How Guadalupe Oak Grove came to be
The name comes from Guadalupe Oak Grove Park, a City park that keeps a piece of the valley's original oak landscape. The City's park inventory lists about 50 acres, with fewer than 6 developed; the local bird alliance's field guide describes valley oak, blue oak and coast live oak savanna and woodland, California buckeye, sagebrush scrub, rock outcroppings and an abandoned sandstone quarry. Guadalupe Creek runs just north of Coleman Rd, past Valley Water's Los Capitancillos recharge ponds.
The land joined San Jose late. City annexation records show the "Guadalupe No. 2" annexation of September 25, 1968, taking in about 60% of this outline, followed by smaller pieces in 1971 ("Guadalupe No. 11"), 1973, 1975 and 1978. City tract records list 22 recorded tract maps. Listing records show the building ran from about 1970 into the late 1980s: 1971 on Vargas Ct, 1980 in the Villas of Almaden, and 1986 on Thorntree Dr facing the park.
That long build-out shows in the street names. The early-1970s blocks near Meridian Ave use names of cities such as Recife, Porto Alegre, Brasilia, Maracaibo and Antigua; the blocks south of the park use oak names such as Golden Oak, Harvest Oak, Sage Oak and Moss Oak; the streets near the expressway take grape names (Zinfandel Way, Sylvaner Way); and the private lanes in the gated Villas of Almaden area carry the names of Sierra foothill towns: Fiddletown, Drytown, Poker Flat, Jenny Lind, Kyburz and Mokelumne.

The streets and the houses
Meridian Ave and Coleman Rd frame the west and north, and McAbee Rd cuts diagonally from Redmond Ave up to Almaden Expwy. West of the park, Vargas Dr and Maracaibo Dr lead to courts and loops such as Recife Way, Corumba Ct, Pilar Ct, Ponce Ct, Porto Alegre Dr and Brasilia Way. Thorntree Dr, Starwood Dr and Sterling Oaks Dr wrap the park's east side. Between the park and Redmond Ave are Golden Oak Way, Oakglen Way, Castello Dr, Salvatore Dr, Cecala Dr, Ostenberg Dr, Paseo Pueblo Dr and the oak-named ways, and Rhinecastle Way, Zinfandel Way and Strada Almaden sit by the expressway.
Expect 1970s single-family homes on about 8,000 sq ft lots near Meridian Ave and Redmond Ave (a 1971 single-story on Vargas Ct lists about 2,400 sq ft on 8,050 sq ft), larger 1980s homes on bigger lots around the park (a 1986 Thorntree Dr home lists about 3,190 sq ft on 12,050 sq ft and looks onto the park), and townhomes in the Villas of Almaden. A 1980 Villas listing describes a gated community with two pools, a spa, tennis courts and a clubhouse.
City zoning shows why the area feels assembled in phases: about 43% of the land carries A(PD) planned-development zoning and about 27% is R-1-5 single-family, with open-space zoning on parts of the park. The City's street data marks the Villas' lanes (Bullion, Dry Oak, Post Oak, Fiddletown, Drytown, Poker Flat, Jenny Lind, Kyburz, Mokelumne) and Brasilia Hill Ct as private streets. Every street checked is inside San Jose city limits.

About 50 acres in the City's inventory (the bird alliance guide says 62.7), with under 6 acres developed. The entrance is on Thorntree Dr with a small lot and a restroom; the flat crushed-granite Meadow Loop Trail and the Rock Quarry Trail are the easy walks, with steeper paths over the hills, open 8 a.m. to sunset.

Guadalupe Oak Grove is in San Jose Unified School District for TK-12; Census and City district maps agree at every point checked. Los Alamitos Elementary (6130 Silberman Dr) is just south of Redmond Ave, and Pioneer High (1290 Blossom Hill Rd) is about 0.8 mile straight-line north, beyond Coleman Rd and the creek. Attendance boundaries change, so check the exact address with the district.
Getting around
- VTA route 83 runs on McAbee Rd (stops at Thorntree Dr, Rhinecastle Way and Almaden Expwy), 64B runs on Meridian Ave, and 64A stops at Almaden Expwy and Coleman Rd on its way to Ohlone/Chynoweth station (City transit data, updated November 2025).
- Ohlone/Chynoweth light rail is about 1.9 miles straight-line north. The Almaden branch light rail shuttle, whose end station was just north of Coleman Rd, stopped running in December 2019.
- Hwy 85 crosses Almaden Expwy about 1.4 miles straight-line north; Diridon Station (Caltrain) is about 6.6 miles straight-line north.
- Meridian Ave has a separated (Class 4) bikeway between Redmond Ave and Coleman Rd, and Coleman Rd, Redmond Ave and McAbee Rd have bike lanes (City bikeway map).
- The Guadalupe Creek Trail on the north edge connects east to Almaden Lake Park and the Los Alamitos Creek Trail.

- In the Villas of Almaden, read the HOA budget, reserve study and rules: the HOA maintains private streets, pools and the clubhouse.
- About 19% of the outline is in a State-mapped liquefaction zone and about 5% is in FEMA flood zone A or AE, mostly toward Guadalupe Creek; the rest is Zone D (flood risk not studied). Check the natural hazard disclosure and flood zone for the parcel.
- About 17% of the outline, around the park hills, is in the City's mapped Geologic Hazard Zone. Ask whether a geologic review applies before additions on those lots.
- Much of the area was built under A(PD) planned-development zoning, so setbacks, additions and ADUs can follow PD permit conditions rather than standard R-1 rules. Check the parcel's zoning file.
- Large oaks are part of the lots near the park. Ask the City about tree-removal permits before planning work near a mature oak.

- Separate the products: a 1971 single-story near Meridian Ave, a 1980s home on a large lot by the park and a Villas townhome need different comps.
- For Villas homes, order HOA documents early; dues and reserves drive buyer questions.
- Point out park-edge and oak-view lots with measured lot sizes from county records, not adjectives.
