the story
How Mariposa Gardens came to be
Mariposa Gardens was mapped in two pieces. Unit 1, Tract 1284, is dated March 1954, was approved by the Santa Clara Planning Commission on March 10, 1954, and describes its land as a portion of the Bennett Tract. Civil engineer George S. Nolte drew 260 numbered house lots between Homestead Road, San Tomas Aquino Creek and Forbes Avenue, plus a separate parcel of about 2.9 acres along the creek and an easement for creek maintenance. Valley Title Company of Santa Clara County signed as owner and Capital Company as co-owner. Unit 2, Tract 1409, followed in February 1955 with the same owners and engineer and filled in the blocks to the west, toward Kiely Boulevard.
Build years show how quickly the houses went up: 442 of the area's 577 single-family lots carry 1950s build years, with a median of 1955. The same burst filled the land around it: Junipero Gardens and Homestead Estates were mapped across Homestead Road in the same years.
The land south of Forbes Avenue waited. San Tomas Woods Unit 1, Tract 4714, was mapped in May 1969 by George S. Nolte and Associates for San Tomas Woods Associates, on lots of an older map called Bond Subdivision No. 1. It was approved by the City Council in July 1969 and recorded that August. Five more units followed into 1973. That is why 124 lots here carry 1970s build years and why this corner looks different from the rest.
streets and homes
The streets and the houses
North of Forbes Avenue the plan is a tight grid of short avenues. Barcells, Toledo and Rebeiro avenues run parallel to Homestead Road, crossed by Salberg, Nicholson and Bucher avenues, and the Unit 1 map tucks a cul-de-sac court into almost every block: Wilson, Cupples, Rogers, Enos, Marshall and Layton courts, with Pritchard, Starr, Azevedo, Ruth and Steinhart courts toward Kiely Boulevard. The 1954 map shows lots about 53 to 58 feet wide and about 100 feet deep. City parcel data puts most of these lots between about 5,400 and 5,900 square feet, and they are zoned R1-6L, which the city's zoning code calls Single-Family Residential.
South of Forbes, San Tomas Woods is a different pattern: Tanoak Drive with a row of tree-named lanes off it (Pepperwood, Lindentree, Birchtree, Maplewood and Tuliptree); Taft Avenue and Taft Court, built in the same years, follow the same larger-lot pattern. These 1970s lots run about 8,900 to 10,000 square feet and are zoned R1-8L, which the code calls Single-Family Residential, Larger Parcel. A few 1957 houses on Asbury Place in the northeast corner belong to a separate tract the county index lists as Northgate Unit 4.
Most houses are originals that have been remodeled rather than replaced; only about 1% of the lots carry a build year of 2000 or later. A 1954 house on Bucher Avenue in listing records sits on a 5,300-square-foot lot, typical of the courts and avenues. The edges are busy: Kiely Boulevard on the west and Homestead Road on the north carry bus routes, and San Tomas Expressway runs along the east side with the creek channel beside it.

nerd notes
Buying or selling in Mariposa Gardens: what we check
Buying here
- Flood zones: FEMA maps 87 of the 577 single-family lots (by lot center) in zone AH, a shallow-flooding zone with a base flood elevation, in the northeast corner on Barcells Avenue, Layton Street and Court, Asbury Place, Rogers Court and the north ends of Salberg and Bucher avenues. Check the FEMA map for the exact parcel and ask whether a lender will require flood insurance.
- Know which half you are in: the 1950s blocks are R1-6L lots of about 5,500 square feet, while San Tomas Woods lots are R1-8L and roughly 9,000 square feet. Zoning and lot size shape what an addition, ADU or SB 9 project can do, so check current city rules.
- 1950s houses here are about 70 years old: check electrical capacity, original plumbing, the sewer lateral and permits for past additions. For the 1970s houses, check roof age, windows and any original siding.
- Lots that back onto San Tomas Expressway or face Kiely Boulevard or Homestead Road hear more traffic than the inner courts; visit at commute time.
- Ask whether any recorded covenants or easements from the tract maps (utility, creek-maintenance or access easements) touch the lot.
Selling here
- Use the tract name (Mariposa Gardens, or San Tomas Woods south of Forbes Avenue); buyers and listing records search by it.
- State the lot size and zoning (R1-6L or R1-8L) up front; the difference matters to buyers planning an addition or ADU.
- If the lot is in the AH flood zone, have the zone and any elevation certificate ready with the disclosures.
- Give a straight-line or walking distance to Mary Gomez Park and Pool and to Central Park across Homestead Road.
