the story
How Sobey & Marshall Lane came to be
Sobey is the name of the road at the middle of this guide and of the creek that crosses it; we found no record of who it was named for, so we won't guess.
This was farm country well into the last century. The City's history of the circa-1870 barn at 18500 Marshall Lane says it stood on land shown growing grain in 1876 and later planted in apricot and prune orchards by a farm family who bought about 20 acres around 1945; that land was later split, and by the family's account the other half became the site of Marshall Lane Elementary. The barn has since been taken apart and rebuilt in the Heritage Orchard by the library. The City's historic inventory also lists an 1888 house on Ravenwood Drive (a City landmark), an 1890 house on Quito Road, a 1925 farmhouse on Camino Barco, Casa de Tesoro, an adobe on Chester Avenue dated 1935 and 1967 (a City landmark) and Casa Tierra, a 1941-43 Southwest-style house on Quito Road.
The houses came in two waves, per county build years. In the 1950s and early 1960s, tract streets filled the land north of Allendale Avenue and along Quito Road: Dagmar, Christie, Harper, Ward, Fontaine and Holiday (1952-54), Ravenwood Drive (1953-55), Casa Blanca Lane (1957), Aspesi Drive and Montpere Way (1958-59), Portos Drive and Ronnie Way (1960-61) and Harleigh Drive (1958-62). The City's inventory lists a 1954-55 modern house on Montpere Way, and a mid-century home history credits that small enclave to architects Anshen & Allen. In the 1970s the acre-zoned land south of Allendale was cut into courts such as Sobey Meadows Court, Apricot Hill and Rancho Las Cimas, Arbolado and Aquino ways.
streets and homes
The streets and the houses
Two kinds of lots sit side by side. On the R-1-10,000 tract streets, county medians run about 8,000-13,000 sq ft of land and about 1,700-2,600 sq ft of house, mostly single-story ranches. On the R-1-40,000 streets south of Allendale (Sobey Road, Chester Avenue, Vessing Road, Old Wood Road, Evans Lane, Woodbank Way and the 1970s courts), the medians run about 40,000-50,000 sq ft of land and about 3,300-4,300 sq ft of house. Smaller groups are zoned R-1-12,500, R-1-15,000 and R-1-20,000 in between.
Portos Drive and Harleigh Drive loop between Saratoga Avenue and Allendale Avenue, with Gardiner Park on Portos; the Aspesi and Riverdale streets run east toward Quito Road. Across Quito, the city limit wraps east to take in Ravenwood Drive, Raven Court, Espada Court, Montpere Way, Loquat Court and Quito Oaks Way. South of Allendale, Chester Avenue curls around West Valley College's east and south sides to meet Sobey Road, which leaves Quito Road just south of Marshall Lane, runs west and then south in a long arc and rejoins Quito Road near the Monte Sereno line.
The area is changing again. The City says Lennar bought the 11.57-acre vineyard at Chester and Allendale avenues on July 1, 2026, after approval of 52 single-family homes with 12 ADUs, and began clearing it in August. At 18500 Marshall Lane, the old ranch has an approved nine-lot map and a pending Builder's Remedy application for 132 townhomes, and a 69-unit townhome proposal at 14076 Quito Road is in review.

School districts and getting around
School districts
This is one of the most split school areas in Saratoga. The City of Saratoga's parcel data, which match Census district maps, put about 860 parcels in Campbell Union School District with Campbell Union High School District (most streets east of Chester Avenue, along Quito Road and Marshall Lane, and the Aspesi, Riverdale, Ravenwood and Montpere streets) and about 500 in Saratoga Union School District with Los Gatos-Saratoga Joint Union High (mostly the Portos, Myren, Dagmar and Ronnie streets near Saratoga Avenue). Harleigh Drive, Sobey Road and Chester Avenue are split. Marshall Lane Elementary, a Campbell Union school, is inside the area. Campbell Union's Rolling Hills Middle School (Los Gatos address) is about 0.8 mile east and Campbell Union High's Westmont High School about a mile east; Saratoga Union's Redwood Middle School is about 0.8 mile west (straight-line). Boundaries change and can split a street, so check the exact address with each district's locator.

Buying or selling in Sobey & Marshall Lane: what we check
Buying here
- Check the flood zone. City parcel data put about 170 parcels here in FEMA Zone A or AE, mostly along the creeks (parts of Harleigh Drive, Quito Road, Montpere Way and Perego Way). Get the flood zone and any elevation certificate early.
- Soils and faults: about 100 parcels carry a fault-zone flag and about 325 a liquefaction flag in the City's parcel data (Harleigh, Montpere, Aspesi, Quito Road and others). Saratoga's ground movement rules (City Code Article 16-65) can require geotechnical review for new work.
- Confirm the city and the district. The east edge is the city line, and a few parcels near Quito Road are in Campbell, Los Gatos or Monte Sereno; within Saratoga, Campbell Union and Saratoga Union can split a single street.
- Look up nearby projects on the City's development pages: Chester Avenue (Lennar, 52 homes plus 12 ADUs), Marshall Lane (a 132-townhome Builder's Remedy application with a Draft EIR out for comment in fall 2026) and 14076 Quito Road (69 units).
- On acre lots, confirm the sewer connection and lateral (West Valley Sanitation District), protected trees and long driveways; on 1950s tract houses, check the panel, plumbing and permits for additions.
Selling here
- Say which part of Sobey your home is in: a 1950s ranch on a 10,000 sq ft lot and an acre property on Sobey Road draw different buyers and different comparisons.
- State the school districts from the county record; Saratoga Union and Campbell Union both serve this area, sometimes on the same street.
- Have flood-zone, liquefaction and fault information ready with the disclosures, since many parcels here carry a flag.
- Buyers will find the Chester Avenue, Marshall Lane and Quito Road projects on the City's site; address them plainly with what is approved and what is still pending.

faq
Sobey & Marshall Lane questions, answered
Is this area called Kentfield?
Some online sources use that name for the area south of Highway 85 and east of Saratoga Avenue, but we found no street, tract or City document that does. Locally, Sobey Road, Marshall Lane and the street names are more useful landmarks.
Which school districts serve Sobey?
Both Campbell Union (with Campbell Union High) and Saratoga Union (with Los Gatos-Saratoga Joint Union High), and some streets are split. Marshall Lane Elementary, a Campbell Union school, is inside the area. Confirm the exact address with the districts.
What is happening at Chester and Allendale avenues?
The City approved a 52-home subdivision with 12 ADUs on the 11.57-acre vineyard site; Lennar bought it on July 1, 2026 and started clearing in August, per the City's project page.
Are Ravenwood Drive and Montpere Way in Saratoga?
Yes. The city limit wraps east of Quito Road there, and Ravenwood Park is a City of Saratoga park. Neighboring streets farther east are in Campbell or Los Gatos.
How big are the lots?
It depends on the street: about 8,000-13,000 sq ft on the 1950s-60s tract streets zoned R-1-10,000, and about an acre on Sobey Road, Chester Avenue and the 1970s courts zoned R-1-40,000.
