Selling here
- Name the tract (Claravale, Santa Clara Orchards, Westclair, Northgate or a later tract) and lot from the title report so buyers can compare like lots.
- Have permits ready for additions and converted garages so the recorded square footage matches the house.
- State the lot size and zoning, and note any lot of 10,000 square feet or more; those are the exceptions here.
- Give real walking times to Henry Schmidt Park, Westwood Elementary and the Homestead Road bus stops rather than straight-line distances.
