the story
How Worcester Park & Vista del Monte came to be
The oldest part of the area faces Los Gatos Boulevard. County year-built data dates most of the houses on the boulevard's east side here to before 1941, some to the 1880s, and the Town's historic sites list includes the Cohen House at 204 Los Gatos Boulevard. The first recorded subdivision behind the boulevard is the Fillmer Subdivision of 1937, in the Town's copy of the County Surveyor maps, whose lots line Fillmer Avenue and the south side of Kennedy Road. The older grid of Charles Street, Wheeler Avenue, Los Robles Way, Harding Avenue and Whitney Avenue fills in between, with houses built mostly from the 1920s to the 1960s.
The slope above filled in tract by tract over about twenty years. Los Gatos Terrace was recorded in 1956 on Vista del Monte, Vista del Campo and Kennedy Road, and its Unit 2 in 1958 on Cerro Chico, Vista del Monte and Harding Avenue. Alta Heights followed in 1957 on Alta Heights Court; Ridgewoode in 1959, 1960 and 1961 on Vista del Monte and Vista de Sierra; Nuevo Mundo in 1964 on Nina Court, Pinta Court and Via Santa Maria; Vista Heights in 1969 on Vista del Prado and Vista del Mar; and numbered tracts on Bond Court (1975) and Worcester Loop and Worcester Lane (1978).
Worcester Park, a Town park of about 11 acres, sits among those tracts on Worcester Loop. Along the north edge, the Town describes Kennedy Road as an important link between Los Gatos Boulevard and the homes along it and a Walk and Roll to School suggested route, with no sidewalk on either side. It has a conceptual design for sidewalks and striped bike lanes, to be funded by a Measure B grant, with final design planned for 2026-2028.
streets and homes
The streets and the houses
County assessor data for the 512 single-family houses inside the outline puts the median year built at 1960, the median living area at about 2,440 square feet and the median lot at about 10,400 square feet. About 39 percent have two or more floors, lower than on the steeper hillside streets to the south. About 103 houses predate 1941 and about 9 percent were built in 2000 or later.
Think of it as two parts. Between Los Gatos Boulevard and Hollywood Avenue is a grid of older streets, including Charles Street, Wheeler Avenue, Yosemite Way, Los Robles Way, Harding Avenue, Fillmer Avenue, Whitney Avenue, Simons Way, Panighetti Place, Stacia Street and the northeast side of Loma Alta Avenue, where houses range from the 1920s to recent rebuilds. East of it, the streets curve with the hill: Vista del Monte loops through the Los Gatos Terrace and Ridgewoode tracts with Cerro Chico and Vista del Campo off it, Nina Court, Pinta Court and Via Santa Maria sit near Kennedy Road, and Vista de Sierra, Vista del Prado and Vista del Mar run down toward Loma Alta Avenue and Spreckles Avenue. Houses on Vista del Monte, Cerro Chico and Vista del Campo date mostly from about 1957 to 1960 in county data, and those on Worcester Loop and Worcester Lane from 1978 and 1979.
Most lots are zoned R-1:8 (about 290 houses, including Vista del Monte, Harding Avenue, Fillmer Avenue and Cerro Chico) or R-1:10 (about 140, including Worcester Loop, Hollywood Avenue, Pinta Court and Whitney Avenue). The Los Gatos Boulevard frontage is R-1D, the Town's single-family downtown zone; Los Robles Way, Bond Court and part of Stacia Street are R-1:20; and the Crescent Drive, Los Cerritos Drive and Jared Lane lots at the east edge are HR-1, a Hillside Residential zone. In the R-1 zones the basic limits are a 30-foot height, 40 percent lot coverage and side setbacks of 8 feet (R-1:8) or 10 feet (R-1:10). Only 19 of the 512 houses are on the Town's Hillside Area map, so most remodels here follow the regular R-1 rules and the Town's Residential Design Guidelines rather than the hillside standards. Town parcel data records a secondary dwelling unit on about one lot in nine.

Getting around

nerd notes
Buying or selling in Worcester Park & Vista del Monte: what we check
Buying here
- Read the fire map even on the lower slope. CAL FIRE's 2025 local-area map, adopted by the Town in June 2025, puts part of the lot in a Moderate zone for 190 of the 512 houses and High for 13, mostly in the tracts east of Hollywood Avenue; none is Very High. Zoned houses come with a fire-zone disclosure, so ask for it and for any defensible-space records.
- On Kennedy Road, visit at school and commute hours: the Town calls it a busy route with no sidewalks today, and its planned sidewalk and bike-lane project could change frontage, parking and driveways once design starts.
- Ask what the ground needs. Town parcel data flags nearly a fifth of the lots (92 of 507) in a mapped landslide zone and about the same share in a fault zone, mostly the Berrocal fault zone on the Town's geology map; ask the Town what reports an addition would need.
- Check the age. The Town presumes any primary structure built before 1941 is historic unless it has found otherwise; about 103 houses here predate 1941, many on Los Gatos Boulevard and the older grid streets.
- For the 1950s and 1960s tract houses, check the electrical panel, roof, sewer lateral and permits for past additions; homes built before 1978 come with a federal lead-paint disclosure.
Selling here
- State whether the lot is in a CAL FIRE zone and have the disclosure ready; many lots here are in no zone or a Moderate zone, which is worth showing on the map.
- For houses on Kennedy Road, have the Town's project page handy so buyers can see the planned sidewalk and bike-lane work.
- Have permits and final inspections ready for additions, second stories and any secondary unit.
- Name the tract (Los Gatos Terrace, Ridgewoode, Nuevo Mundo, Vista Heights) and measure the walk to Worcester Park and the drive to Highway 17 rather than estimating.

faq
Worcester Park & Vista del Monte questions, answered
Is Worcester Park & Vista del Monte an official Los Gatos neighborhood?
No. The Town maps it as part of its large Hillside Area neighborhood district, and its recorded tracts have their own names, such as Los Gatos Terrace, Ridgewoode and Nuevo Mundo. Some listing records call the blocks around Vista del Monte by that street's name. This guide is named for the Town park in the middle and for Vista del Monte, the street the 1956-61 tracts are built along.
Which school districts serve the area?
Los Gatos Union School District for kindergarten through 8th grade and Los Gatos-Saratoga Joint Union High School District for high school, per the state's district map. Van Meter Elementary, Fisher Middle School and Los Gatos High School are the nearest public schools of those districts. Check the exact address with the district, because attendance boundaries change.
Are homes here in a wildfire hazard zone?
Some are. CAL FIRE's 2025 map, adopted by the Town in June 2025, puts part of the lot in a Moderate zone for 190 of the 512 houses and High for 13; the rest are in no zone, and none is Very High. None is in a FEMA flood zone. Check the specific address on both maps.
Does Kennedy Road have sidewalks?
Not today. The Town says there is no sidewalk on either side, has a conceptual design for sidewalks and striped bike lanes funded by a Measure B grant, and plans final design for 2026-2028. Check the Town's project page for the current schedule.
How old are the houses?
Most date from the 1930s to the 1970s, with a median year built of 1960. The oldest are on Los Gatos Boulevard and the grid streets behind it; the curving tracts around Vista del Monte were recorded from 1956 to 1969, and Worcester Loop from 1978.
