the story

How Montclaire came to be

Montclaire starts with a 1915 map. The Granger Subdivision of the Bergin Ranch, recorded with the county in March 1915, laid out lots along Grant Road, Granger Avenue and Eva Avenue, and the house tracts here were later drawn on its numbered lots. Few houses went up before the tracts: in today's city parcel records, only four of the houses in this guide were built before 1950.

Then the lots were cut into house lots in about 16 months. The county's map books show Maryknoll Gardens (Tract 867) recorded in September 1951 on Lot 16 of the Granger Subdivision and replaced a month later by Montclaire Manor (Tract 923), with Montclaire Way, St. Joseph Road and Eva Avenue. Montclaire Manor Unit No. 2 (Tract 1037, Highland View Court) followed in August 1952, the Laver Subdivision (Laver Court) and Monte Verde Manor in September 1952, and Robin Hood Glen Units 1 and 2 (Crooked Creek Drive, Robin Hood Lane and Court, Wooded Glen Way and Saint Joseph Court) in December 1952. Saint Josephs Terrace (Capistrano Way) and Valley View Heights came in January 1953. On several of those maps, today's St. Joseph Avenue is still St. Joseph Road.

The tract name outlived the tract. The city's Montclaire Park and Cupertino Union's Montclaire Elementary sit side by side just across St. Joseph Avenue, and Montclaire Way still loops through the middle of the 1951 map. Permanente Creek on the west edge is more than scenery here: it is also where the school-district line runs, which is why these city streets are in Cupertino Union and Fremont Union while the blocks across the creek are not.

streets and homes

The streets and the houses

Granger Avenue leaves Foothill Expressway near Loyola Corners and runs southeast through the neighborhood, roughly parallel to the expressway. Eva Avenue runs from Granger southwest to St. Joseph Avenue, and Montclaire Way links Granger and Eva and continues southwest. Most of the rest is short streets and cul-de-sacs off those spines, many named for the tract they came from: Montclaire Court and Place, Laver Court, Highland View Court, Monte Verde Court and Capistrano Way, with Crooked Creek Drive, Robin Hood Lane, Nottingham Way and Huntington Lane in the Robin Hood Glen corner toward the creek. Sandalwood Lane, Knollwood Lane and Robles Ranch Road sit on the Woodland Acres side.

City parcel records give a clear picture of the housing stock. Of 308 houses with a recorded year, 168 were built in the 1950s and 73 in the 1960s; 23 date from 2000 or later. The median house has about 2,540 square feet, and about 29 percent have two or more floors. Every one of the 312 parcels is zoned R1-10 (the city's 10,000-square-foot single-family district), and none is in the R1-S single-story overlay, so the overlay's one-story limit does not apply; second stories go through the regular R1-10 standards and design review.

Lots are the steady part: the median is about 10,900 square feet, a quarter acre, and the middle half run from about 10,000 to 12,600 square feet. Expect original single-story houses from the early 1950s, many with additions, next to newer two-story houses where an older one was replaced. The guide also takes in the north side of St. Joseph Avenue and the short streets off its west end (Wooded Glen Way, Longden Circle, Madelaine Court), across from the Highlands.

School districts and getting around

School districts

Montclaire is inside Los Altos city limits but not in the Los Altos School District. On the California Department of Education's 2025-26 district map, every house in this guide is in the Cupertino Union School District (TK-8) and the Fremont Union High School District. The line follows Permanente Creek: the houses just across the creek, on Lundy Lane and Shadow Creek Place, map to the Los Altos School District and the Mountain View-Los Altos Union High School District. Cupertino Union's Montclaire Elementary is just across St. Joseph Avenue, next to Montclaire Park. Attendance boundaries change, so check the exact address with the districts.

Getting around

  • State Route 85 at Fremont Avenue is about 1.4 miles (straight line) east, by way of Fremont Avenue or Grant Road.
  • Caltrain: there is no rail in Los Altos. Mountain View station is about 3.4 miles and Sunnyvale station about 3.7 miles away (straight line).

nerd notes

Buying or selling in Montclaire: what we check

Buying here

  • Confirm the school district by exact address. The streets in this guide map to Cupertino Union and Fremont Union, but the line follows Permanente Creek, so a house across the creek can be in the Los Altos districts.
  • All parcels here are zoned R1-10 and none is in the R1-S single-story overlay. If you plan a second story or a larger addition, check the city's current R1-10 setbacks, height and floor-area limits and its design-review process first.
  • Check FEMA's current flood map, especially for houses near Permanente Creek; two parcel centers in this outline fall in a FEMA high-risk flood zone.
  • Most houses date from 1951 to the 1960s. Ask about the electrical panel, original plumbing, the sewer lateral and the permit history for past additions; houses built before 1978 come with a federal lead-paint disclosure.
  • For a second unit or a lot split, ask the city about its ADU rules and its SB 9 rules (Los Altos Municipal Code Chapter 14.64) for the specific lot.

Selling here

  • State the school districts precisely (Cupertino Union and Fremont Union) and invite buyers to verify by address; a Los Altos address here does not mean the Los Altos School District.
  • Lead with the lot: most lots here are about a quarter acre, and buyers compare them with the Highlands and Woodland Acres next door.
  • Have permits and plans for past additions ready; with many 1950s houses enlarged over time, buyers will ask what was permitted.
  • Measure and publish the real walking route to Montclaire Park and Montclaire Elementary across St. Joseph Avenue rather than a straight-line distance.
