the story
How Union Ave & Lone Hill came to be
This end of the valley grew grapes before it grew houses. A Los Gatos museum history describes the Lone Hill Vineyard, planted in the 1860s and covering 140 acres by 1876, and says Harwood Rd and Lone Hill Park in this part of San Jose carry on its name. The one building on the City's historic inventory here is the We and Our Neighbors Clubhouse at 15480 Union Ave, a Craftsman shingle clubhouse from about 1910 that the City lists as a landmark and that is on the National Register.
The tract era arrived all at once. City annexation records show the core blocks joining San Jose in 1954 and 1955, in pieces named Cambrian No. 2, Glendale No. 1, Lone Hill No. 1 and Union No. 2, and City sewer records date about half of the street mains to 1955-1959. Good Samaritan Hospital opened on Samaritan Dr in 1965, according to the hospital's own history; the apartment and townhouse streets around it (Saidel Dr, Samaritan Pl, Torrey Pines Cir, Mendocino Ln) were annexed in 1973 and 1983. Hwy 85 opened along the north edge in October 1994.
The map is still being finished. The streets between Carlton Ave and Samaritan Dr west of Union Ave (Cooper Ave, Charlotte Ave, Dickens Ave, Brewster Ave, Bel Estos Dr and parts of Clydelle Ave, Winton Way and Esther Dr) stayed in the county until November 2009, which is why many of them still use five-digit addresses in the 15000s. Ronda Dr, off Union Ave just south of Hwy 85, is still unincorporated county land. Along the west and south edges the Los Gatos town line weaves through the tracts, sometimes partway down a block.
streets and homes
The streets and the houses
Union Ave and Leigh Ave run north-south through the middle, and Los Gatos-Almaden Rd crosses east-west from National Ave to Harwood Rd. West of Union Ave, a grid of parallel streets (Winton Way, Clydelle Ave, Charlotte Ave, Cooper Ave, Dickens Ave, Brewster Ave, Esther Dr, Bel Estos Dr, Bel Escou Dr) runs north from Carlton Ave to Samaritan Dr, with the King streets (Kingridge Dr, Kingbrook Dr, Kingdale Dr, Kingwood Way, Kinghurst Dr) near National Ave. Rosswood Dr curves across from Union Ave to Leigh Ave. East of Leigh, Lone Hill Rd, Selinda Way and Willow Dr run north from Los Gatos-Almaden Rd, and Michon Dr, Rafton Dr, Alan Ave and Mirassou Dr fill the blocks between Harwood Rd and Camden Ave.
Most blocks are zoned R-1-8 for single-family houses, and Census estimates count about three-quarters of housing units as detached houses. City address records put the multi-unit buildings mainly by the hospital (Samaritan Dr, Samaritan Pl, Saidel Dr) and on Camden Ave, Merrill Dr, Heimgartner Ln, National Ave and Union Ave. On the county parcel map, lots west of Union Ave run larger (median about 7,000 sq ft) than those east of it (about 6,300 to 6,400). The City's subdivision map shows about 90 recorded tracts, so plans change from tract to tract.
Jurisdiction is the local puzzle, and house numbers are a decent first clue: Los Gatos addresses here mostly use three-digit numbers, San Jose tracts four-digit numbers, and former county blocks five-digit 14000s and 15000s. County parcel records show Union Ave in the Town of Los Gatos on both sides from Blossom Hill Rd nearly to Los Gatos-Almaden Rd, including the shopping center on the southwest corner (a short San Jose stretch, 5210-5238 Union Ave, sits on the east side by the corner); north of Los Gatos-Almaden Rd, Union Ave is San Jose. Carlton Ave is Los Gatos west of National Ave and San Jose east of it. In the City's 'Alta Vista' blocks south of Los Gatos-Almaden Rd, Gregg Dr, Gregg Ct and Hershner Way are Los Gatos, while Anne Way east of Meadowbrook Dr, Sharon Ln, Kentfield Dr and Herbert Dr are San Jose.

School districts
Union School District serves nearly all of the area for elementary and middle school, and Campbell Union High School District serves all of it. Public schools inside the outline are Carlton Elementary (2421 Carlton Ave), Noddin Elementary (1755 Gilda Way) and Union Middle (2130 Los Gatos-Almaden Rd), all Union SD, and Leigh High (Campbell Union High, 5210 Leigh Ave). Buying or selling in Union Ave & Lone Hill: what we check
Buying here
- Confirm the jurisdiction before anything else; the property tax bill's tax-rate area settles it. Town of Los Gatos blocks inside or touching these lines include Union Ave from Blossom Hill Rd nearly to Los Gatos-Almaden Rd (both sides, apart from 5210-5238 on the east side), Carlton Ave west of National Ave, Gregg Dr, Gregg Ct, Hershner Way, Drakes Bay Ave, Drakes Ct, Campanula Pl, Sequoia Ct, Pinehurst Ave, Craig Way, Sharon Ct, Dover St, Blossom Glen Way and Camino del Cerro, plus the west ends of De Soto Dr, Dolphin Dr, Adonis Way, Westchester Dr, Blossom Valley Dr and Coronet Dr. Permits, zoning and ADU rules follow the town or city that owns the parcel.
- Ronda Dr is unincorporated county land inside the Cambrian Park census-designated place with San Jose addresses. County maps show County R1-8 zoning, the West Valley Sanitation District and the County Central Fire Protection District; permits go through County Planning and Building, so confirm the sewer connection and the permit history with the County.
- A ZIP code doesn't tell you the city. The San Jose part of Lynn Ave (2010-2034) uses Los Gatos 95032 in both City and county records, and City address records also show 95032 on Lone Hill Rd and parts of Selinda Way and Willow Dr where county records say 95124. Check the USPS address and the tax bill.
- On the streets annexed in 2009 (Cooper Ave, Charlotte Ave, Dickens Ave, Brewster Ave and neighbors), work done before November 2009 was permitted by the County, so pull permit history from both the County and the City.
- FEMA maps most San Jose blocks here as Zone D (undetermined); a band near Heather Dr, Warwick Rd and Catrina Ct is shaded Zone X (0.2% annual chance), and a few parcels on a creek channel are Zone A. The General Plan's Camden Ave/Kooser Rd urban village touches the Camden Ave edge.
Selling here
- State the jurisdiction (San Jose, Town of Los Gatos or unincorporated county) in the listing and back it up with the tax bill; buyers here ask early, and ZIP codes mislead.
- Pull permits from the agency that had jurisdiction when the work was done, especially on the 2009 annexation streets and on Ronda Dr.
- Give the elementary district from the district lookup: Union SD for most addresses, Cambrian SD for the Saidel Dr/Samaritan Pl pocket.
- Listing records file these streets under several area names (Carlton, Cambrian Gardens, Little Branham / Rosswood, Mirassou Vineyards); lead with the cross streets so buyers searching any of them find the house.

faq
Union Ave & Lone Hill questions, answered
Is Union Ave & Lone Hill part of San Jose or Los Gatos?
Mostly San Jose. The Town of Los Gatos owns Union Ave south of Los Gatos-Almaden Rd, Carlton Ave west of National Ave and several streets inside the edges (Gregg Dr, Drakes Bay Ave and Pinehurst Ave among them). Ronda Dr is unincorporated county. Check the tax bill for any address.
Why do some streets have five-digit addresses?
They were numbered while in unincorporated county. The Cooper Ave, Charlotte Ave and Dickens Ave blocks joined San Jose in November 2009 and kept their 15000-series numbers, and Ronda Dr is still county.
Which school districts serve it?
Union School District for elementary and middle school on nearly every street, Cambrian School District for the Saidel Dr/Samaritan Pl pocket by the hospital, and Campbell Union High School District for all of it. Check the address with the district.
Where does the Lone Hill name come from?
A Los Gatos museum history traces it to the Lone Hill Vineyard, planted in the 1860s and 140 acres by 1876. Lone Hill Rd, Lone Hill Park and Harwood Rd keep the name and the vineyard story on the map.
