the story

How Las Animas & Crestwood came to be

The name is older than the city. Gilroy's history page calls Las Animas the earliest land grant in the area, covering much of present-day Gilroy; the same page describes the farmland around town as orchards of prunes, cherries and apricots until the early 1960s. Today the name belongs to Las Animas Veterans Park, 30.80 acres on Mantelli Drive, and to the Las Animas listing area around Ronan Ave and Carla Way.

County build years show the area filling in from First Street northward. Wayland Ln and Arnold Dr date to the late 1950s, La Paloma Way and Diane Ct to the early 1960s, Carla Way, Maria and Ramona Way to 1965-68, Pappani and Swaner near Santa Teresa Blvd to 1968-70, and Loupe Ct, Lilly and Carlyle to 1972. The 1970s and 1980s added Chesbro Way (1975), the condominium and townhome complexes on Kern Ave and Westwood Dr, and the Howard, Hoesch and Culp streets (1983-86).

The 1990s and early 2000s finished the west and north sides: Mantelli Dr and Hirasaki (mid-1990s to early 2000s), Bennett and Farrell (1997-98), Woodcreek Way and Morningside (1998-99), Festa Aglio, Moro and Ferragalli (1999-2001), Del Rio, Taos and Ronan (2000) and Monticelli and Martiri (2001-02). The 2010s and 2020s added Sturla Way (2011-12), the Windsong Way streets with Robin, Hummingbird and Chickadee (2013-15), Baxter, Einstein and Sullivan near Welburn Ave (2018) and Wickham Ct (2024).

streets and homes

The streets and the houses

Three streets carry traffic across the area from Santa Teresa Blvd toward Monterey St: First St (Highway 152) on the south, Welburn Ave in the middle and Mantelli Dr to the north. Kern Ave and Wren Ave run north-south through the middle, and Church St angles north beside Monterey St. Nearly everything else is a loop, a crescent or a court.

The age line is easy to read in the house types. In the tracts built before 1980, about 92% of single-family-coded houses are one story; from the 1980s on, two-story houses are the majority. Lots run about 4,200 to 7,000 sq ft for the middle half, with the smaller lots in the 2000s and 2010s tracts. R-1 covers about 2,470 parcels and R-3 about 490, and about 1,430 parcels carry planned-unit-development (PUD) numbers in the city's parcel data, so CC&Rs and HOAs are common.

Two zoning quirks are worth knowing. The 2011-12 houses on Sturla Way near Church St sit on C-1 (neighborhood commercial) zoning in the city's parcel data, and First St, Monterey St and Church St carry C-3, C-1 and CM commercial parcels along the edges. North of the city line, the open land between Santa Teresa Blvd and Wren Ave is unincorporated county land zoned for agriculture (A-20Ac) and outside the city's urban service area, with houses on north Kern Ave, Tatum Ave, Vickery Ave and Day Rd that carry Gilroy addresses.

nerd notes

Buying or selling in Las Animas & Crestwood: what we check

Buying here

  • Check which side of the city line the house is on: north of the city limit, homes on north Kern Ave, Tatum Ave, Vickery Ave and Day Rd are unincorporated county land with Gilroy addresses (county planning and permits; wells and septic may apply). Across Monterey Rd, the Cohansey Ave / Orsetti Rd pocket is a county island inside the city's urban service area.
  • PUD tracts: about 1,430 parcels carry planned-unit-development numbers in city records. Read the CC&Rs and check for an HOA and its current dues, especially in the 1990s-2010s tracts and the Kern Ave condos.
  • Zoning: the Sturla Way houses sit on C-1 zoning in the city's parcel data, and condos and duplexes sit on R-3 and R-2 lots; ask the city what the zoning means for additions, rebuilding and ADUs.
  • Flood and fire maps: about 96% of residential parcels are in FEMA's shaded Zone X (0.2% annual chance); the city's 2025 fire map puts about 80 parcels near Woodcreek Way, Morningside, Hirasaki and the Windsong Way streets in a Moderate zone. Check the address.
  • Older houses near First St and Welburn Ave: check the electrical panel, plumbing, roof and sewer lateral; for 1990s-2000s houses, check roof and HVAC age.

Selling here

  • State the tract and build year from county records and whether the house is one or two stories; buyers compare the 1960s, 1990s and 2010s streets side by side.
  • Have the HOA documents, dues and any CC&R approvals for exterior changes ready.
  • If the house is near the north city line, show that it is inside the city (city water and sewer, city permits).
  • Give approximate distances to Las Animas Veterans Park, Rod Kelley Elementary and US 101.
