the story
How Eagle Ridge & Hecker Pass came to be
Uvas Creek comes out of the hills west of the city, runs east through the middle of this area and passes under Santa Teresa Blvd toward Christmas Hill Park. The city's history page describes Gilroy's farmland as orchards of prunes, cherries and apricots until the early 1960s and names vineyards and wineries as part of the local story. The 2004 draft EIR for the Hecker Pass Specific Plan listed the existing use on that side as agricultural and agricultural-commercial land.
South of the creek, Eagle Ridge was laid out around a golf course; the HOA's own site describes the Eagle Ridge Golf Club's fairways winding through the community. County records put the clubhouse building at 2951 Club Dr at 2000 and date the roughly 870 homes south of the creek mostly to 1999-2013: St Andrews Cir and Club Dr from 1999-2001, Muirfield Way, Cruden Bay Way and Turnberry Way in 2000-04, Pitlochry Dr and Lahinch Dr from 2001 to 2013, and the Creekside streets just south of the creek (Braid Ct, Alister Ct, Hackett Dr, Mackenzie Way, Taymouth Way) in 2006-13.
North of the creek is the city's Hecker Pass Specific Plan. The city says it was adopted in 2005 and amended four times, covers about 423 acres bounded by Uvas Creek on the west and south, the Village Green development on the east and Hecker Pass Hwy on the north for the bulk of its length (about 123 acres lie north of the highway, in the Lions Creek guide), and is meant to recognize Gilroy's agricultural heritage by preserving such lands. Village Green (Isabella Way, Bianca Way, Rosette Way) dates to 2003 in county data; the plan's streets followed from 2015 to 2019: Rosemary Dr, Tarragon Dr, Fennel Pl and Wasabi Way (2015-16), Cinnamon Way and Clove Pl (2015-17), Apple Tree Way, Apricot Way and the west end of Third St (2016-17), Mustard Seed Way and Nutmeg Way (2017-18), Grassland Way and Lemon Grass Ln (2018) and Thyme Ct (2019).
streets and homes
The streets and the houses
Eagle Ridge Dr and Club Dr are the main loops south of the creek, with golf-course parcels running between the streets and courts and short ways branching off both. County assessor data count about 870 single-family homes here: about 86 percent two-story, a median of about 3,270 sq ft (middle 80 percent about 2,400 to 4,100 sq ft), on lots with a median near 8,200 sq ft. About 270 of them sit on RH (Residential Hillside) zoning at the upper edges; the rest are R-1. About 60 residential lots had no building on record, including 12 on Berwick Ave (about 15,000 to 50,000 sq ft) and groups on the Eagle Ridge streets, Portmarnock, Portrush Ln and Southerland Ct.
North of the creek the lots are smaller and the houses more recent. The roughly 410 single-family homes in the Hecker Pass plan streets have a median lot of about 5,000 sq ft and a median house of about 2,510 sq ft (about 78 percent two-story), zoned HPSD (Hecker Pass Special Use District) in the city's parcel data. Village Green, next to Santa Teresa Blvd, is R-3 with about 76 condominium-style units.
The HOA describes Eagle Ridge as a gated community: its management handles gate transmitters, Security runs a greeting station and registers guest parking, and the HOA lists a clubhouse, pool, tennis courts and play areas plus architectural review for exterior projects. Confirm in each home's disclosures which association a street belongs to. Gilroy Gardens and the open-space hills around it at the west end are on land the city's maps show as city park and government-owned open space.
County land just west: past the west and south city limit is unincorporated Santa Clara County, outside Gilroy's urban service area but inside its sphere of influence (county GIS). Rancho Vista Dr runs south off Hecker Pass Hwy right at the city line; farther west and north are Hecker Pass Hwy toward Mount Madonna, Whitehurst Rd, Watsonville Rd, Redwood Retreat Rd, Day Rd and Burchell Rd, and the Solis Rancho and Smith Partition tracts. Addresses there say Gilroy, but county planning and county permits apply; county zoning near this edge is A-20Ac (Agriculture, 20-acre minimum), AR (Agricultural Ranchlands) and HS (Hillside), and wells, septic systems and private roads may apply. CAL FIRE maps the hills south and west of Eagle Ridge as State Responsibility Area, High with Very High pockets.

nerd notes
Buying or selling in Eagle Ridge & Hecker Pass: what we check
Buying here
- Flood map: FEMA's current maps (Santa Clara County panels effective May 18, 2009) show Zone D, possible but undetermined flood hazard, over nearly all of Eagle Ridge and the Hecker Pass plan streets south of the highway, with Zone AE and a regulatory floodway along Uvas Creek itself. Ask your lender and insurer how they treat Zone D, and look at where the lot sits relative to the creek.
- Fire zones: on the 2025 state fire hazard severity zone map the city adopted (Ordinance 2025-05, June 16, 2025), about 40 percent of the homes here are in a Moderate or High zone, with High covering about a quarter, mainly on Eagle Ridge Dr, Lahinch Dr, Club Dr, Hoylake Ct, Pitlochry Dr and the courts off them. Check the address and get insurance quotes early.
- HOA and gates: read the Eagle Ridge CC&Rs, rules (parking, guests, architectural review) and budget, and check current dues. Golf is a separate business; confirm what the HOA dues cover.
- Building on a lot: vacant lots on Berwick Ave and Eagle Ridge Ct carry RH (Residential Hillside) zoning and HOA architectural review; check city hillside rules, utilities and soils before buying.
- Hecker Pass plan streets are zoned HPSD under the Hecker Pass Specific Plan; read the plan (amended 2018) and any HOA rules before planning an ADU, addition or SB 9 project.
- Seismic: the state has not yet evaluated the Gilroy quadrangle for liquefaction or landslide zones, and no Alquist-Priolo fault zone crosses this outline; the nearest mapped zone (Sargent fault) is southwest of the city limit.
Selling here
- Gather the HOA package early (CC&Rs, rules, budget, gate and parking procedures, architectural approvals for any exterior changes) so buyers can review it during the contingency period.
- Explain the flood designation: nearly all lots are Zone D on FEMA's map, which lenders and insurers may ask about.
- Golf-course and creek-edge lots: show what the view or frontage is, and any easements or fencing rules from the HOA.
- Price against the same side of the creek: 1999-2013 Eagle Ridge homes and 2015-19 Hecker Pass plan homes differ in lot and house size, and the MLS may file them under different names.
