The Compass + Boyenga toolkit
What the Boyenga Team brings to a sale or a purchase: Compass programs for preparing, pre-marketing and financing, plus the Property Nerd tools we built for Silicon Valley. Here’s what each one does, who provides it, and the fine print.

Selling: prepare, pre-market, price
Compass programs and Boyenga Team tools for the months before a sale: getting the home ready, choosing how it reaches buyers, and setting the price.
Compass 3-Phased Marketing Strategy
A listing can reach buyers in up to three steps, each wider than the last. Pre-marketing is optional: a home can start at phase 1, phase 2 or go straight to the MLS.
- phase 1
Private Exclusive
who sees it: agents in Compass’s network and their buyersOff the MLS and off public sites. Showings are private, there’s no public days-on-market count or price history, and buyer feedback helps fine-tune the price.
- phase 2
Coming Soon
who sees it: the public, on Compass.com and a partner search siteBuyers can find it and plan a visit before it reaches the MLS, still without days on market or price-drop history. Inquiries come to the listing agent.
- phase 3
On the MLS
who sees it: every agent and the public home-search sitesThe full launch to every brokerage and every site that shows MLS listings.
From Compass’s own study of 70,809 closed Compass residential sales listed April 1, 2025 to March 31, 2026 (released July 24, 2026). Compass notes that the price analysis covers closed sales only, the speed and price-cut figures are descriptive, results may vary, and correlation does not necessarily equal causation.

the fine print
The fine print, in plain English
- Concierge is a loanIt’s repaid at closing (or sooner if the listing ends or 12 months pass), it comes from Notable Finance, not Compass, and fees or interest may apply depending on the state.
- Pre-marketing is a trade-offThe first two phases skip the MLS, which can mean fewer buyers, showings and offers. Compass requires a signed seller disclosure before it starts, and we’ll talk through whether it fits your home.
- The study numbers are Compass’sThey come from Compass’s own data on closed sales, and Compass says results may vary.
- You’re never required to use affiliatesCompass discloses that clients don’t have to use any affiliated company, and Rocket Preferred Pricing is optional: any lender works.
Every program here is a tool, not a default. We’ll recommend the ones that fit your home, your timing and your goals, and tell you when one doesn’t.
questions
Questions we hear
Is Compass Concierge free?
No. Concierge pays for prep work up front, and you repay it when the home sells, when the listing agreement ends, or after 12 months, whichever comes first. The loans come from Notable Finance, LLC, and Compass says fees or interest may apply depending on the state.
What is a Compass Private Exclusive?
It’s phase 1 of the Compass 3-Phased Marketing Strategy: a listing shared only with agents in Compass’s network and their buyers, with private showings and no public days on market or price history.
Can any buyer see Coming Soon listings?
Yes. Compass Coming Soons are public on Compass.com before they go on the MLS, and anyone can set up a saved search for them. Private Exclusives are seen through an agent in Compass’s network.
Do I have to use Rocket Mortgage?
No. Rocket Preferred Pricing is an optional perk for Compass clients who finance through Rocket Mortgage. You can use any lender.
What is Compass One?
Compass One is the client dashboard Compass launched in 2025. Your agent invites you, and you see your search Collections, tours and market analyses in one place; sellers also see a custom valuation and pre-marketing tools.
