The Leverage Lab
Is it a buyer’s or a seller’s market? It depends on the price. Pick a city and a price to see the listings competing right now, how fast homes like it are selling, and who has the upper hand.

How we make the call
The measures
- Competing listingsHouses, condos and townhomes for sale now in your price range.
- Days on market and price cutsHow long those listings have been for sale, and how many are now asking less than before.
- Sale-to-listHow recent sales in the range closed against their list price.
- Months of supplyListings now divided by the monthly sales pace; lower means homes sell faster than new ones arrive.
The rule of thumb
- Sellers have the edgeUnder two months of supply and sales closing at or above asking.
- Buyers have roomFour or more months of supply, sales closing under 98% of asking, or 30% or more of listings with a price cut.
- BalancedEverything in between.
- Too few sales to callFewer than three sales in the range in 90 days.
This is our rule of thumb for reading the numbers, not an industry standard. A single home can buck its range, so we always look at the specific listing, its pricing history and the offers it’s likely to get.
questions
Questions we hear
What does months of supply mean?
It’s how long the homes for sale now would last at the recent pace of sales. Fewer months means less choice for buyers and more leverage for sellers.
Why does the call change with price?
Demand isn’t even across a city. Entry-level homes and luxury homes often move at very different speeds.
Where does the data come from?
Listings for sale and closed sales reported to the MLS and shared with our site through IDX feeds, read each time the page loads. Mobile homes, multi-unit buildings, land and commercial properties are left out.
Can you check a specific home?
Yes. We’ll look at its price history, the competition and recent sales nearby, and tell you how we’d approach an offer or a price.
