the story
How Country Lane came to be
Country Lane is the label the City of San Jose's neighborhood map puts on the blocks south of Doyle Rd, after Country Ln and Country Lane Elementary School. The same map calls the blocks north of Doyle Rd 'Rogers' and draws part of the English Estates neighborhood association area along Lawrence Expwy. This guide puts all three pieces together: every San Jose block between Lawrence Expwy and Saratoga Ave from Williams Rd south to Prospect Rd.
The school district's name goes back much further than the houses. The state's historical landmark record for Moreland School says the district began in 1851 as a subscription school meeting in private homes, obtained a public school building in 1852, was organized as Santa Clara Township School District No. 2 in 1853 and took Moreland's name in 1862. The landmark site is at Payne Ave and Saratoga Ave, about 0.4 mile straight-line east of the middle of this guide, and the same district still runs the two public schools inside it.
The houses came with San Jose's postwar growth to the west. The city's annexation records show these blocks joining San Jose in about 20 separate annexations between May 1955 and March 1963, under names such as Easterbrook No. 1 (August 1955), Johnson No. 1, Bollinger No. 4 and Moreland No. 24. The city's tract map shows about 40 recorded subdivision tracts inside the guide, many of them with 30 to 110 lots, which is why the street names and layouts change every few blocks.

The streets and the houses
Doyle Rd is the spine: it runs east-west from Lawrence Expwy to Saratoga Ave, carries bike lanes on the city's bikeway map, and passes the Easterbrook Discovery School site. North of it are Del Cambre Dr, Beaumont Dr, Blanco Dr, Piper Dr, Clarendon Dr, Zarick Dr and Burkette Dr; south of it are Happy Valley Ave, Cordelia Ave, Bela Dr, Rhonda Dr, Englewood Dr, Teresita Dr, Lassen Ave, Brenton Ave, Crespi Dr, Blue Ridge Dr and Hoyet Dr. Williams Rd on the north edge and Prospect Rd on the south edge carry buffered bike lanes.
This is a single-family area by zoning. About 1,665 of roughly 1,860 county parcels are zoned R-1-8, and their median lot is about 6,600 sq ft, with the middle half between about 6,200 and 7,500 sq ft; about 50 R-1 lots reach 10,000 sq ft or more. The main exception is a planned-development townhome cluster off Graves Ave on Le Miccine Ter, Ruffino Ter and Capannelle Ter (about 80 small parcels, which the MLS files as Siena at Saratoga). A few R-2 (two-family) lots sit on Zarick Dr, Burkette Dr and Will Rogers Dr near Saratoga Ave.
The edges are where change could come. The Saratoga Ave frontage and the corner at Prospect Rd carry commercial and mixed-use zoning, and the city's General Plan maps two urban villages there: 'Saratoga Av' along the avenue and 'Paseo de Saratoga' at the Prospect Rd corner. The city's growth-area layer lists both as commercial-corridor villages without an approved village plan yet, so check for pending applications if you are looking near the frontage.

School districts and getting around
School districts
Census school-district maps put these blocks in the Moreland School District for elementary and middle school and the Campbell Union High School District for high school; about a dozen addresses on the short Moorpark Ave stretch by Lawrence Expwy map to Cupertino Union and Fremont Union High instead. Two Moreland district schools are inside the guide: Country Lane Elementary (K-5) on Country Ln and Easterbrook Discovery (K-8) on Doyle Rd; the federal school directory lists both as district schools, not charters. Murdock-Portal Elementary (Cupertino Union) is just across Lawrence Expwy on Wunderlich Dr. Attendance boundaries change, so check the exact address with the district.
Getting around
- VTA route 25 runs on Williams Rd and Moorpark Ave (stops such as Williams & Happy Valley and Moorpark & Lawrence); route 57 runs on Saratoga Ave (stops at Graves, Latimer, Payne and Williams); route 26 stops at Prospect & Saratoga and Saratoga & Lawrence (VTA route pages).
- Lawrence Expwy on the west edge and Saratoga Ave on the east edge both lead north to I-280; the Lawrence Expwy and Saratoga Ave interchanges are each about 1.3 miles straight-line from the guide's center. Saratoga Ave also leads south toward SR 85.
- Caltrain: Santa Clara station is about 4.6 miles straight-line from the center and Lawrence station about 4.8 miles straight-line (county rail-station layer). VTA light rail's Winchester station in Campbell is about 2.7 miles straight-line.
- Bikes: the city's bikeway map shows a separated (Class 4) bikeway on parts of Saratoga Ave, buffered bike lanes on Williams Rd, Moorpark Ave and Prospect Rd, and bike lanes on Doyle Rd.
- From the middle of the guide, Saratoga Creek Park is about 0.5 mile and the West Valley Branch Library about 0.6 mile straight-line.

Buying or selling in Country Lane: what we check
Buying here
- Flood zone: FEMA's flood map puts this whole guide in Zone D, which FEMA defines as 'possible but undetermined flood hazards' where no flood hazard analysis has been done. That is not the same as a low-risk zone. Check the current FEMA map for the address and ask your lender and insurer how they treat Zone D.
- Zoning: about nine in ten parcels are R-1-8. Before planning an ADU, a second story or an SB 9 lot split, check the city's current standards for the lot. The townhomes off Graves Ave are planned-development (PD) zoning with their own permit conditions and HOA documents; read them and check current dues.
- Schools: the Moreland and Cupertino Union line touches the Moorpark Ave stretch at the north corner, so confirm the address with the district rather than relying on a map.
- Frontage: lots on or near Saratoga Ave and Prospect Rd sit next to General Plan urban village areas (Saratoga Av and Paseo de Saratoga). Check the city's planning records for pending projects near the address.
- Seismic and age: only a sliver along Lawrence Expwy is in a state liquefaction zone, but read the natural hazard disclosure for the exact parcel. The blocks joined the city between 1955 and 1963, so budget for inspection of the sewer lateral, roof, electrical panel and foundation.
Selling here
- MLS naming: sales here are filed under the umbrella 'West San Jose' or under tract names such as Country Lane, Saratoga Terrace, Happy Valley Ranch, Magnolia Manor, McKinnon Tract, Clarendon Park and Malibu Park. Use the name that matches the street so buyers searching that name find the listing.
- Lot size: R-1-8 lots here mostly run 6,200 to 7,500 sq ft. If yours is well above that, state the county parcel figure in the listing.
- Disclosures: gather permits for additions, garage conversions and ADUs, and be ready to explain Zone D and the natural hazard disclosure.
- Address and schools: every county address record here is San Jose 95129. State the school district, not a rating, and point buyers to the district to confirm the address.
