the story

How Arrowhead Meadows & Stonegate came to be

The flat land around Ormondale School was the working heart of the Ormondale Ranch. The Town's archive says an 1870s silk farm planted 50,000 mulberry trees near today's Shawnee Pass and Iroquois Trail; from 1891 the land became a racehorse ranch with as many as 200 horses, five racehorse barns, ranch houses between today's Iroquois Trail and Shawnee Pass, and a three-quarter-mile track roughly where the school stands. One entrance came off Portola Road through today's Georgia Lane, and the old wagon road dropped from Westridge Drive near Fawn Lane to Sioux Way and along today's Shoshone Place to the headquarters.

After a golf-course plan for the flats went nowhere, the ranch sold this land between 1957 and 1963 in six units, and it became Arrowhead Meadows, with one-acre minimum lots running, in the archive's words, from Meadowood to Fawn on Cervantes. A few traces survive: much-altered ranch houses on Iroquois Trail and Shawnee Pass mark the old headquarters, a spring-fed pond dates from ranch days, and the archive suggests that big eucalyptus or weeping willows often mark where a barn once stood. Small tracts filled the gaps later: Corte Madera Acres on Possum Lane (1959), Adair Lane and Los Charros Lane (1959), Antonio Court (1975), Sausal Vista (1978), Palmer Lane (1980) and Cherokee Court (1985).

Stonegate is older. In 1913 an 81-acre country estate called Catoctin was assembled around what are now Stonegate Road, Grove Drive, Grove Court, Tintern Lane and Georgia Lane. It was rustic but elaborate: stone pillars at the gate, roads with stone gutters and curbs, retaining walls and planters, guest tents on wooden platforms under the oaks, tennis, lawn bowling, croquet and a large pool that doubled as a reservoir, with gardens designed by John McLaren's crew and a windmill-topped well, about 100 feet deep, built in 1917. Water was the estate's long fight, with neighbors along Corte Madera Creek. In 1948 a real estate firm bought it and laid out the modern subdivision, keeping much of the park-like setting; Stonegate Meadows added nine lots at the end of Grove Drive in 1966.

streets and homes

The streets and the houses

Arrowhead Meadows is flat and laid out in loops. Cervantes Road is the through street from Westridge Drive east to Fawn Lane; Shawnee Pass loops south past Ormondale School, with Shoshone Place, Iroquois Trail and Arapahoe Court off it, and Navajo Place, Meadowood Drive, Sioux Way, Kiowa Court, Cheyenne Point, Cherokee Way, Cherokee Court and Sierra Lane fill in. The Town zones it R-E/1A/SD-1a; the median lot is about 1.04 acres, the assessor's median year built is 1964, and about three-quarters of the dated houses were built before 1970, most of them one story. Full rebuilds are still rare: only about 9 of the Arrowhead houses show a year built after 2000.

Stonegate's lots are a bit larger (median about 1.1 acres) and older (median year built 1957), and the assessor records a few houses from 1903 to 1916, before the 1948 subdivision; on the Arrowhead side, a 1903 house on Iroquois Trail sits on the old ranch headquarters. The archive's 1999 account said much of the estate's roadside stonework remained. This side sits close to the San Andreas fault: the Town's data puts 14 of the 15 Stonegate Road parcels in the state earthquake fault zone, and about 18 parcels on Grove Drive, Georgia Lane and Tintern Lane touch FEMA's AE zone along Corte Madera Creek.

Between Arrowhead and Alpine Hills, Palmer Lane, Adair Lane, Los Charros Lane, Antonio Court and the west end of Sausal Drive are later one-acre infill, with a median year built of 1974. Near the Woodside line, Possum Lane (the 1959 Corte Madera Acres tract) and Bow Way sit off lower Westridge Drive.

Buying or selling in Arrowhead Meadows & Stonegate: what we check

Buying here

  • Check the fault zone on the Stonegate side. The Town's parcel data puts about 28 single-family parcels here in the state Alquist-Priolo zone, nearly all on Stonegate Road, Grove Drive, Bow Way, lower Westridge Drive and Possum Lane; the Arrowhead streets around the school are outside it. In the zone, expect a licensed geologist's report before any new occupied building and a required seller disclosure.
  • Confirm sewer or septic. County maps put only about 68 of roughly 290 single-family parcels inside West Bay Sanitary District's service area, so many houses here use septic systems; ask for inspection and pumping records, or for the sewer-lateral history if connected.
  • Look at flood maps along Corte Madera Creek: about 37 parcels touch FEMA's AE zone in the Town's data, mostly on Grove Drive and Georgia Lane and near Possum Lane and lower Westridge Drive.
  • If the house has estate-era stonework or is one of the pre-1920 buildings, ask the Town whether any historic-resource review applies before you plan changes.
  • Fire severity is mixed: the Town's data lists most Arrowhead parcels as Moderate and about 38, mostly on Stonegate Road and Grove Drive, as High. Check the current state map and get an insurance quote early.

Selling here

  • Gather septic or sewer records, permits for past additions and any geologic reports; on Stonegate Road, have the fault-zone disclosure ready.
  • Measure and list the walk to Ormondale School, the Town Center and the Windy Hill trailhead.
  • For Stonegate houses, document any original Catoctin stonework or estate-era structure on the lot; it is part of the story buyers ask about.
  • Show what a flat one-acre lot allows: the Town's floor-area and setback numbers for the parcel, and room for an ADU or pool.
