the story
How Killarney Farms came to be
Killarney Farms is the neighborhood south of Homestead Road between Lawrence Expressway and Kiely Boulevard. Listing records use the name for homes on Cornell Drive, and public maps label the pool at 575 Pomeroy Avenue, a Santa Clara Swim Club location, as the Killarney Farms Swim Center. We could not find a published history of the name or of the builder, so this page sticks to what the public records show.
Those records show the area filling from east to west. The streets nearest Woodhams Road came first: Hazelwood Avenue, Barto Street, Flannery Street, Dibble Court and Hamilton Lane carry build years mostly from 1952 to 1955, and Withrow Place, Howell Avenue, Ridge Road, Ryan Avenue, Toledo Avenue, Ruth Court and Steinhart Court followed in 1955 and 1956. A 1959-1961 group came next around Millikin Elementary: Valley Way, Fairlane Avenue, Bancroft Street, Hobart Terrace and Concord Lane. Then, between 1960 and 1964, the college streets filled the land west to Lawrence Expressway.
That last wave is the neighborhood's signature. Cornell Drive, Princeton Way, Cambridge Drive, Yale Lane, Baylor Drive, Purdue Court, Vanderbilt Way, Kenyon Drive, Oxford Drive, Tulane Drive, Duke Court, Colgate Avenue, Radcliffe Drive, Temple Court and Carleton Place date almost entirely from 1960 to 1964, when Santa Clara was growing from 58,880 residents (1960) toward 86,118 (1970). Later additions were small: townhouse courts on Salem Drive (1974), Shannon Court (1977) and Lehigh Drive (1980) near Homestead Road, and duplex and multifamily lots on Harvard Avenue along the Lawrence Expressway side.

The streets and the houses
Pomeroy Avenue runs south from Homestead Road to Pruneridge Avenue, Forbes Avenue crosses east-west past Sutter Elementary to Kiely Boulevard, and Woodhams Road is the north-south street on the east side. West of Pomeroy the college streets are short runs and courts, so most traffic stays on Homestead, Pomeroy, Forbes and Pruneridge. Saratoga Creek crosses the middle on a diagonal, from near Pomeroy and Pruneridge toward Homestead Road by Woodhams.
Nearly every single-family lot is zoned R1-6L, with a median of about 5,700 sq ft. Lots on the early-1950s streets are smaller (Hamilton Lane's median is about 4,800 sq ft), and a few courts, such as Oxford Court and Tulane Court, run near 10,000. About one in five single-family parcels is recorded as two-story, an unusually high share for a tract of this age. Most of those are on the 1959-1961 streets near Millikin Elementary: more than half of the houses on Bancroft Street, Fairlane Avenue, Valley Way, Concord Lane and Hobart Terrace are recorded as two-story. On the college streets the share is closer to one in six.
Full rebuilds are rare: fewer than 10 single-family parcels show a build year of 1990 or later, so most homes are original ranch houses with remodels and additions. The non-single-family pieces sit at the edges: the duplex and multifamily lots on Harvard Avenue, the townhouse courts near Homestead Road, and the mixed-use corner shopping center at Homestead Road and Lawrence Expressway.

Buying or selling in Killarney Farms: what we check
Buying here
- If the house is near Pruneridge Avenue, confirm the school district before you write an offer: Census maps put the Santa Clara Unified and Cupertino Union line along or just south of Pruneridge, and the lots on either side can differ.
- About one in five houses is recorded as two-story. Compare the permitted square footage and permit history with what you see, especially for second-story additions and garage conversions.
- Check flood status: the city's parcel data flags about 20 parcels in FEMA zone A near Saratoga Creek, on Howell Avenue, Duke Court, Withrow Place, Ridge Court, Ridge Road and Ryan Avenue.
- These are 1950s and early-1960s houses: expect the federal lead-paint disclosure and have the inspector look at the electrical panel, original plumbing, foundation and sewer lateral.
- With lots of about 5,700 to 6,500 sq ft and R1-6L zoning, many owners look at an ADU or an SB 9 split; check the city's current setbacks and rules for your lot before counting on either.
Selling here
- State the school district plainly and, near Pruneridge Avenue, have the district's written confirmation ready.
- Lead with the lot size, the floor plan and any permitted additions; buyers here compare single-story originals with two-story houses on the same streets.
- Pull permits for any addition or conversion before listing so buyers' lenders and inspectors see a clean record.
- If you are near Saratoga Creek, order the natural hazard disclosure early and know the flood-zone status before buyers ask.

faq
Killarney Farms questions, answered
Where is Killarney Farms?
South of Homestead Road between Lawrence Expressway and Kiely Boulevard, down to Pruneridge Avenue on the west side and Forbes Avenue on the east side, where Forest Park begins, in ZIP 95051. The college-named streets west of Woodhams Road are the core; there is no official city boundary for the name.
Why are the streets named after colleges?
The 1960-1964 streets carry college names such as Cornell, Princeton, Cambridge, Yale, Vanderbilt and Duke. We did not find a record of who chose them. Briarwood, north of El Camino Real, has its own set of college streets.
Which school district serves Killarney Farms?
Santa Clara Unified. Sutter Elementary and Millikin Elementary are inside the neighborhood. The line with Cupertino Union runs near Pruneridge Avenue, so check the exact address with the district.
Are the homes original?
Mostly. Fewer than 10 single-family parcels show a build year after 1990, so most houses are original 1950s and 1960s ranch homes that have been remodeled or added onto. About one in five is recorded as two-story.
Is Maywood part of Killarney Farms?
This guide treats Maywood, the tract around Maywood Park south of Pruneridge Avenue, as a separate neighborhood. Census school-district maps put it on the Cupertino Union side of the line.
