the story
How Forest Park came to be
Forest Park was built in five recorded units over three years. Each map describes the land as part of the Quito Rancho. Unit 1, Tract 2529, was surveyed in August 1959, approved by the City Council on September 15, 1959, and recorded that September 30; it covered 20.6 acres, and its map lists the Palo Alto Development Corporation as owner. Units 2 and 3 followed in March and July 1960, Unit 4 in August 1961 and Unit 5 in July 1962. The lots are numbered straight through the five maps, 1 to 371, on about 96.6 acres in all.
The maps also record the schools of the time. Unit 2's January 1960 map labels the land across Forbes Avenue as Mariposa Elementary School, Unit 3's map marks Jefferson Union School District land north of Forbes, and Unit 4's map shows Cupertino Union School District land west of Redwood Avenue. Today Millikin Elementary sits just north of Forbes Avenue, and the district line still matters: Census boundaries put Unit 4, south of Pruneridge Avenue, in the Cupertino Union and Fremont Union districts and the rest of Forest Park in Santa Clara Unified.
streets and homes
The streets and the houses
Kiely Boulevard curves through the middle of Unit 1, which the 1959 map lays out with Taft Avenue, Luther Drive and Muriel Court. The later units read like a field guide: Ponderosa Way, Magnolia Lane, Sycamore Way, Cedar Way and Birch Way north of Pruneridge, Aspen Drive and Cottonwood Court in Unit 5, and Redwood, Madrone and Manzanita avenues with Toyon and Mesquite drives in Unit 4. Woodhams Road and Bancroft and Flannery streets carry through on the west side.
The houses went up fast. City parcel data lists 162 single-family parcels with a 1960 build year, 31 with 1961 and 146 with 1963, a median of 1961. Lots are larger than in the early-1950s Westwood and Monastery Gardens tracts: the maps show most at 65 feet wide and 115 to 125 feet deep, and the median parcel is about 7,800 square feet, with 25 lots at 10,000 square feet or more on curves and corners.
Two-story houses were part of the original mix. City records list 97 of the 362 single-family parcels as two story, and 93 of those carry 1960 to 1963 build years, so many of them are original rather than added. Four bedrooms is the most common count (243 houses), then three (101). Expect original houses alongside remodels, enlarged kitchens and the occasional rebuild.

Buying or selling in Forest Park: what we check
Buying here
- Check the school district for the exact address: Census boundaries split Forest Park at Pruneridge Avenue, with Unit 4 in Cupertino Union and Fremont Union and the rest in Santa Clara Unified.
- These are 1960 to 1963 houses: look at the electrical panel brand and capacity, original plumbing, the roof and the sewer lateral, and match additions to the permit record.
- On a two-story house, ask whether the second floor is original or added and check the permits; city records suggest most two-story houses here are original.
- Lots run about 7,400 to 8,700 square feet, which can leave room for an ADU. Check the R1-6L rules, setbacks and current state ADU and SB 9 rules with the city before you count on it.
- Houses on Kiely Boulevard and Pruneridge Avenue face through traffic and bus routes; the side streets do not, so compare the specific block.
Selling here
- State the school district clearly for the address, especially south of Pruneridge, and point buyers to the district to confirm.
- Note whether a two-story plan is original; that and permit history are the first questions on this tract.
- List lot size and frontage from the parcel record; the median here, about 7,800 square feet, is well above the roughly 5,700 in the 1950s Westwood tract.
- A pre-sale inspection covering roof, panel and sewer lateral lets you price a 60-year-old house with fewer surprises.
