the story

How Agnew Village came to be

Agnew was a railroad village before it was a Santa Clara neighborhood. A 1904 history of the coast counties says Abram Agnew settled in the county in 1873, donated four acres to the railroad company and laid out the village of Agnew, which was named in his honor. The name stayed on the station, on Agnew Road and on the state hospital built across today's Lafayette Street; the city's historic-properties list dates that hospital's Mediterranean Revival buildings on Palm Drive to 1911, and the grounds are now Agnews Historic Park.

Pieces of the village are still standing. The city's historic-properties list includes the Agnew railroad station building on Bassett Street (dated 1896), the Agnew School building on Agnew Road (dated 1890), Colonial Revival cottages from 1905 on Cheeney Street and a row of houses from about 1900 to 1920 on Bassett Street. When the newer tracts were mapped in 1976, their maps noted that parts of the old Fitzgerald, Third, Fourth and Fifth streets from the earlier Bethlehem Subdivision (Book D of Maps) would be abandoned to make room.

The single-family houses along the creek came last. Two tract maps dated November 1976 and filed in January and March 1977 (tracts 5945 and 5966), both for the Donald L. Bren Company, laid out Lakeshore Drive, Gillmor and Alcalde streets and a set of courts beside San Tomas Aquino Creek, and each dedicated a creekside lot to the city for flood control. That is why the median house here dates to 1977 even though the village streets hold many older homes. The townhome complexes came before and after: around Lake Santa Clara Drive in 1973 and across the north half in 1997-2003.

streets and homes

The streets and the houses

Think of three parts. The old village grid runs along Cheeney, Davis and Bassett streets parallel to Lafayette Street, crossed by Agnew Road, Second and Third streets, Fuller Street and the tree streets at the south end (Ash, Beech and Chestnut). Lots vary in size and age here, from cottages of the early 1900s to houses of the 1940s and 1950s, with some newer infill. The median single-family lot across the guide is about 7,480 square feet.

Along the creek, the 1977 tracts are cul-de-sac courts off Lakeshore Drive and Gillmor Street: Klune, Silveria, Remo, Sawyer, Regina and Rambo courts, plus houses on Gillmor, Alcalde and Gianera streets. City parcel data lists roughly two in three of those houses as one story and the rest as two stories.

Townhomes fill much of the rest. The Lake Santa Clara Drive complex, with courts named for water (Shoreside, Running Water, Falling Water, Creek Bed, River Bed, Dry Bed, Blue Lagoon, Erie, Atlantic), dates from 1973 in city parcel data. Across the north half, planned-development townhomes on Gianera Street, Lenox Place, Esperanca Avenue, Kingsbury Circle, Lass Drive, Duvall Court, Schott Court and Wilcox Avenue date mostly from 1997 to 2003.

nerd notes

Buying or selling in Agnew Village: what we check

Buying here

  • Read the title report. The 1977 map for tract 5966 (Klune Court, Gillmor and Alcalde streets, Silveria Court and part of Gianera Street) notes an aviation easement in favor of the City of San Jose, and both 1977 tract maps dedicated a creekside lot to the city for flood control.
  • The old village lots are not uniform: check the survey, lot lines, easements and the permit history of older additions and accessory buildings, and ask whether the house is on the city's historic-properties list, which can affect remodel review.
  • For houses built before 1978, expect a federal lead-paint disclosure; for early-1900s and mid-century houses, check the foundation, electrical system, roof and sewer lateral.
  • Flood: on FEMA panel 06085C0064H almost every lot is in Zone X shown as having reduced flood risk because of a levee, and one lot is in Zone AE. Ask your lender and insurer what applies to the exact lot.
  • For the townhome complexes, read the HOA documents (budget, reserve study, insurance, rules) and check current dues. Ask the city about ADU and SB 9 rules for single-family lots; zoning here mixes R1-6L, R2, R3 and planned developments.

Selling here

  • Tell the house's story with sources: the tract (5945 or 5966) for the 1977 houses, or the original village streets and any historic-list status for older ones.
  • Have the title documents ready, including any aviation or flood-control easements, so buyers do not stall on them late.
  • Gather permits for additions and system upgrades; older village houses get extra scrutiny.
  • Give real walking times to Agnew Park, Fuller Street Park and the Agnew Road bus stops, and note the event-day traffic plan if you are near the Gianera Street end.
