the story
How Serramonte came to be
Serramonte covers the hills at Daly City's south end, from the Highway 1 freeway and Serramonte Center down to King Drive, where South San Francisco begins. The city's General Plan dates it to the late 1960s and early 1970s, and Census survey estimates bear that out: of about 5,400 housing units in the three tracts that cover most of it, about 57 percent date from the 1970s, 20 percent from the 1960s and 14 percent from the 1980s. The city's history page places it in the run of post-war subdivisions south of Westlake, with regional shopping centers linking the St. Francis Heights and Serramonte subdivisions.
The city's address records still carry the recorded subdivision names. Most of the house blocks were recorded as numbered units, Serramonte No. 1 through No. 23, with smaller tracts named Christopher Highlands (Crestview Circle and Vistamonte Avenue), Serravista and Montevista. In the northwest corner, below the freeway, Higate Drive, Christopher Court, Manzanita Avenue and Castillejo Drive were recorded as St. Francis Heights Units 3 and 3A, a piece of the tract to the north that the freeway left on this side. The condominium groups have their own names: Crown Colony on Imperial Way, Half Moon Lane and Mandarin Drive, Village Serramonte on Philip Drive, Cypress Point on Innisfree Drive and Ventana Townhomes at Hyde Court.
The commercial core sits along Serramonte Boulevard and Gellert Boulevard: Serramonte Center by I-280, which the city's General Plan EIR describes as an 860,000-square-foot regional center, with Serramonte Plaza and Gellert Marketplace on Gellert Boulevard. Gellert Park and the Serramonte Main Library are in the middle of the neighborhood, and large apartment complexes line Campus Drive, St. Francis Boulevard and King Drive.
streets and homes
The streets and the houses
Two boulevards run north-south through the middle: Callan Boulevard, which winds from the Highway 1 interchange down to King Drive, and Gellert Boulevard, which runs from Serramonte Boulevard past the shopping centers and Gellert Park to King Drive and Junipero Serra Boulevard. Serramonte Boulevard and Hickey Boulevard cross east-west and over I-280 to Junipero Serra Boulevard, and King Drive follows the south edge. Between them the residential streets loop along the slopes: Morton Drive, Wembley Drive, Penhurst Avenue and Parkrose Avenue on the west; Canterbury Avenue, Wakefield Avenue, Shipley Avenue, Warwick Street, Dennis Drive and Verducci Drive to the south; Serravista Avenue, Marbly Avenue, Norwood Avenue, Barbara Lane, Michelle Lane and Hampshire Avenue to the east, with courts and circles such as Lycett Circle, John Glenn Circle, Camelot Court and Plymouth Circle.
County use codes count about 3,160 single-family parcels. On the R-1 lots the median is about 3,600 square feet, with the middle half between about 3,290 and 4,220, a little roomier than the older tracts to the north. The General Plan describes the houses as two-story homes over garages on moderately steep hillsides. Several pockets were built under planned-development zoning instead: the PD-10 houses on Barbara Lane and Michelle Lane sit on lots of about 1,460 square feet, and Serravista and Montevista have their own PD zones.
Condos make up a large share of the stock. Crown Colony alone has about 690 condominium parcels east of I-280, Village Serramonte about 145 on Philip Drive and Cypress Point 80 on Innisfree Drive, all in county records. County records also show 206 single-family parcels with a recorded ADU.

School districts and getting around
School districts
Serramonte is split between school districts. Census district lines put about two-thirds of its address points, the blocks from King Drive north to about Penhurst Avenue and Wembley Drive, the Gellert Boulevard corridor and the Crown Colony condominiums, in the South San Francisco Unified School District (K-12); the city confirms that the district serves the Serramonte area. The northern and northwestern blocks, including Campus Drive, St. Francis Boulevard, Crestview Circle, Kent and Ward courts, Serramonte Boulevard and Philip Drive, are in the Jefferson Elementary School District and the Jefferson Union High School District, and the line splits Callan Boulevard, Morton Drive, Penhurst Avenue, Wembley Drive and Hickey Boulevard. Public schools inside the area are Skyline Elementary (55 Christen Ave) and Junipero Serra Elementary (151 Victoria St), both South San Francisco Unified; Westborough Middle is just south of King Drive in South San Francisco. Attendance boundaries change, so check the exact address with the district.

Buying or selling in Serramonte: what we check
Buying here
- Check the parcel against the state's earthquake fault map: about 90 address points on Canterbury Ave, Callan Blvd and King Dr are inside an Alquist-Priolo earthquake fault zone, which brings its own disclosure and study requirements for new building work. Ask the city what a project there would need.
- About 780 of Serramonte's roughly 6,700 city address points are in a state-mapped earthquake-induced landslide zone (Ward Ct, Wakefield Ave, Callan Blvd, Gellert Blvd, Canterbury Ave, King Dr, Brosnan Ct, Barbara Ln, Innisfree Dr, Serravista Ave) and about 830 in a liquefaction zone, mostly the Gellert Blvd valley floor, Crown Colony and Serramonte Center. Look at retaining walls and drainage on hillside lots and ask about a geotechnical report.
- Confirm the school district for the exact address before you write an offer; neighbors on the same street can be in different districts.
- In Crown Colony, Village Serramonte, Cypress Point and the other condo groups, read the HOA documents, reserve study and insurance coverage, and check current dues. Planned-development pockets (Barbara Ln, Michelle Ln, Serravista, Montevista) have their own development rules, so read the CC&Rs before planning an addition.
- County records show 206 single-family parcels with a recorded ADU; if a house has a ground-floor unit or finished garage, compare the permit history with what you see.
Selling here
- Use the names buyers search: the MLS files this area as Serramonte, Crown Colony, Serramonte Village and Serramonte Highlands, and the recorded unit number (Serramonte No. 1-23) helps comparables line up.
- State the school district for your address, with a link to the district's lookup; with two districts in the neighborhood, buyers will want it confirmed.
- Order the natural hazard disclosure early; fault, landslide and liquefaction zone status varies block by block, and every address here is in FEMA Zone X.
- Give straight-line distances as facts: Serramonte Center, Gellert Park, Colma BART and the airport.
