the story
How El Camino Homes came to be
The name comes straight off the recorded maps. The county surveyor's index lists five units of El Camino Homes (tracts 731, 785, 1022, 1063 and 1285) in the blocks between San Tomas Expressway and Scott Boulevard. Unit No. 1, dated April 1950, was laid out for El Camino Homes Inc. and approved by the city that May. Its map shows the state highway right-of-way, today's El Camino Real, along the south edge, and the city's west boundary running along San Tomas Aquino Creek at the tract's west line, with county land beyond it.
The tracts filled in northward over four years. Unit No. 5, mapped in March 1954 for the El Camino Hayward Co., added the long blocks of Cabrillo Avenue and Menzel Place and labels the east edge Scott Lane; the land north of it is marked as fruit-company property. County year-built records put the median house here at 1951, and most were built between 1950 and 1954. A smaller group of 1961 houses fills the blocks north of Cabrillo Avenue around El Capitan Avenue, Sheraton Drive and Alberta Court.
Low ground near the creek explains the flood map. FEMA's current map (panel 06085C0227H, effective May 18, 2009) puts 275 of the 531 single-family lots in Zone AO, an area of shallow flooding with a 1-foot depth, and the rest in shaded Zone X (0.2 percent annual chance). That matters for insurance and for how additions and rebuilds are built, so it is worth checking before you write an offer.
streets and homes
The streets and the houses
The street plan is a tidy ladder. West of Los Padres Boulevard, short east-west streets run between Graham Lane and Los Padres: Arguello, Thompson and Fatjo places south of Warburton Avenue, then Raggio Avenue and Vargas, Castro and Menzel places north of it. The 1950 map draws most Unit No. 1 lots, on Arguello, Thompson and Fatjo places, 66 feet wide and 90 feet deep. East of Los Padres, short north-south streets (Long, Berna, Roll, Eberhard and Cunningham) connect Warburton Avenue and Bray Avenue, and Menzel Place and Cabrillo Avenue run all the way to Scott Boulevard on mostly 60-foot-wide lots.
The houses are one-story ranch homes; the city's parcel data lists nearly all of the single-family houses as one story, and the median lot is about 6,370 square feet. Full rebuilds are still uncommon: about 2% of houses have a county year built of 2000 or later, so expect original 1950s floor plans, often with later additions, and check permits for any added rooms. The blocks on El Capitan Avenue, Sheraton Drive, Alberta Court and Staats Way date from 1961 in county records, a decade after the first units.
Not every parcel is a house. Rancho McCormick Boulevard, a loop east of Los Padres between Cabrillo and El Capitan avenues, is lined with townhome courts named for trees (Eucalyptus, Holly Branch, Elm Leaf, Acacia, Stone Pine, Canary Island, Fan Palm) that city parcel data dates to 1981-84. Royal Drive, Amelia Way, Aza Drive and Joan Way east of Warburton Park, and the east ends of Menzel Place and Cabrillo Avenue, are zoned R3 (multiple dwelling), with buildings mostly from the 1950s. The El Camino Real frontage is zoned for mixed-use commercial.

nerd notes
Buying or selling in El Camino Homes: what we check
Buying here
- Check the flood zone for the exact lot. About half the single-family lots are in FEMA Zone AO (1-foot shallow flooding) on panel 06085C0227H; ask for any elevation certificate, ask your lender whether flood insurance will be required, and get an insurance quote early.
- For 1950s houses, check the electrical panel and wiring, roof, foundation and sewer lateral, and pull the city permit history for additions and garage conversions. Homes built before 1978 come with a federal lead-paint disclosure.
- Zoning changes block by block: houses are R1-6L, the Royal Drive and Aza Drive blocks are R3, the Rancho McCormick courts are a planned development and El Camino Real is mixed-use. Ask the city what applies to the lot you are buying, including ADU and SB 9 rules.
- For the townhome courts off Rancho McCormick Boulevard, read the HOA documents (budget, reserve study, insurance, rules) and check current dues.
- The edges are busy roads: San Tomas Expressway, El Camino Real, Monroe Street and Scott Boulevard. Visit at different times of day if the house backs onto one of them.
Selling here
- Name the tract and unit (for example, El Camino Homes Unit No. 1) in your marketing; buyers and appraisers use it, and the recorded map shows the original lot dimensions.
- Have the flood-zone facts ready: the FEMA zone for your lot, any elevation certificate and your flood-insurance history.
- Gather permits for additions, garage conversions and major system upgrades before you list; on a 1950s house they are the first thing buyers ask for.
- Give real walking routes and times to Warburton Park and the El Camino Real bus stops rather than straight-line distances.
