the story
How West Atherton came to be
This is the town's namesake ground. The Town's history page says Faxon Dean Atherton, originally from Massachusetts and a trader in tallow, hides and merchandise between Chile, Hawaii and California, bought more than 600 acres in 1860 and built his home, Valparaiso Park, several years later on the site where the Circus Club, a private club on Park Lane, stands today. When the Fair Oaks property owners incorporated on September 12, 1923, the name Fair Oaks was already taken by a town near Sacramento, so they named the new town for him.
The Town's history says estate owners first came only from May through September, because the dirt roads were treacherous in winter, until the San Francisco to San Jose Railroad opened in October 1863 and changed that. Another estate name survives as a house. James Thomas Watkins's home, Fair Oaks, has been moved twice and now stands on Alejandra Avenue, near the El Camino end of this area. As elsewhere in town, the big holdings gave way to subdivisions between the 1920s and the 1950s.
Water still sets some of the lines. County stream maps show Atherton Creek crossing the area on a diagonal, from Alameda de las Pulgas by Las Lomitas Elementary past Camino al Lago, Cowell Lane, Barry Lane, Faxon Road and Edwards Lane toward El Camino. The Town line follows Valparaiso Avenue against Menlo Park, and the south corner around Camino a los Cerros is unincorporated West Menlo Park.
streets and homes
The streets and the houses
Atherton Avenue forms the long northwest edge, with Mercedes, Inglewood, Stevenson and Edwards lanes running off it. Isabella Avenue cuts in from El Camino, Elena Avenue runs through to Valparaiso, and Park Lane fills the middle. Toward the Alameda the streets are Faxon Road, Faxon Forest, Barry Lane, Linda Vista and Monte Vista avenues, Camino al Lago, Cowell Lane and Callado Way. Near El Camino are Odell Place, Winchester Drive and the west end of Maple Avenue; toward the Valparaiso corner are Alejandra Avenue, Brittany Meadows, Emilie and Macbain avenues, Howard, Michaels, Douglass and Leon ways and Victoria Drive. The ground rises from about 55 feet above sea level at El Camino to about 120 feet at the Alameda (USGS elevation points).
County parcel maps count about 470 single-family lots, with a median of about one acre and about 27 lots of two acres or more. Isabella Avenue, Park Lane, Camino al Lago and Britton Avenue run larger (medians of about 1.2 to 1.3 acres). Lots get smaller toward El Camino and Valparaiso: about two-thirds of an acre on Douglass, Leon, Michaels and Howard ways and Macbain Avenue, about half an acre on Winchester Drive, and about a third of an acre on Victoria Drive. Several of the biggest parcels are not houses at all: school campuses near Valparaiso Avenue and El Camino and the club grounds on Park Lane.
The houses are detached single-family homes, and about one in seven single-family parcels carries an assessor code for an ADU. R-1A zoning applies: 60-foot front and rear setbacks on most lots, 30-foot height (34 with a special structure permit) and floor area of 18% of the lot on lots of an acre or more. The Town's 2023-2031 Housing Element adds multifamily overlay districts on designated sites, including RM-20/40 on school campuses zoned for public facilities, so check the zoning map for the parcels around any address.

Buying or selling in West Atherton: what we check
Buying here
- Confirm the jurisdiction on the edges. The Town line runs along Valparaiso Avenue (Menlo Park on the other side) and meets unincorporated West Menlo Park at the south corner, and a few Town-side address points carry a Menlo Park 94025 ZIP in county records.
- Check the school district by address in the southwest corner, where Menlo Park City and Las Lomitas Elementary districts meet; Census lines can be off by a parcel.
- Near Atherton Creek, read the hazard reports closely. The county's FEMA layer shows Zone X (minimal flood hazard), but the state's 2006 seismic hazard map puts about 14 lots along the creek (Barry, Cowell, Edwards, Camino al Lago, Isabella, Elena) in a liquefaction zone.
- Before planning a rebuild, run the R-1A numbers (60-foot front and rear setbacks, 18% floor area on lots of an acre or more) and get an arborist's survey: oaks of 15.2 inches in diameter or more are heritage trees anywhere on the lot.
- Look at the zoning map around the address. The Housing Element's multifamily overlays (RM-10 on designated lots of at least half an acre, RM-20/40 on school sites) can change what gets built nearby.
- County maps put the whole area in West Bay Sanitary District and Cal Water's Bear Gulch district; ask for the sewer lateral's history.
Selling here
- Lead with the land: acreage, shape and how the 60-foot setbacks frame the buildable area, plus any creek frontage and how drainage has been handled.
- Have the school-district and jurisdiction answers ready, especially near the Alameda and Valparaiso edges.
- Gather the paperwork buyers ask for here: permits (including ADU and special structure permits), heritage tree permits and arborist reports, and natural hazard disclosures.
- Show the floor-area math for the lot so buyers can see the size of house the rules allow.

Which school district serves West Atherton?
Mostly the Menlo Park City School District, with the Las Lomitas Elementary School District in the southwest corner by Las Lomitas Elementary. High school is the Sequoia Union High School District. Check the exact address with each district.
What was Valparaiso Park?
Faxon Atherton's home, built several years after he bought more than 600 acres in 1860. The Town's history page places it where the Circus Club, a private club, stands today.
Is West Atherton in a flood zone?
The county's FEMA flood layer shows Zone X (minimal flood hazard) across the area, but Atherton Creek crosses it and a band of lots along the creek sits in a state-mapped liquefaction zone. Check the disclosure report for the specific parcel.
