the story
How Rancho Sans Souci came to be
Rancho Sans Souci is one of Joseph Eichler's late Sunnyvale tracts: 35 houses designed by Claude Oakland, with the first owners moving in during 1968, according to the Eichler Network. County records agree, giving every house a 1968 build year. Eichler sold the homes from an office set up in one buyer's garage and marketed them under the 'sans souci' name, French for 'without worry'.
The name never really stuck. Neighbors call the area the Pocket, and the city boundary explains why: along this stretch most of Homestead Road's south side is Cupertino, but Sunnyvale's line drops south of the road between Banff Drive and the Mary Avenue path and takes in about 245 houses down toward I-280. Rancho Sans Souci is the east end of that pocket. The other houses around it are not Eichlers; county records date most of them to the mid-1950s through early 1960s, with two groups built in 1974 and 1976.
In the Sunnyvale Eichler timeline it lands near the end, after the 1958 Fairorchard tract a third of a mile to the northwest and the 1967 Eichlers near Cumberland Drive, and just before Primewood (1969-72), about a mile north (straight-line). Our Rancho Sans Souci tract page follows Eichler listings and sales on these streets, and the Silicon Valley Eichler tract index places the tract among the county’s others.
streets and homes
The streets and the houses
The street plan is simple. Mackenzie Drive turns south off Homestead Road, then bends east to meet Laurentian Way. Laurentian runs south past Olympus Court, a short cul-de-sac to the west, to Pendleton Avenue, where the tract ends. Counted by street in county records, there are 12 houses on Mackenzie, 10 on Olympus Court, 8 on Laurentian and 5 on the north side of Pendleton. Laurentian continues south past Pendleton into 1976 non-Eichler houses, so the street name alone doesn't tell you which tract an address is in.
These are bigger houses than Sunnyvale's 1950s Eichlers. County records list 24 of the 35 at 2,296 to 2,333 square feet and most of the rest between about 2,390 and 2,520, with 26 recorded as four-bedroom and 6 as five-bedroom. For comparison, the 1958 Fairorchard plans a third of a mile away run about 1,370 to 1,890 square feet. The Eichler Network's visit describes an atrium house.
Every house is still a single story in county records, but this tract is not in a single-story (S) district: the city's zoning data show plain R-1 on all 35 lots. Additions are governed by the R-1 rules, plus the city's Eichler Design Guidelines in design review where they apply. The guidelines discourage second stories rather than banning them, so expect the design review conversation to be about massing, privacy and rooflines.

Buying or selling in Rancho Sans Souci: what we check
Buying here
- There is no single-story overlay here: the lots are plain R-1. Before you plan a second story or a big addition, read the Eichler Design Guidelines and ask the city planning division how they apply to your lot.
- Confirm the tract for the exact address. Laurentian Way and Pendleton Avenue continue into non-Eichler houses from the 1950s, 1960s and 1970s, and the Cupertino line is a few steps east.
- Get a radiant heat pressure test from a specialist. Slab leaks can run unseen into the ground; copper lines are usually repairable, corroded steel may not be.
- Ask for roof and insulation records. Original Eichler roofs had very little insulation, and the roof type decides whether a new roof can go over the old one or needs a tear-off.
- Homestead High borders the tract and I-280 is just south. Visit at school start and end times and at commute hours to judge traffic and freeway noise for yourself.
Selling here
- Name the tract and the architect: a 1968 Claude Oakland Eichler, one of 35. Buyers searching for late-period Eichlers look for exactly that.
- Have radiant heat, roof and permit records ready.
- Buyers will ask what they can build, since there is no single-story overlay. Get the answer from the city's planning division rather than guessing.
- List the school districts with a note to verify the address with each district; don't promise a particular school.
