the story

How Hawthorn Park & Pioneer Homes came to be

Hawthorn Park began as farm lots of the 1890s. The county's map index lists the James T. Murphy Subdivision No. 2 of 1896, between Maude, Evelyn and Mathilda avenues, and Hawthorn Park, Tract No. 684, was recorded on April 24, 1950 as Lot 24 and part of Lot 23 of that subdivision, with Lori, Shirley and Pastoria avenues on its map. City parcel records date its houses to 1950, and 84 houses still carry the tract number.

South of the tracks, the Pioneer Homes tracts came a decade earlier. Unit No. 1 (Tract 130) was recorded in November 1940 on Waverly Street, Pastoria, Coolidge and Muender avenues; Unit No. 2 (Tract 210) in March 1942 on Evelyn Avenue, Florence and Charles streets and Mathilda Avenue; and Unit No. 3 (Tract 183) in August 1943 on Evelyn, Pastoria, Waverly and Florence. Parcel records date their houses to 1942 and 1943. This guide takes in about 21 of them, on the blocks nearest Evelyn Avenue; all of Unit 1 and the rest of Units 2 and 3 are inside our Sunnyvale West guide's outline.

Mixed in with them are older houses. Parcel records date houses on Mathilda Avenue, Charles Street, Muender Avenue and Washington Avenue to 1910 through 1941, on lots from earlier subdivisions; the county index lists H. R. Fuller's Addition to Sunnyvale of 1905 on Florence and Charles streets, Mathilda Avenue and Washington Avenue.

streets and homes

The streets and the houses

Hawthorn Park is two straight streets. Lori Avenue and Shirley Avenue run east-west between Pajaro Avenue and Pastoria Avenue, with West California Avenue on the south and Central Expressway behind the north row of lots. The houses went up together: city records show 1950 on almost every lot, with only a handful of rebuilds.

The south part follows the older Sunnyvale grid near downtown: Muender Avenue, Waverly Street, Florence Street and Charles Street, with houses facing the west side of Mathilda Avenue. Here 23 houses are zoned R-2 (Muender Avenue, Waverly, Florence and the north end of Charles Street) and 22 fall under the city's Downtown Specific Plan (DSP zoning) along Mathilda Avenue, the south end of Charles Street and Washington Avenue, so the rules for additions and new units differ from the Hawthorn Park blocks, which are zoned R-0.

Across both parts, the houses are small: the median has about 1,140 sq ft of living space and three bedrooms (county counts), and 128 of 135 are one story. Rebuilds are few so far (about ten houses built since 2000). Some recent sales inside the outline were condos and townhomes, so the live sales figures on this page mix them with the houses.

nerd notes

Buying or selling in Hawthorn Park & Pioneer Homes: what we check

Buying here

  • Check the zoning first: Lori and Shirley avenues are R-0, the south part is R-2 or Downtown Specific Plan (DSP). Additions, ADUs and SB 9 splits follow different rules in each, so ask the city planning division before you plan a project.
  • These are 1940s and 1950 houses: check the electrical panel and wiring, the water and sewer lines (including the sewer lateral), the foundation and any past additions for permits.
  • Houses on the north row of Shirley Avenue back onto Central Expressway, and the south blocks sit next to the Caltrain tracks and Evelyn Avenue; visit at commute hours to hear the traffic and trains.
  • City parcel records show no HOA flag here, and the parcel layer puts every house in FEMA flood zone X; confirm both for the address.
  • If a house is old enough to be on the city's heritage resources list, ask the city what review applies before changing it.

Selling here

  • Lead with the walk to the Caltrain station and downtown and with the lot; buyers here are weighing a small house against what can be added.
  • Have permits and dates for any additions, roof, electrical and sewer work ready; on 1940s and 1950 houses, buyers ask.
  • For a lot in the Downtown Specific Plan or R-2 zone, find out what the zoning allows before listing, since it can matter to buyers.
  • Address the train and expressway noise directly (windows, insulation, landscaping) rather than leaving buyers to find it.
