the story
How Capriano & Madrone came to be
This corner of town was Madrone before it was Morgan Hill. The Morgan Hill Historical Society says the community north of Cochrane Rd, first called Sherman, took the name Madrone in 1882 to match the nearby Madrone Mineral Springs resort, and that farmers began shipping prunes, apricots and grapes when the railroad arrived in 1869. It was a stage stop on El Camino Real, a 116-foot water tower went up in 1942 above a former winery, and Sutter Field, a private airfield, ran on Cochrane Rd after World War II until 1980. Morgan Hill annexed Madrone in 1958.
Most of what you see now came later, tract by tract. County record maps show the Capriano maps (phases numbered up to 8, including Villas 1 at Capriano, plus Parkside at Capriano) between Hale Ave and Monterey Rd, with Stonebridge, Tilton Park and Amadora South around them. East of Monterey Rd, the record maps show Central Park (at least six phases), Morgan Lane, Viento and Valencia off E Central Ave, and Madrone Plaza by Cochrane Rd. North of Cochrane Rd, along Madrone Pkwy, Sutter Blvd and Butterfield Blvd, much of the land is industrial and office space (public maps), with the Cochrane Plaza shopping center next to US 101.

The streets and the houses
Capriano is the grid of short streets between Hale Ave and Monterey Rd: Saffron Dr, Tarragon Ave, Coriander Ave, Cumin Ln, Dill Ln, Caraway Pl, Basil Ave, Cayenne Dr, Paprika Dr, Nutmeg Dr, Cinnamon Ave and Mustard Ave, with Tilton Ave along the north end. County parcel shapes put the median lot here near 6,300 square feet, with the middle half between about 4,500 and 10,500 square feet, and listing records for Capriano and the city part of Heritage Greens are single-family homes.
Across Monterey Rd, the Central Park streets all start with Calle (Calle Hermosa, Calle Viento, Calle Buena Vista, Calle Tierra, Calle Mazatan), Morgan Lane runs off E Central Ave along Lancia Dr and Calle Central, and Madrone Plaza fills Jade Ln, Poppy Jasper Ln and Garnet Ln near Cochrane Rd. Listing records here mix single-family houses with townhomes and condominiums; Madrone Plaza sales are mostly townhomes and condos.
At the north edge, Burnett Ave has two manufactured-home communities (county GIS) and Ann Sobrato High School. The city limit is close on three sides: Dougherty Ave, Clarke Ln, Peebles Ave and Hale Ave north of the city are unincorporated county land, and so is the small pocket at the east end of E Central Ave by US 101.

School districts
This area is in the Morgan Hill Unified School District (TK-12). Two district high schools are inside it: Ann Sobrato High School at 401 Burnett Ave and Central High School, the district's continuation school, at 85 Tilton Ave. El Toro Health Science Academy (455 E Main Ave), a district elementary school, is just south of E Central Ave in downtown. Attendance boundaries change, so check the exact address with the district's Find Your School tool before relying on any assignment.
Getting around
- US 101: the Cochrane Rd interchange is about 0.6 mile straight-line from the middle of the area. Burnett Ave and E Main Ave cross the freeway without ramps (public maps).
- Caltrain: Morgan Hill station on Depot St is about 1.4 miles straight-line south of the middle of the area. South County Connector trains run on weekdays only, northbound in the morning and southbound in the evening.
- VTA Route 68 runs daily along Monterey Rd between Gilroy and San Jose Diridon, through this area and downtown.
- Hale Ave runs north along the west edge and continues as Santa Teresa Blvd toward San Jose; Monterey Rd heads north through Coyote Valley (public maps).
- Trails and parks: the city's Madrone Channel Trail (3 miles, paved) and, across US 101, Anderson Lake County Park (about 3,573 acres, county GIS), whose Live Oak entrance is about 1.7 miles straight-line from the middle of the area.

- Liquefaction: the California Geological Survey (Morgan Hill quadrangle, released October 19, 2004) maps about a sixth of this outline in a liquefaction hazard zone, including parts of Saffron Dr, Coriander Ave, Cumin Ln, Dill Ln, Caraway Pl, Tilton Ave, Taylor Ave, Burnett Ave, Madrone Pkwy and Hacienda Valley Dr. Ask for the natural hazard disclosure and, for additions or rebuilds, expect a geotechnical report.
- Flood: FEMA's current maps show nearly all of the area as shaded Zone X (0.2% annual chance), with Zone D (flood hazard undetermined) at the north end around Sobrato High and Burnett Ave and a thin AH strip along Monterey Rd. Check the current map and any LOMR for the address.
- HOA homes: Madrone Plaza, Central Park, Morgan Lane and Viento include townhomes and condos; read the CC&Rs, budget and reserve study, and check current dues.
- Edges: Dougherty Ave, Clarke Ln, Peebles Ave, Hale Ave north of the city and the pocket at the end of E Central Ave are county land. A Morgan Hill address there means county planning and permits; ask about wells, septic and road maintenance.
- Neighbors: industrial and office buildings line Madrone Pkwy, Sutter Blvd and the Butterfield Blvd area, and the shopping center sits at Cochrane Rd. Check the zoning of nearby parcels and visit at commute and delivery hours. For a manufactured home, read the community's rules and recorded documents.
