the story

How Strawberry Park came to be

Two different maps use the name Strawberry Park here, which is why this guide covers both. The city's neighborhood map gives it to the association area north of Moorpark Ave, where the townhome streets carry berry names, while listing records use it for the single-family blocks south of Moorpark Ave around Borina Dr and Strawberry Park Dr, which the city's map puts in an area called Blackford. This guide joins them, from I-280 down to Williams Rd, between Lawrence Expwy and Saratoga Ave.

The land began joining San Jose in 1954. City annexation records show a November 1954 annexation named Moreland No. 1 covering about a quarter of today's outline, followed by a long run of small annexations named Moreland, Blackford and Boynton through 1971. The city's tract layer maps 32 recorded subdivision tracts inside the outline. The city parks layer gives John Mise Park an opening date of 1957 and lists Casa View Park as its other name; Casa View is also the name on a series of city annexations just north of I-280.

One older building predates the tracts. The city's historic resources inventory lists a house near Moorpark Ave and Forest Ridge Dr with an estimated 1880s date, filed under the city's horticulture (orchard) period and marked as needing research. It is a private home with no public access.

streets and homes

The streets and the houses

North of Moorpark Ave, the city's zoning map shows a large planned development of townhome streets with berry and plant names: Winterberry Way, Raspberry Pl, Crystalberry Ter, Thimbleberry Ln, Blueberry Ter, Crimsonberry Way, Cherrythorne Ln and Heathertree Ln, about 350 parcels in all. A second planned development nearby uses meadow names (Greenmeadow Way, Littlemeadow Ct, Openmeadow Ct). Listing records file these townhomes under names such as Strawberry Square and Junipero Serra.

The single-family streets fill the rest. South of Moorpark Ave are Borina Dr, Strawberry Park Dr, Elmhurst Dr, Pinewood Dr, Cera Dr, Amstutz Dr and Blackford Ave; on the west side, toward Lawrence Expwy, are Forest Glen Dr, Forest View Dr, Forest Ridge Dr, Raintree Dr, Wagman Dr, Lapa Dr and Bevans Dr. About 39% of the land is zoned R-1-8, and county parcel maps put the typical single-family lot at about 6,200 sq ft.

Saratoga Ave is the commercial edge. The General Plan marks it as the Saratoga Av urban village, a commercial corridor whose plan the city layer lists as not yet approved, and a small neighborhood village sits at the southwest corner where Moorpark Ave and Williams Rd meet Lawrence Expwy. A 2022 city rezoning gave Mixed Use Neighborhood zoning to scattered blocks on Lapa Dr, Bevans Dr, Doyle Rd, Hazel Dell Way, Bolton Ct and parts of Moorpark Ave, so check the zoning on any parcel before planning an addition or a second unit.

Buying or selling in Strawberry Park: what we check

Buying here

  • Check the school district for the exact address: north of Moorpark Ave and the western blocks are Cupertino Union and Fremont Union High, while the Strawberry Park Dr, Borina Dr, Pinewood Dr and Elmhurst Dr blocks are Moreland and Campbell Union High.
  • Flood map: FEMA shows the whole outline as Zone D (flood hazard undetermined). Ask your lender whether flood insurance is required and get a quote either way.
  • Townhomes on the berry- and meadow-named streets are planned-development projects with HOAs. Read the CC&Rs, rules and reserve study, and check current dues.
  • Zoning varies block to block (R-1-8, R-2, planned development and Mixed Use Neighborhood). Pull the city zoning for the parcel before counting on an addition, ADU or lot split.
  • Homes along I-280, Lawrence Expwy and Saratoga Ave sit next to busy roads; visit at commute hours and look at the sound walls and window ratings.

Selling here

  • Say which school districts apply to your street and invite buyers to verify the address; don't promise a specific school.
  • Explain the name: buyers searching 'Strawberry Park' may expect either the berry-named townhome streets or the Borina Dr tract. Use street names in the listing.
  • Townhome sellers: assemble HOA documents and the reserve study early.
  • Point to what buyers can check on a map: John Mise Park, Gullo Park, De Vargas Elementary and the two I-280 interchanges.
