the story
How Cypress & Northlake came to be
This guide follows the City of San Jose's 'Cypress' neighborhood polygon: the land between I-280 and Stevens Creek Blvd from Saratoga Ave to Winchester Blvd. The city's annexation records show it joined San Jose a piece at a time. Annexations the city named 'Boynton' brought in western blocks from 1955 through the 1960s, 'Winchester' annexations added eastern pieces between 1957 and 1980, a Stevens Creek Blvd annexation followed in 1968, and about 85 acres of scattered pockets in the middle of the area were annexed as late as November 2008. Stevens Creek Blvd is still the line with the City of Santa Clara along the north edge.
The east end holds three city landmarks. The Winchester Mystery House on S. Winchester Blvd is on the National Register of Historic Places (1974) and is California Historical Landmark No. 868; it is a privately run attraction. Nearby, the domed theater building on Winchester Blvd at Olsen Dr is a San Jose city landmark that the city's historic inventory dates to 1964. On S. Cypress Ave, a 1921 Prairie-style house is also a city landmark; it is a private home with no public access.
Change here is concentrated on the edges. The city's General Plan maps the Stevens Creek Blvd urban village (its East and Mid segments) along the north edge and the Valley Fair/Santana Row urban village reaching west of Winchester Blvd around the landmarks. The city council took up both plans on August 8, 2017, and the city's map lists both as approved plans. Near I-280, a 462-lot subdivision was recorded in 2020, and Winchester Orchard Park, a 2.1-acre privately owned park, opened in November 2025 according to the city's parks layer.
streets and homes
The streets and the houses
S. Cypress Ave runs north-south down the middle, from Stevens Creek Blvd to I-280. East of it, a set of parallel avenues (Bundy Ave, Ardis Ave, Rosewood Ave, Henry Ave, Maplewood Ave and Spar Ave) runs south from Stevens Creek Blvd, crossed by Olsen Dr and Kirkwood Dr; west of Cypress, Judro Way, Nolden Ave, Zaton Ave and Doma Dr fill the blocks toward San Tomas Expwy. West of the expressway, Boynton Ave and Northlake Dr run north from near I-280, with Westlake Dr, Troy Dr, Trina Way and Clardy Pl off them.
Expect variety from block to block. The city's tract layer shows more than 40 recorded tracts inside the outline, many with fewer than 40 lots. On the county parcel map, single-address lots have a median of about 8,000 sq ft, and half fall between about 6,750 and 9,250 sq ft; street medians run about 9,300 to 9,500 sq ft on Ardis Ave, Fenley Ave, Bundy Ave, Maplewood Ave and Spar Ave, and about 6,100 to 6,400 sq ft on Coakley Dr and Troy Dr (approximate, from parcel shapes). The city's zoning map puts the house lots mainly in R-1-8 (single-family), with planned-development and multifamily zoning around Northlake Dr and along the boulevard and freeway edges.
Listing records show the Northlake Dr and Clardy Pl area as townhomes and condos. At the east end, the 2020 tract near Winchester Blvd and I-280 added small-lot streets such as Charles Cali Dr, Amaranth Dr and Redberry Way, and the Stevens Creek Blvd frontage is planned for mixed use under the urban village plans.

nerd notes
Buying or selling in Cypress & Northlake: what we check
Buying here
- Flood maps: the city's FEMA-based flood layer puts about 95% of the outline in Zone D, which FEMA defines as possible but undetermined flood hazard with no flood analysis done, and about 5% in Zone AO (shallow flooding, mapped at 1 foot) on the San Tomas Expwy side, including parts of Coakley Dr, Greenlee Dr and the west end of Olsen Dr. Check the current FEMA map for the address and ask your lender and insurer what applies.
- Liquefaction: about 9% of the outline, near San Tomas Expwy, Boynton Ave and Northlake Dr toward Stevens Creek Blvd, is inside a state liquefaction hazard zone (California Geological Survey, San Jose West quadrangle, released 2002). Read the natural hazard disclosure for the address.
- Annexation history: some parcels came into San Jose only in 2008. For those, permits from before annexation may sit in county records, so ask the seller and check both the city and county permit files.
- Zoning: house lots are mainly R-1-8 on the city's zoning map. Ask the city about ADU and SB 9 options for a specific lot before you count on them, and look up the Stevens Creek Blvd and Valley Fair/Santana Row plan maps if you are buying near the boulevards.
- HOA homes: the Northlake Dr townhomes and condos and the 2020 small-lot tract near I-280 are planned developments. Read the CC&Rs, the reserve study and the current dues before you write an offer.
- City line: the north side of Stevens Creek Blvd is the City of Santa Clara, and a few edge segments carry Santa Clara postal codes in county road records. Confirm the jurisdiction on the county parcel record.
Selling here
- Pull the lot size from the county parcel record; street medians here range from about 6,100 to 9,500 sq ft, so buyers compare exact numbers.
- Have the hazard answers ready: Zone D for nearly all lots, Zone AO on some streets by San Tomas Expwy, and the liquefaction strip toward Stevens Creek Blvd.
- State the school districts accurately (Campbell Union and Campbell Union High on Census maps) and tell buyers to confirm with the districts.
- If your street is near Stevens Creek Blvd or Winchester Blvd, have the urban village plan maps handy so buyers can see what is planned nearby.
