the story
How Montebello Acres came to be
Montebello Acres is a 1920s country subdivision that a city line later cut in two. Wm. B. Hoag, an engineer and surveyor from San Francisco, surveyed the 'Map of Subdivision of Montebello Acres, Santa Clara County' in May 1927, and it was recorded on May 8, 1928 in Book X of Maps, pages 1 to 3, after approval by the Planning Commission of the Town of Mountain View and the county Board of Supervisors. Its 90 lots ran from Springer Road east to Mountain View Avenue and north along Mountain View Avenue to the State Highway, today's El Camino Real, where the map marks the boundary of the City of Mountain View.
The south sheet of the map is the part that is in Los Altos today. It lays out Rincon Avenue, Raymundo Avenue and Arroyo Road running east from Springer Road, crossed by Mountain View Avenue on a diagonal, with most lots about 200 feet wide and about 200 feet deep, close to an acre each, and a 5-foot setback line along Springer Road. The map labels Permanente Creek behind the lots east of Mountain View Avenue. The lots near El Camino Real are now in Mountain View, and Mountain View neighborhoods wrap around the Los Altos blocks on three sides.
A short way south on Springer Road, Sunshine Terrace (Tract 308) was a postwar tract of 45 lots. Edwin H. Smith surveyed it in January 1946 for owner Residential Victory Homes Inc.; the map is dated May 1946, the county Board of Supervisors approved it on January 13, 1947, and it was recorded the next day in Book 12 of Maps, page 33. It laid out Sunshine Drive as a loop from Springer Road, with Sunshine Court and Terrace Court off it. Both pieces are inside the City of Los Altos today, and the city's annexation map shows no annexation after the city's 1952 incorporation for all but one of these lots.
streets and homes
The streets and the houses
The Montebello Acres blocks are a small grid: Vista Grande Avenue, Raymundo Avenue and Arroyo Road run east from Springer Road, and Mountain View Avenue cuts across them on the diagonal. Sunshine Drive is a U-shaped loop that leaves Springer Road and returns to it, with Sunshine Court and Terrace Court reaching into the middle.
The original lots have been divided. City parcel data puts the median lot near 17,400 sq ft, a little under half of a 200-by-200-foot lot from the 1927 map, and about 13,500 sq ft on Sunshine Drive. City data gives a median year built of 1951 across both pieces, with most houses from the 1940s and 1950s, almost none from the 1960s and 1970s, and about a quarter built in 2000 or later. About 79 percent of the houses with county floor data are one story, and the median living area is about 2,900 sq ft: about 3,100 sq ft in the Montebello Acres blocks and about 2,600 sq ft on Sunshine Drive.
FEMA's flood map puts five houses in Zone A or AH at the parcel center, two of them on Sunshine Drive and the rest at the edges of the Montebello Acres blocks. CAL FIRE's 2025 hazard map shows no Fire Hazard Severity Zone at any parcel center here.

School districts
The California Department of Education's 2025-26 district map places every house here in the Los Altos School District (K-8) and the Mountain View-Los Altos Union High School District. Several of the Mountain View streets around it are also in the Los Altos School District, so the city line and the school district line are not the same thing. Attendance areas and district lines change, so check the exact address with the districts before relying on a school assignment.

Buying or selling in Montebello Acres: what we check
Buying here
- Confirm the city. Mountain View addresses are across the back fence on three sides, under Mountain View's zoning and permits, so check the parcel against the city limit; school districts do not follow the city line.
- Many 1927 lots have been split. Read the recorded parcel maps and title report for easements and access, and ask the city whether a lot can be divided further under current rules.
- Five houses are in FEMA Zone A or AH at the parcel center. Check the specific parcel; lenders generally require flood insurance in these zones.
- About 64 percent of the houses were built before 1960. Budget for checks of the foundation, electrical panel, sewer lateral and permit history on additions.
- Ask for the recorded map with the title report: the 1946 Sunshine Terrace map dedicates public utility easements along lot lines, and the 1927 Montebello Acres map draws a 5-foot setback line along Springer Road.
Selling here
- Lead with the lot: the median here is about 0.4 acre. Give the recorded size and show the usable yard.
- Tell buyers the tract story: Montebello Acres (1927-28) or Sunshine Terrace (1946-47), with the recorded map, since the city line makes the area easy to mistake for Mountain View.
- If the house is in a FEMA flood zone, have insurance quotes and any elevation certificate ready before listing.
- With about a quarter of the houses built since 2000, buyers will compare original houses with rebuilds; document updates and permits.
