the story

How Saratoga Woods came to be

Before the houses, this was Sorosis land. The recorded maps for La Saratoga Park, Westview and Saratoga Woods all describe their land as lots of the Sorosis Farm subdivision. The Sorosis Fruit Company was a dried-fruit packer with about 200 acres of orchards and its own packing plant on Saratoga Avenue, active from about 1890 to 1908 according to a local railway-history site that cites the El Quito neighborhood history and a 1922 county history. The Peninsular Railway's stop list includes a Sorosis stop.

The subdividing started in 1952 with La Saratoga Park Unit 1 on Kosich Drive and Lolly Court, recorded while this was still county land. Units 2 and 3, an unnamed 1956 tract on the Saratoga Glen courts by Cox Avenue, and Westview (1957) followed. The Saratoga Woods tract itself, tract 2032, was approved by the Saratoga Planning Commission in November 1957 and by the City Council in February 1958, about 16 months after the city incorporated, and recorded in March 1958 with Santa Clara Development Co. named as owner. Its name now covers the whole area behind Prospect High School north of Cox.

The school came a decade later: Prospect High opened in September 1968 on a 29-acre campus at the north edge. Infill courts followed, from Kosich Court in the 1960s to Palo Oaks Court (1973), Wood Dell Court (1974), San Palo Court (1975), Cabernet Drive (1985) and Kosich Place (1997). Saratoga's zoning code now lists an R-1-10,000 single-story overlay district for the Saratoga Woods neighborhood, and the city's parcel map applies it to every house lot here.

streets and homes

The streets and the houses

Saratoga Creek Drive runs the length of the west side, from Cox Avenue north along the creek to Kosich Drive, with short streets off it: Raleigh, Cyril and Ansley Places, Hargrave Way and Easton Drive and Place. Radoyka Drive and Westview Drive run diagonally northeast toward Saratoga Avenue, while Kosich Drive, Obrad Drive and Cabernet Drive fill the blocks below Prospect High. Mellon Drive and the Saratoga Glen courts sit near Cox Avenue, and short courts such as Curry, Jolene and Lolly open off the diagonals.

Houses are 1950s single-story ranches on lots a little under a quarter acre (median about 10,700 sq ft), with a median assessor-recorded building area of about 2,400 sq ft. About 92 percent are one story in the assessor data. Nearly half of the two-story houses are on Cabernet Drive, a 1985 tract of 36 lots tucked against the school, where 14 are two-story; the code text exempts existing two-story houses from the overlay. About 26 houses carry a build year of 1990 or later, so most change here happens as single-story remodels and rebuilds.

The edges are busier than the interior. Saratoga Avenue carries VTA buses along the east side, Prospect High fills the north edge, and medical and professional offices sit across Cox Avenue near Saratoga Avenue. Across Saratoga Avenue are El Quito Park and the Paseo streets, covered in our Quito guide.

nerd notes

Buying or selling in Saratoga Woods: what we check

Buying here

  • Read the single-story overlay before you buy. Saratoga's zoning code lists an R-1-10,000 single-story overlay for the Saratoga Woods neighborhood; per the code text, single-story additions and replacement houses are limited in height to the adjoining single-story houses, and existing two-story houses are exempt. Confirm with the planning desk what a given lot allows.
  • Check creek-side lots on Saratoga Creek Drive and Raleigh Place: the city's parcel data puts about 19 parcels in mapped liquefaction zones and a handful in FEMA flood zone A. Read the natural hazard disclosure for the specific address.
  • These are mostly 1950s houses: check the electrical panel, foundation, original plumbing and sewer lateral (West Valley Sanitation District), and expect the federal lead-paint disclosure.
  • Look at the Housing Element sites nearby. The city's inventory proposes very high-density mixed use (80 to 150 units per acre, about 410 units planned) on the commercial parcels just east of Lawrence Expressway at Prospect Road, and mixed use at 30 to 40 units per acre (about 293 units planned) on a 9.8-acre vacant site at 13025 Saratoga Avenue, just south of Cox.
  • Lots on Saratoga Avenue, Cox Avenue and next to Prospect High see traffic at school start and end times; visit then.

Selling here

  • Explain the single-story overlay plainly and point buyers to the city; it shapes what buyers can build and is part of what keeps the street single-story.
  • List the school districts (Moreland and Campbell Union High) and invite buyers to verify; don't name an assigned school unless the district confirms it.
  • Name the tract and year (Saratoga Woods 1958, Westview 1957, La Saratoga Park 1952-1959) and document updates; most competing houses are 1950s originals.
  • If the lot backs onto Saratoga Creek, have the flood and liquefaction status ready.
