the story
How San Miguel came to be
San Miguel is a neighborhood with its own paperwork: the San Miguel Neighbors Association, established in 1994 and registered with the City, reports about 735 households. Its area is a near-rectangle against US-101, from North Fair Oaks Avenue to Lawrence Expressway, with East Duane Avenue on the south. The association shares its name with San Miguel Avenue and with San Miguel Elementary, which sits at 777 San Miguel Ave. in the middle of the grid.
The records we found point to the 1950s. A house on San Pablo Avenue in listing records was built in 1954, a six-unit building on Carmel Avenue in 1959, and the Sunnyvale School District's history says San Miguel Elementary opened in 1957. The school closed in 1982 and reopened in 1995, the same year as Columbia Middle School.
The street names are the neighborhood's signature. One set uses Spanish San and Santa names, including San Rafael, Santa Ynez, San Pablo, San Ramon, San Simeon, San Tomas, Santa Rita, Santa Susana and Santa Rosa. Another borrows California place names: Colusa, Coachella, Blythe, Barstow, Chico, Carmel, Amador and Almaden.
streets and homes
The streets and the houses
The interior is single-family. In our grid check of the City's zoning map, about three-fifths of the residential land is R-0, on streets such as San Rafael Street, Santa Ynez Street, San Pablo Avenue, San Ramon Avenue, Colusa Avenue, Coachella Avenue and Almaden Avenue, plus short courts such as Chico, Barstow and San Saba. The San Pablo Avenue house in listing records is a single-level three-bedroom of about 1,112 square feet on a 5,260-square-foot lot, with a crawl-space foundation, a living-room fireplace and an attached two-car garage.
Multifamily zoning wraps the west and north edges. R-3 blocks toward Fair Oaks Avenue, on Carmel Avenue, Johanna Avenue, Blythe Avenue, Bernal Avenue and San Juan Drive, hold small apartment buildings with names such as Casa Caliente, Sunrise, San Juan Apartments, Fernmar Studios and Park West; the six-unit Carmel Avenue building in listing records sits on a 9,000-square-foot R-3 lot. Near Ahwanee Avenue, R-2 zoning covers North and South Ahwanee Terrace, Altamont Court and San Junipero Drive.
Ahwanee Avenue runs along US-101, so homes on the north side of the grid sit near the freeway, while Fair Oaks Avenue and Lawrence Expressway, both with US-101 interchanges, frame the west and east sides. Duane Avenue on the south carries a VTA bus line and faces the newer townhome blocks of the Fair Oaks Park area.

Buying or selling in San Miguel: what we check
Buying here
- Check the flood zone for the exact parcel. The City's flood-zone layer maps FEMA AE and AO zones over roughly 30 percent of the residential land in our grid check, mainly the northern blocks toward Ahwanee Avenue and the area around San Juan Drive. By the city's parcel records, 164 of the guide's houses, condos and townhomes (16%) are in zones AE or AO (flood zones by neighborhood). Confirm on FEMA's current map and ask your lender and insurer early.
- Listen to the freeway. Homes near Ahwanee Avenue sit close to US-101; visit at commute hours and late evening.
- For 1950s houses, check the crawl-space foundation, original wiring and panel, plumbing, sewer lateral and roof, and pull permits for additions; pre-1978 homes come with a federal lead-paint disclosure.
- Zoning changes at the edges: R-0 inside, R-2 and R-3 along Fair Oaks Avenue and Ahwanee Avenue. Ask the City what is allowed on a specific lot, including ADU and SB 9 options.
- For a small apartment building on the R-3 blocks, review leases, the rent roll, permits for every unit and current state and local tenant rules.
Selling here
- Get ahead of the flood question: pull the FEMA zone for your parcel and gather any elevation certificate and flood-insurance history before listing.
- Gather permits for additions, garage conversions and second units so buyers and appraisers count the same square footage.
- Publish the real walking or biking route to the Fair Oaks light rail station and the drive to the US-101 ramps.
- For an R-3 income property, package the rent roll, leases and unit permits for buyers' review.
